If I could give zero stars I would. At the beginning of the tenancy they let me move in to a flat that had no hot water, no plumbed in washing machine ,dodgy electrics, and a broken entry phone system. One by one eventually we got these issues resolved but it was like pulling teeth. Constant chasing up. It didn't help that the landlord was the other side of the world and unwilling to ever fix the entry phone (presumably due to cost - even though they insisted on a single female tenant. Make that make sense) At the end of the tenancy the check out report was completed and noted to be in good order. Nearly a month later I am still waiting for my £2k deposit back. LT have said the landlord has not discussed this with them so I've raised a dispute with the tenancy deposit scheme. Enough to put me off from ever renting again.

How come Ludlow Thompson is marketing a property without prior obtaining EWS1 from the vendor and ending up in a situation like this is a massive question mark in their professionalism as organisation. The progression manager's response times are pretty poor. I couldn't get through on any of the phones or email within 24+ hours. I do appreciate he's the busiest man in the company, but why does Ludlow Thompson agency doesn't do anything about this bottleneck? Pretty low performance given the competitiveness matter of the business.

I advise anyone looking to rent/sell their property to NEVER use this firm !!! Up front all seems ok and professional, but it is very clear once you are involved with them and under contract they have absolutely no idea what they are doing nor do they care. They are an absolute embarrassment when it comes to customer service. But once you're signed up you're stuck. The whole firm (not just this branch) is unprofessional, dishonest and frankly an embarrassment to the profession. It's firms like this why estate agents have a bad name and it's clear to see why. If you use them, expect the following - Poor communication Rude / dismissive corrrespondance High fees Hidden charges Mistakes (over charging) Confusion Stress Complaints from tenants You name it, you'll face it... the fact that you actually pay a fee (a very high fee at that) for a service that you will not receive is just not acceptable. Yet you are stuck, as it's very difficult to do anything about it. The industry is not regulated properly and so they get away with it. Use a smaller / professional firm, stay way clear of Ludlow Thompson - trust me you will regret using them !!!

I want to complaint about our renting agents. They are harassing our family with all the tools they can have. It is a long story, but current issue is that for 2 and half months we can not have our windows repaired in the bedroom. It is bloody cold here, when winter blows and cold drawns inside our bedroom because of broken windows, They were broken from the first day we started to rent the property. Last 2 weeks I am constantly asking my renting agent to speed up the process, but they seem to be fully ignorant to us. We know that Landlord agreed on the repairment about a month ago, but there is a complete unprofessionalism, harrasment and heartlessness we observe.

My entire experience with Ludlow has not been great, but Abigail has been great. The fees are high, as they are for all agencies however if they are going towards employees like this then I would be happy to pay them. Unfortunately, it took us a while to be assigned someone great.

Dear ludlowthompson, I am current replacement tenant at ludlowthompson. I am particularly dissatisfied with the service I am provided. We are struggling more then a month to start replacement procedure, but we face absolutely unkind services from the agents, particularly agent Ben Jones. However of our tight replacement deadlines and numerous requests to help us to speed up the process or at least explain us clear picture and expected time to do all the procedures, we face particularly unpleasant behavior of agent - we wait for email responses more then 4 days, responses are not sufficient and full, at the middle of the process Mr. Jones vanishes and no one in the agency can explain us what is happening and who is leading our process. After we paid replacement fees, we started accidentally receiving letters that Mr. Jones is out of office, with no information when he will arrive and no cautions about any expected delays from him. We are stuck and asking for any help we can expect to have good quality of service from Your company. Sincerely, Oleksii.

Everything started in Ukraine, from where we moved to London. It was great that we found a friend here, who decided to help with our accommodation, and proposed to replace her in tenancy agreement of ludlowthompson. Her first email to agency, claiming her wish to do a replacement procedures with us, was dated by August 14. Since that time we still can not sign all agreements to settle in property managed by ludlowthompson. Everything started with poor service provided by agent Ben Jones, who ignored our queries and questions for a weeks, then suddenly disappeared (they say he went to vacation) without even notifying us! Secondly, seems agency is completely inadequate in the questions of settling international student, because I faced enormous constraints from the side of agency to go through all procedure and to pay for services. After several of our claims, they replaced Ben Jones with Abigail Hartwright. We faced very similar behaviour from agent

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
ludlowthompson prides itself on being able to fulfill customer expectations, and meet their needs. Whilst it is always our desire to achieve this, should there be a concern from our client we would always wish to be able to resolve it quickly and be given the opportunity to demonstrate our commitment to quality customer service. In order to do this, and engender an approach within our business of ownership and responsibility by all our team for the service provided to our customers, we apply the following approach to any customer complaint \/ concern:
1. Please refer all complaints initially to the Department that they relate to. (Lettings\/Sales\/Management\/Accounts). Presenting your complaint directly to the party you have been liaising with.
Whilst we would anticipate that this party will have been able to resolve your issue at this stage, should you not receive a satisfactory response or resolution to your problem:
2. Please refer the complaint to our Customer Services Department. (customerservices@ludlowthompson.com).
Once the complaint is received at Customer Services the matter will be acknowledged and investigated. A full response will be received from the appropriate ludlowthompson representative within 7 working days.
This representative will be a senior member of the team managing the issues on which you have reason to complain.
3. Upon receipt of the response if this is not satisfactory please advise Customer Services and the matter will be referred for review. A full and final response from a ludlowthompson representative will be received within 7 working days.
We would obviously anticipate that no response would leave issues unresolved having been considered to this stage. A \'full and final\' response will be advised as such within the detail of the response and will have been provided on behalf of ludlowthompson by an appropriately senior member of the management team to ensure it has been given appropriate review and consideration.
4. However, should this \'full and final\' response not be satisfactory please find detailed below the website contacts for each of the following bodies to which ludlowthompson are members. Each will ask you to have ensured you have received a full and final position from us prior to you being able to lodge a complaint with them for review and will guide you on the necessary steps to take.
ARLA (www.arla.co.uk) or NAEA (www.naea.co.uk) or The Property Ombudman (www.tpos.co.uk) . They will then consider the complaint and review the matter.
