I have just completed my post-graduate studies and decided on making the move down to London for work. Obviously, being a young graduate, managing to get a half decent place in London, especially when considering the existing demand has proven to be a difficult task. This is considering the fact that I am in a place to pay my annual rent up front if needed. Regardless of my anticipation, all agents I have come across have been far from empathetic with many looking for ways to capitalise on the ignorance of young people. After coming across a lovely property, I contacted PGEstates and was put through to Lyra. She was incredibly helpful, transparent, and most importantly empathetic. It really did help put my mind at ease during a period where I am trying to juggle many things.

I have been using PG Estates for a number of years and I have always found them extremely professional. They provide excellent support and advice and definitely have their finger on the pulse of the property market. In particular, Sally Makepeace-Taylor is a pleasure to deal with - nothing is too much trouble and she is cheerful and extremely efficient. Lissy Macleod is also great to work with and is very helpful and always goes the extra mile - as does Akash Pithia who is also terrific.

AVOID AVOID AVOID!!!
PG Estates is the worst agency I ever experienced in London, and I have been renting here since 2008. I flagged the issue with the balcony doors the second day I moved in, and the issue is still not fixed even though the whoe month passed. They also did not provide the right level of cleaning - e.g. the carpets were not cleaned, and keep arguing that the property was cleaned even though the inventory clerk himself noted many issues. The cleaning invoice they provided as a proof was written in Word Doc and did not have any signatures and even the manager name - so pretty dodgy piece of evidence if you ask me. I commented the inventory document which was pretty badly written and full of mistakes - e.g. it noted 6 pillows on sofa, while only 5 were left and such were clearly visible on the picture included in the report. They also denied me the second pair of keys - this actually never happened as by law I should be allowed access to all pair of keys available to the flat and no third parties, except with my approval, should retain them. Another crazy point was that the agent did not want to initially come to conduct check-in and tried to force me to come to the office which is c. 40 mins by tube from the flat.

Honest atrocious. They have the worst property management I’ve ever experienced in my life. The handy man tries but the manager that you need to go through first is rude and redundant. They also sold us a rental property as working professionals and then hired out the flat below to a bunch of students. Fortunately the tenancy agreement states you can leave for any reason after 6 months, which was wholly necessary as frankly they’re inadequate, even for london standards.

Arranging viewings for new tenants was a nightmare; they turned up late, turned up without keys without telling us, after we rescheduled meetings to accommodate them. And after leaving the property they still owe us a third of our rent.

I've seen many positive reviews of PG Estates and I'm shocked to say the least. When we first started with them, and throughout the two years we were with them, they had 2 stars on Google and now that seems to have jumped to 4... Yet my partner and I didn't receive such bad service when we were students.
I was really disappointed with the service we received when we were with them - our landlady has since moved on to manage her own property.
Nearly every month for two years we received an email from different members of the team there saying we had missed our rent payment, even though we and the landlady had agreed and signed the contract pushing back the rent payment date from the start of the tenancy. No one ever updated our record with this clearly. We also received emails from people who worked there, about this and other things, that looked like spam as there were that many mistakes and a complete lack of care when writing.
We reported numerous issues to them which they did not pass on to the landlord for many months. Dealing with them is really difficult and I spoke to a few people that worked there who sounded almost irritated by my calls or emails (not everyone, of course, some people who work there were lovely).
When we had severe issues with neighbours in the flat below us (owned by the same landlady and managed by PG Estates), the property manager told us that he couldn't help us and that 'we do not deal with problems with other tenants... ever' I think were his exact words. He told us to go round and speak to them ourselves, which we tried reluctantly (we'd heard fights between the neighbours and people at their parties outside our window a few times) to no avail. The manager from PG Estates was actually quite a nice guy, but this seemed ridiculous and completely untrue since a few months later, after we had put up with months of terrible noise from downstairs that literally shook our appliances, he called us with 'an update' to say they had been asked to move out, as if we had spoken numerous times about this and were aware they were dealing with the situation. It appears other people complained also and he emailed everyone but us about the situation. It was really annoying and completely disappointing.
It was overall a pretty unpleasant experience and quite stressful when dealing with them. I personally wouldn't let from them again.

I'm extremely surprised to see so many positive reviews of PG Estates. I have been renting from them for quite some time and have had an extremely negative experience, from property management to simply getting a call back or a reply to an email. They totally disregard tenants' needs, they are very slow at getting anything fixed and don't maintain properties as they should. I am currently thinking of moving out (in itself stressful) simply because dealing with PG Estates is a nightmare and a cause of stress. My advice would be NOT to let from them. There are much better estate agents around. Alas, this is not PG Estates.

They do not follow legal procedure regarding deposits and prescribed information was sent outside of the legal deadline, they have terrible customer service, and will do everything they can to squeeze... Worst. Estate Agents. Ever. If you are a tenant, do whatever you can to avoid this estate agents. They do not follow legal procedure regarding deposits and prescribed information was sent outside of the legal deadline, they have terrible customer service, and will do everything they can to squeeze extra money out of you. Save yourself the time, stress and money and use a different agents!

Complaints Procedure

We are committed to providing a high-quality lettings service. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.<br /><br />
If you have a complaint, please contact us with the details. We have nine weeks to consider your complaint. If we have not resolved it within this time you may complain to the Property Ombudsman.<br /><br />
What will happen next? <br/ > <br />
<strong>1.</strong> We will send you a letter acknowledging receipt of your complaint within three days of receiving it, enclosing a copy of this procedure. <br />
<strong>2.</strong> We will then investigate your complaint. This will normally involve passing your complaint to the office manager, who will review your complaint and speak to any relevant member of staff who has dealt with you. She will do this within 15 days of sending you the acknowledgement letter and will send you a detailed written reply to your complaint, including her suggestions for resolving the matter. <br />
