Streets Ahead Croydon provides very un-professional service. After leaving the apartment for more than 2 weeks, they do not refund my deposit nor tell me any deduction. They do not respond to emails for follow up. They do not have the courtesy to team people fairly. The property managers do not respond to issues and when they do pick up the phone, they keep passing the buck that the other person is in-charge. Please avoid them.

One start is way too high to describe this agency! I honestly have no idea how people have 5* experience! We had to deal with a leak for over 6weeks!!! At first I was flooded trough the fire alarm. Then they said it has been sorted. A week or two after I had a massive leaking spot on my ceiling. They been sitting on the issue for 2weeks! When I had to collect water in plastic containers and my carpet was sokaig wet, I kicked off and started to change the tone of my voice as nothing happened! Magically they had someone available immediately. The contractor then said the water is coming from the roof. Keep in mind, my room was like a cave still! Then again, when we called them with less patience, they had someone available straight away. Now I have 3 massive holes on my ceiling, hot water dripping down to my room!! At Christmas time!!!! 3 massive holes!!! I was sleeping by looking up the pipes! I went away for 1day and a half so at least I don't have to see the holes and listening to the dripping sounds all day long! I came home to a choking, strong smell coming through the holes, while hot water is dripping! My carpet is soaking wet as well as the base of my bed. They can't deal with our issue because it's Christmas?! Excuse me?! But you expecting people to pay full price for this kind of service?! Zero but absolutely zero empathy, they won't do anything unless you get angry and lose your sh@*. I don't even want to mention the beginning of this journey as the move in was awful too! All the mistakes they can make they will do! Everything that can go wrong it will do because they don't care at all! Issues should never escalate to the point when your place is not suitable to stay in anymore but because it's not their property, they just like to wait as long as possible! I hope I'll never have to deal with them again! Absolutely ridiculous!

They failed miserably and we were at this point quite desperate to move as we found our dream home. Streets Ahead approached us and from initial chat to completion their service was outstanding. I wish we had chosen to market with them from day one. The team were are fantastic and clearly all work very hard. After marketing our home beautifully online they sold our home on the first viewing, achieving asking price. I cant believe the difference in agencies and would recommend them to all of the South East.

# Introduction In the beginning, everything look it was on my side, except the time frame, so from the start I clearly communicated to each party that time is crucial. From the agency they said that everything will be straight forward and fast. Because I trusted them, I ended up losing 6 months of my life, £600 direct money loss (bank, solicitor fees) and thousands of pounds or indirect costs (rent renewal and accompanied expenses) cost that could be otherwise harnesses for paying mortgage installments.
# Involved parties + Street Ahead = Danny Midani, Salma Ashfaq, Zena Beri + Sellers Solicitor = Tollers Solicitors - Kassilyn Carry + My solicitor = Ronald Fletcher Baker LLP - Pinar Demir + HML Croydon - property management company + NSQ development Wandle Park Croydon
# Story I had a first viewing of the 3rd Floor Palladian Court, 3 Cabot Close property on 20. April. Upon viewing, I immediately made offer without negotiation the equal to amount displayed on the Right Move site £300K. Agent Selma who was showing me flat even advised me to try with lower offer £290K and see what happens. I replied that I do not need to negotiate as long as I know that everything is ok with property legally and any other way, and that we can close this transaction quickly!
At that point, she said that property is chain-free and that owner who is in China, wants to do the same. Also, she mentioned, that usually takes from 4-6 weeks to complete a legal paperwork. At this point I knew my I will have guests coming to London I needed to accommodate, so if transaction is done in normal timeframe everything will be ok. For me timeframe was crucial. As I got agent's confirmation that everything will be ok by asking multiple time, I thought I could count on it. But ...
As during first viewing I have noticed that electricity is not working, oddly except in toilet, naturally I asked to check what is going on. Together we have tried to push some switches but without luck. From there, series of issues started.
As I need to initiate process with the bank (mortgage), first thing I need to know is that everything is functionally working in the property. I repeatedly asking them about electricity and each time they promised that they will arrange something.
How complicated can it be? Maybe 30min to 1h check with person who know things around electricity? One would think that this will be solved quickly, but no! Instead sending someone to fix electricity, there was a long chain of completely useless emails and conversation just there to waste time. At this point senior manager Danny come to the scene, with his long explanations...
You probably seen type of people, who, when you give them 5 minutes task, they start talking for hours without doing it. They speak a lot of words, but without content, in the process wasting a huge amount of your time – well, that is Danny. If they do not do task, they will send you next few hundred words with excuse from the plethora of their usual excuses. In normal companies' people get fired for not accomplishing something in time, but not in Streets Ahead, there time wasters thrive.
At this point I have already paid for Bank searches and I am waiting agency to confirm electricity as I need to initiate solicitor searches which will cost even more money. So, as I already paid bank, logically I do not want to pay/lose even more without knowing is there a some structural/legal issue which will cause me a headache later. Only at the point when I said that if they do not confirm that electricity is working and by setting deadline saying I will pull out - they went there and done what was necessary. I got confirmation on 8 May with video on WhatsUp followed by my inspection on Saturday. Three weeks (3 weeks) for simple 30-minute task!!! First red flag I missed.
Think about it, if it was a top-up meter issue, it is only £5, to check. Their excuse was “seller is in China”, which subsequently become their favorite excuse. Let's do a bit of reasoning, even if client lived on a planet Pluto it would take around 6 hours for message to get to Pluto and another 6 hours to get back response +- time to read so let say maximum 24hrs. How did they manage to waste 3 weeks is beyond me? Is this issue with electricity agency's responsibility or seller's? Well, if you would get ~£15K from property sale on account of commission would you spend £5 for your troubles? No, they choose to waste my time...
From those, promised 4-6 weeks and smooth ride mentioned at first viewing, they already wasted half of that time. That should have given me enough information to release with whom I am trying to do transaction and to stop working with them. But I again trusted everything will be ok and continued.
Next red flag I missed at the beginning – was that they were offering their own solicitor to be mine solicitor. When agency do this - run away and do not look back. Effectively what this means is that they will turn blind eye on all irregular things, later on you will end up with property full of issues paying significantly more than you bargain for. I had lucky that Ronald Fletcher Baker solicitor noticed those issues at the beginning. Pinar sent initial list of issue out of which there was waiting for Management Company pack, missing clear service charges account and ground rent statements, even that seller's lease and title have not been registered on the freeholder's title in the Land Registry! After this initial list this list just grew longer.
On Jun 6 (week 7) after it was obvious that things are not going desired way Zena (Street's Ahead Sales Progressor) sent me mail with following content Streets Ahead "Please could you let me have your financial advisors name, number and email. Your mortgage offer is not in with your solicitor". This is a massive red flag, at this point mortgage offer was already in hands of my solicitor long time ago sent by the bank. As I have found and instructed solicitor through the Halifax bank's portal. Even, if offer was not with the solicitor, my solicitor is only person who should have these details, and if something was missing, as it is my solicitor, they should communicate those to me directly. I asked people at the bank and they confirmed that no one except myself and my solicitor should have that information.
On 2 Jul, (week 11) I asked for small price revision to reduce some of the cost I suffered. Danny said that if do that any further price changes will not be available. I agreed, and I clearly communicated that next good date for contract exchange is end of July which gives additional 4 weeks and that cut of date is mid-August. At this point Danny wrote I quote: "I can assure you that I have taken charge of this file and I am constantly on it", from there what should have been days turned to weeks. I was getting less and less updates.
On 16th of Aug (week 17) as I set in deadline I pulled out from this transaction, last email I got from my solicitor (19 Aug) I could see that 7 things are still outstanding: one of those all the way from 30th May 2019, and six things from 23rd July 2019 nothing solved. Before pulling out I asked Danny for seller's contact, as I wanted to include her in the loop and check whether she can push thing with her solicitor, but as that was with Danny, except initial response "I will check..." nothing happen.
Till the end, Danny was blaming Management Company and fact that seller is in China. Location as mentioned is not the issue, and regarding Management Company, if that is true, then all HML/NSQ properties in Wandle Park area have the same issue, and maybe you should think twice before starting process.
I blame Street Ahead for misleading and lying, even after pulling out, they trying to convince me that seller is willing to exchange contract next week, regardless of the fact, that those decisions were not in their hands they continued lying. To remind you there were 7 outstanding unresolved things, and they have not had any control over it. Instead of letting go, they will try to keep you regardless making constant damage and loss of money. They get huge commissions for selling property, but they don't do anything for you.
When someone says I am constantly on the case I expect that he will try to on daily bases check progress, and remind and budge people to finish their part, that has not happened. They had many opportunities to say this is not going fast or smoothly, or apologise, and I would have gone searching for another property. But they never done that, even after I pulled out they keep repeating the same story.
When process is very slow, bank will expire your current mortgage offer, and there is a chance you will get worse terms. Any change in your circumstances (work, living, health ...) or things you cannot control (Brexit, tax legislation ...) can also impact you loosing current mortgage terms, which can later impact your ability to repay the mortgage. So, timing is crucial.
At the end, it seems that Street Ahead agents think that writing capital words to emphasize thing is way to speak to clients and that repeating "we were polite" will make everything better. Be careful, polite crook is still crook, and politeness in this case is not a good thing, it is the way how they misled you. Wolf in the sheep skin - as someone described it before me on TrustPilot.
If I missed all red flags you do not have to, be smart and learn from my mistakes especially if you are first time buyer and avoid Street Ahead agency at all costs!!!

I would rate 0 stars for streets ahead as they made us go through hell - Please don't go anywhere near them at all. * We were supposed to move into a new rented apartment last Saturday -when we went there to collect the keys , the house was not in a position to move in and we did not see any representative from streets ahead - The person who came in was just a third party agent who had come to do the inventory checks. He had to write down almost 2 pages of things that needed to be changed/repaired and he agreed with us that the house is not in a position to move in. We went home disappointed and few mins later we got a call from streets ahead asking us to come to their office to talk about the contract. When we reached there, they made us aware that the house was on the sale market for the past 6 months and they want us to sign a new clause stating that we had to move out within 30 days if the house gets sold. This was informed to us on our move in date. Initially when we approached streets ahead , we had told their letting agent Myles that we are looking for a place to stay for the long term and when we viewed this property - he told us that staying long term won't be a problem. They were prompt in asking us to pay the deposits but on Saturday they informed us that the landlord hadn't signed the contract. Initially we thought we had no other choice but to sign the contract but luckily we didn't. We went ahead and asked for some expert advice and also we checked online in the sales market and the house was shown as already under offer. We understood that streets ahead had cheated us. We clearly declined to signing the contract and they told us that we won't be getting the house. Initially they were not ready to return our deposit but when we told that we would take legal action - they agreed to returning the full amount. They gave us lame excuses stating that their selling department didn't let them know that this house was on sale.
We were clearly cheated here and we don't want anyone else to go through this trauma. I had asked multiple times about the contract to our letting progressor Layla and all she mentioned was that its a standard 1 year contract with a break clause after 6 months. We informed our current landlords to whom we had already given notice. Luckily hearing our situation, then agreed to extend our contract. Hence we have a place to live now. Streets ahead could have made us homeless. It was so easy for them to say that the house was on the sale market for the last 6 months and their letting dept did not know about this. When we went to view this flat , Myles had told us that staying there for the long term won't be a problem at all and look what happened and where we ended up.
This is not the first time we are having a bad experience with them. We had looked for another property with them - out letting agent was Myles(same as the one for other property) who seemed genuine and initially he told us that the landlord had accepted our offer .Then after few days he came back stating that the landlord has backed out. That time also we had to tell our owners that we won't be moving out as the offer was declined. Myles wanted us to write a good feedback for him after we decided to go for the 2nd property which he showed us(the one mentioned above) which we did - but we have removed it now. We have had to go through so much trouble/stress because of these cheaters who don't know to keep up their word. They just know to take money from you - they don't care what happens after that. So Beware....

Easily the worst, rudest company I've ever had the displeasure of dealing with. We were lied into a property by one of their agents, asked on the day of moving if we would reschedule to another day, left without electric of warm water for the first 5 days in the property, left without any heating over the months of November-January, all in a property with no locking door, no regard for fire safety, an infestation of silverfish due to escalating damp issues, and a multitude of other problems. It got so bad, we contacted the council, and they served an improvement notice on Streets Ahead. By the time I left the property, the work still was not done. The last time I posted a public review, my girlfriend and I were threatened with our tennancy to remove the review, one of the several times we were yelled at, threatened and manipulated by these low-lives simply for tellling them there were problems that needed sorting. As it stands, I have just issued legal proceedings against Streets Ahead to get my tennancy deposit back. They refuse to give it to me, citing many excuses which I can prove to be lies with dated photographs of the state of the property when I moved in (including a human poo in the bathroom). They have since refused to respond to any contact I attempt to make, and have left no option but to take them to court. I must encourage you, whatever you do, do not rent from these lying, careless conmen.

Really poor service! They hardly respond to email's, take ages to get back to you and have no urgency about anything. The house we moved into was disgusting! There was dog faeces in the garden (from previous owners), property had not been cleaned properly, damp stains all on walls, paint peeling off the ceilings, washing machine not working, water pipe leaking (making it hard to use). Then issues got worse.. the water was leaking so bad that it got into the electrics (causing them to trip), and then the plumber said the water heater was a danger and should not be used! So our house was deemed uninhabitable. Yet still no urgency for things to be sorted. We were having to contact them continuously and still are! We moved back home after 2 weeks but are still being charged for a full months rent! Worst experience of my life! First move from home and choosing streets ahead was one of the worst decisions we have ever made!!

Yet again more lies had to order themourselves. Every time we try contact a member of staff they never return your calls. The staff at Croydon branch have all lied to ourselves & not once has any1 called to apologise , or even returned our calls & messages. We paid a years rent upfront £20,000?and on the day of moving in no1 in streets ahead had been informed we were moving in. 3 weeks we been in this flat & still there is no flooring in the main bedroom due to the flood ! The service I have had (or lack of) has prompted me to fill this in, I would never use Streetsahead again & would advise my family & friends to use another company. We have been lied to let down and spent 2-3 weeks chasing the agent who just ignores our calls n messages. I have just spoke to a member of staff who jus blatantly lied & said he was with her when she said no sky dish is allowed! There was only 1 person who showed me this flat & it was Natalie ! She has even got her college to lie to say that he heard her say no to sky!! She was on her own when she showed me round!! Can't believe how bad they treat there customers n also how much they lie and never return your calls. Also I am a paraplegic in a wheelchair and was looking forward to sky for my TV as virgin doesn't have the channels I like,

George was especially helpful, always willing to go that extra mile and had a very enthusiastic approach to letting our property which made us confident that we had the best people looking to let our property. Vanessa was excellent at keeping us informed throughout the process and always very helpful as were all the staff that we spoke to on phoning the Central Croydon branch. We definitely made the right choice with Streets Ahead.

From the very first visit when George came to assess our property whilst it was being refurbished prior to letting it out, I have found the service provided by the Lettings team at Streets Ahead to be extremely professional & knowledgeable. George provided us with a rental valuation that was realistic and accurate and as a result of this we were able to secure a tenant almost immediately after his initial visit.
We initially opted for a 'Let Only' service but due to work commitments have since opted for the 'Full Management' service as we were confident that George and his team will be able to deliver an excellent service going forward as they have done to date. All our communications with George and his team are always dealt with promtly and efficiently meaning that we do not have to worry about the tenancy knowing that it's being well looked after by the team at Streets Ahead.
After many dealings with various letting agents over the years, we have been very pleased with our decision to sign up with Streets Ahead and we would have no hesitation whatsoever in recommending the services of George and his team.

My initial contact with Kai Seale was at a number of properties prior to the one eventually purchased. Kai was proactive, but not pushy, in making me aware of properties on the Streets Ahead books, that met my criteria. He was helpful and informative throughout the stages leading to my offer being accepted. Kai recommended solicitors who were very thorough, sent regular email updates, kept me fully informed of progress and/or roadblocks, and importantly, were competetively priced! After my offer was accepted, Kai handed over the management of the purchase to Kenisha Fuller, who did a good job facilitating the communications, and arranging survey, gas check dates etc. with the vendors. Despite handing over the ongoing management of the purchase to Kenisha, Kai was always available for a chat, or to answer any additional queries I had. Kai was a constant source of support throughout the purchase of the property.

In the current market place, where there is extreme presssure on buyers to move quickly, I can safely say that from the first viewing I had of the property with Michael, to making an offer, exchanging and completing, the service offered has been first class. Throughout the process Michael was always available and more important would always make contact with me to keep me updated on progress as he liaised with both myself, the vendors and solcitors of both parties. I can honestly say he has made what can be a very stressful process somewhat more relaxing and never once did I feel any pressure from him to do anything I didn't want to. Excellent attitude and definitely someone who puts the customer first. First class service.
