Would not recommend this lot to sell your house.1 viewing in 4 months shows that you should never enter into a sole selling agent contract as they will do the absolute minimum,if that, to sell your house knowing there's no competition. Also we advised them on an issue that could possibly endanger the safety of my family and they did the exact opposite, leaving us with no choice but to inform the police who were quite rightly annoyed at the lack of caution from edward mellor. I would advise to explore other agents before committing to this lot,we've had our fingers burnt so it's too late for us. P.S, come and pick your board up asap or it's going in the bin.

Sienna was really helpful in getting a viewing sorted and was lovely throughout. When my partner arrived at the viewing she was told no videos or photos were to be taken, and no video calling could be done, when only one of us could make the viewing. She communicated this very bluntly and told me if I had been at the viewing (I live in London) I would have been able to see the room sizes. The reasoning was that the tenants possessions were in the house, however all of the tenants belongings were in the pictures posted online on the internet. I've never been told this in a viewing before, but the main problem was the agents tone in communicating this - not apologetic at all. The viewing itself was very brief and rushed, with no information given without prompting really. It was a really poor experience and put us off applying for the house.

We have been using Edward Mellor to rent a property in South Manchester and have found them to be very organised, polite and helpful. They know what they are doing and are open at all stages. The application fees were relatively high but in my opinion it was worth it to have the whole process sorted in such a straightforward and clear manner. Would definitely recommend them for letting.

I tried to get a rent house but wasn't happy about the fees and references, the fees was too expensive for the price and the area of the house ..Asked for many application to fill in .. With many references , just like u buying a house ..it is just a rent house ... It is just too complicate ..... The area is not posh enough and not that safe I don't understand why it need that much references .. Asked the income needs to be £14000 a year .. If anyone with this income won't rent the house in that unsafe area .

We NEVER got our rent on time but were told on numerous occasions that the problem was with their 'new system' or a mistake that was made when they were setting up the standing order from the tenant. I did all the chasing and in the end found it easier to go direct to the tenants who were having as many problems with EM as I was! They can't even manage to tell the truth or pick up the phone, let alone manage property lettings!! awful!!

THEY NEVER CALL ME ONCE IN 6 WEEKS TIME , I DID FEEL LIKE I WAS TOLD LIES AFTER LIES .if the land lord did not wanted to sell they should have told me but they wasted my time. And they were very UNPROFESSIONAL.

The lack of advice when negotiating with our buyers end up with us selling at a much reduced price. We felt that they were working in favour of our buyers which stings when it's costing you thousands in commission. Jullian Wadden (Heaton Moor) who we were buying our new house with had to keep pushing them for information on our behalf. I would email EM with queries or after advice and these were generally ignored. We even instructed a solicitor (incurring legal costs) on both our house sale and purchase, then found out that a Memorandum of Sale hadn't even been issued by EM. A fact that we weren't made aware of. We had warning signs of poor service right from the start, that now looking back, wish we had gone with our gut feeling and changed agents,.

The only way these companies can be made to improve their service is by using the power of the internet and letting potential clients know what the reality of dealing with them is. Selling a house is a stressful time and the last thing you want is your estate agent compounding this.
