We met with Sara on a Wednesday to view a property to rent after being let down (different letting agent) with a property that we were due to move into on the Friday. The property Sara showed us was amazing and she managed to get everything sorted for us so we could move as planned on the Friday! can not recommend them enough. Customer service and dedication at its best.

Haven’t even moved in yet and rating 1 star. Finished paperwork on new tenancy months ago, and move in date as advertised online was delayed. Very little communication from Atwell team, had to chase them up every step of the way. Tenancy starting date 2 was then delayed due to cleaning having to take place - given 1 week delay. (Not sure why a 1 bed flat takes 1 week to clean?) Very unhappy about this and problematic as had stuff in storage and temporary accommodation was set to expire. Not to mention taking time off work so that we can move, (and now it’s been delayed we now have no time to move because work is back on). Raised this quite strongly with the team, said they’d get back to us - and never did (of course). This was also from the general property manager I think. Now it is the week after, and apparently the cleaning is being done today - so another delay. Terrible communication and constant delays.

I think the bad reviews are accurate and the good reviews are probably made up by Gemma and Sarah. I would adamantly NOT recommend this agency. We left and were dealt with by a proper working agency.
We had a year of ball ache. We started with heating breakdowns, had drain backups, doors falling off the hinges, and vermin. The property looked nice from the outside but was being ‘managed’ by the owner who was too tight too pay for professionals and put our lives at risk with gas leaks and other issues. The LL fellow harassed my spouse to no end as well when I wasn’t around. Half the behavior was probably illegal but who wants to sue your landlord? Just don’t deal with them is my best advice to any professional working couple who want to pay their bills and live their life in peace.

Complete lack of communication. Am absolutely disgusted with how much of my deposit has been taken for things that are made up and dishonest. I was charged for a missing door handle which the letting agent themselves admitted to breaking off of the door. We were also overcharged by £300 for another repair plus they told us the back door needed to be replaced when an independent contractor found nothing wrong with it. Moved out 6 weeks ago and we are still waiting for our emails to be replied to and for someone at this letting agent to send our money to the deposit scheme for independent adjudication which we asked to happen weeks ago. Avoid at all costs!!!!!!

Agency that is slow, useless, PURPOSELY damaging the property. Leak in a bathroom was reported before we moved in (when we reported it - agency emailed back that they know about it) and was fixed after 2 years... but before it damaged whole floor in the bathroom which had to be replaced + lino. So nice for tenants: living with rotting wooden floor and fungus growing out of it AND nice for the Landlord that instead of paying for a tiny leak had to pay for redoing the whole floor!!
So many thing were dealt with such a delay and unprofessionalism that it costed US - TENANTS such a discomfort and HUGE cost for the landlord. Many appliances that could have been fixed quickly they ignored for so long that they had to be replaced entirely.
Either tenant or a landlord... KEEP AWAY. Their laziness and incompetence will cost you your health, money AND nerves

I've been renting my property out through them for 5 years whilst I have been living away. They have been happy to take my monthly fee, but when it comes to actually doing any work for their fee they are unhelpful, lazy and incredibly rude. They overcharge for maintenance works and are not proactive in what they do. As you can see from their responses to other complaints they are even rude and childish in their responses. Definitely changing agents now and will never use again

Went through Atwell Martin as my friend worked there. Managed to get a good fee, however since we have been with them approx 2 years they over price all maintenance work. We had tenants at one stage and they left their ikea boxes in the garage and also a bit of the fibreglass was hanging down. They want to charge us �250 to clean it all out. My husband and I went to investigate and we managed to get it cleaned out in half a day! They continue to carry out work and repairs without any authority from us the landlords! I am currently seeking another company that I can rent with... If you value your money do not rent with Atwell Martin..

What agent could do to change your mind?
Maintenance companies will often inflate their costs expecially if they think that the landlord wil not even notice or care. Atwell Martin should aim to to get vaue for money for their client (the landlord). It takes jsut two minutes to Google and find our the going rate for white goods. They are lazy in the extreme making no effort to ensure quote is reasonable. This is the reason I am leaving them. If they gave evidence of challengin their maintenance companies I might reconsider. However, every alternative letting agent I have contacted so far has lower charges, so they\'d probably have to lower their charges a little to keep me.

There have been some outrageous costs, such as GBP804 to replace a washer/dryer. I have contacted several letting agents to ask how much they would charge and they awere all astounded at that cost. Complained to director but he does not seem to care. I'm in the process of taking my business away from them on that property. On another property they have just given me a quote of GBP204 to replace a mains smoke detector. I got my own quote for purchase and an electrician to fix it - just GBP 75. A saving of GBP129. Would be interested to see postings from other landlords on their repairs.
