Had many issues right from the get go. Discovered a serious mould problem in early winter whereby the backs of all cupboards shelves and desks were completely COVERED in mould. It also spread to my clothes in the cupboard. Reported this as soon as I found it and didn’t receive a proper response until over a WEEK later where they instructed me to clean it myself ???! They only sorted a contractor almost a month after I had first reported it and that too with many calls pressuring them to do something urgently despite the fact that I told them I suffer with asthma and allergies related to it and my Flatmate has severe eczema that was being aggravated by it. I followed their instructions of keeping the flat well ventilated ( which meant opening windows in WINTER) and keeping the flat warm ( which was honestly difficult considering the flat contained terrible storage heaters that barely didn’t anything) and paid ALOT in energy bills to cover this, not to mention the amount of energy wasted on washing all my clothes in my wardrobe for a problem I didn’t create ! one dehumidifier was provided for a flat containing 4 rooms, and they thought they and my landlord had done their best. Yet the mould still repeatedly came back and I would have to scrub it down myself as they refused to help us out anymore with this issue. The flat had a serious humidity and condensation issue beyond that of a normal household that was not easily solvable and neither mentioned when viewing or in the contract and they expected us to fix it. I wonder how many of them have EVER experienced mould like we did and yet they treated it as a standard issue in every home. When we asked for some compensation they basically spat in our face telling us our landlord was ‘one of the most reputable landlords in all of Leamington’ yet we had not heard one word from him. He did replace a wardrobe but that did NOT solve the issue and not once did anyone actually come to check the issue for themselves to see how HORRIBLE the living conditions actually were. And we were paying ALOT of money for this place. This organisation does not now how to sympathise nor empathise and they definitely do not know how to treat or speak to students.

As a student, I have consistently had a terrible experience with the company. They would pull deadlines out of thin air for various situations and are currently in the process of trying to scam me out of my deposit for "cleaning" what is an otherwise spotless room.

I have been emailing them past 2 weeks and they have done nothing but ghosted me. They're charging my flat 150 pounds for cleaning despite the cleaning being done already. When asked for justification, they aren't replying nor getting in touch with you.

Belvoir Sales & Lettings are an excellent letting agency and above all trustworthy. The house I recently rent is in fabulous condition and they made sure everything is working. As an international student, I am extremely satisfied with Belvoir's professionalism, responsiveness, and friendliness. In spite of all the problems our flat has encountered during our tenancy (some were minute, others more significant), Belvoir has always been readily available to deal with them promptly and efficiently. Their sub-contractors also deserve praise - in particular J&K Gastech, who dealt with all of our plumbing issues in a splendid manner. Our main points of contact, Nicole Bentley and Sylvia Klec, have been brilliant throughout the entire tenancy.

Excellent service. I've been using Belvoir as a landlord for seven years and would not consider going elsewhere. The team are professional, friendly, helpful, extremely efficient and make every letting seamless. The rates are extremely competitive and for the level of service they provide, represent excellent value for money. Properties are always rested quickly and all admin processed with invisible efficiency. I've received invaluable advice over the past few years from the experienced staff. I've been renting from Belvoir for over 5 years, and I've found the team to be consistently friendly and quick to respond to issues. Nicole Bentley has been so supportive during the time of my daughter's move into her flat for her final year at the University of Warwick. We have had some issues in the new flat (nothing really major - more just frustrating and worrying for a young person), but Nicole has responded to all my emails quickly and has be reassuring. During the actual move my daughter and I went into the Belvoir office to speak to Nicole and she was really lovely. Understanding and again reassuring. I feel that my daughter and I have a contact now for the months in the flat until the end of the academic year which makes us feel a lot better.

The Property Ombudsman complaints procedure timescales.
CODE OF PRACTICE
We have 3 days to acknowledge a written complaint
We then have 15 days to give a FULL RESPONSE explaining the option to escalate the complaint to the TPO.
We then have 8 weeks to complete a full investigation and issue a final viewpoint letter.
These timescales are the same if the complainant comes directly to us.
