I am a landlord with 2 properties. Alex Jones was doing full management for me at a cost of 7% of the rent. I used him from 2016 to 2021. I left Alex Jones for a variety of reasons, in summary: • He did not keep proper records; this was proven when handing over the documents after I left him. There were no digital files, only a plastic bag with a few paper copies inside and the keys. • He did not provide any evidence of tenant vetting or credit checks, which resulted in two tenancies which caused a lot of damage and did not pay rent. (This was only saved by having a guarantor). • Proper inventories were not taken prior to a tenancy it was a basic tick box exercise with no photos. • He seldom visited the properties for periodic inspections, or to inspect maintenance work which he had billed for. • The maintenance requests got more and more frequent and more and more expensive. Initially he would take money directly from the rent without even informing me that work had been carried out. I would only find out when viewing the monthly statement. • He did not provide evidence of maintenance work on the properties which was claimed to have been performed, and then would re-bill for the same work months later. The work which was performed was extremely poor and expensive. Including, but not limited to: A replacement boiler which was fitted without a filter which then failed due to a damaged pump, within a few months. Pointing to the rear of the property which was never finished. Most importantly an electrical safety certificate was billed for and paid for but the work was never actually carried out. When I found this out, 6 months later after chasing, his response was that the tradesman he had contracted had not performed the work, and “now it was my problem”, even though I had paid for it. So, he stole money from me. • The communication is not very professional, the phone is never answered, and tenants are ignored. The company seems to have no knowledge at all, of property maintenance and problem resolution. • His communication with me in the end was extremely arrogant, rude, childish. Not professional at all in the end. In the beginning when the business concentrated on rental properties, it provided a better service. But as the business has moved on it now seems to be trying to move towards a standard estate agency, where of course the fees are much higher for a lot less work. So, if you use this guy for property management you will end up doing most of it yourself anyway, so why pay him?

Jan 20, 2023Hi Tony, I was sorry to see your review for 2 reasons, firstly the fact that we haven’t spoken to you for 18 months and the secondly the fact that your partner, Wendy McMahon, has already reviewed us. I’m not sure what is going on in your life to want to write this review after all this time but I hope that it has given you some form of inner peace. Lots of what you have said is untrue and certainly outdated but it has also given me the opportunity to explain all the changes which have taken place at Alex Jones since you have left and how much better our service to landlords is now. Please see some key changes below which all of our landlords now benefit from: - All records are kept on a ‘best in class’ estate agent/letting agent software. Everything from the tenancy agreement to invoices and everything in between is stored digitally. Landlords have a client portal which they can manage their affairs from anytime anywhere. - All tenants are right to rent checked (we did this anyway) but now referencing is outsourced to Rightmove who run thorough checks including credit. - Inventories and inspections are documented through a software company which provide full digital reports including pictures and annotations. - All maintenance is documented on the system with before and after pictures. I would also like to highlight that the replacement boiler was professionally installed and included a 5 year warranty. In regards to your tenant who left a mess at 572 Oldham Road back in 2017. We actually cleared, cleaned and decorated the property out of our own pocket and claimed it back from the tenant through the courts. No other agent would ever do this. We always have gone the extra mile for our clients. You were never told ‘it was your problem’ and we definitely did not steal from you – these are bold faced lies that I’m actually shocked to read from yourself. I did, believe it or not, think better of you than this. My advice to you would be, as you clearly know everything about property management yourself, why pay anyone to do it?
