* Refused to deal with complaint internally.
* When agent looked at property he said he would have it rented within 10 days but 21 days later he didn't have a single offer.
* I have used estate agents on and off since 1985 and I have never in this time of using very good agents and very bad agents never had a 80% + cancellation rate on appointments.
* Asked agent on the day that they were dis-instructed and 5 days after they were dis-instructed, and after asking on 3 separate occasions to remove the sign from the property and to remove the property from the property websites, Rightmove and Zoopla it is still not removed.
* Sarcastic comment from agent.
* A lot of razzmatazz but very little real genuine action.
* On appointment side I found it bizarre that viewings were booked on a rental property some 15 days in advance, who books an appointment 15 days ahead on a rental property that should have been let within 10 days.
* It is something that a landlord would never be able to prove but with the amount of cancellations it cast doubt on whether these appointments were from actual genuine applicants. How many of those 55 5-star reviews are genuine.
Initially I looked at this website to see what the feedback was on this particular agent and saw the countless amount of 5 star ratings which initally prompted me to instruct them, but as they were so bad with dealing with the property, it does make you wonder.
How can someone be so good with loads of other vendors and landlords but be so terrible on one particular property over a 3 week period.

I have dealt with about 5 representatives from the same company, as every other representative seem to leave the job in every 2 months or so. To be fair on employees, if the company is changing its name every another month then why not the employees. I started my dealing with 'Bushells' who later changed their name to 'Edmund Cude' and finally they changed to 'Portico'. Notwithstanding their ever changing names and employees, it is their extremely poor services I have suffered most with.
It has been three months since I have vacated my property and I have not yet received my deposit back from the landlord and I believe this is purely because of carelessness of Portico. They are worse in responding to my emails and phone calls. I have been repeatedly emailing them about the return of my deposit and I get a response back only on an average of 10-15 days saying that we have not been able to contact your landlord. To be honest I am not even sure if they are contacting the landlord at all. These are the same guys who called me at least 20 times when I delayed my initial deposit payment by hardly a day or so. My question to Portico is that would they accept a delay of three months in their fees? Such a poor service and nil care for its customers. Will never use them again!

What agent could do to change your mind?
The fees seem quite high, even if the service provided was excellent. Portico charged around £900 in all, which is a lot of money for a short let.

Obviously it is a lot of money and would rather not have to pay them as its often not the case when you go direct through a landlord. Also working in housing myself I know the true cost of such checks/fees. However, having said that I can say that I was impressed with the speed and efficiency of the letting and the inventory check when we moved into the flat.

THEY LIED AND PUT US IN A LONG TERM TENANCY UNDER FALSE PRETENCES!
My husband and I rented a bottom floor flat from Bushells. We specified we wanted a garden for our dogs as well as needed to know about any noise issues from the above flat. Bushells arranged to contact the previous tenant on our request for the noise. They advised us they had asked the tenant about neighbourhood noise but not about treadfall (our specific request) and that there was no real issues. They were apparently unable to get hold of the tenant again re treadfall on our further instance.
We move in and guess what the flat noise above is unbearable with parties and thumping and bumping from 11.30pm to 5am weekdays and week nights. We complain to Bushells who give us the sorry not our problem response. After weeks of constant arguing we find out directly from the previous tenant that they had informed them of the significant noise issues from above and that was why they moved out.
They were also advised that there was serious damp issues in the flat but only painted over the mould in the house. We now know that the building should be condemed with severe structural cracks and the mould is black spors all over our bathroom and especially the bedroom and hallway. They knew about this and move us in on a 12 month contract and now refuse to release us without us paying £1000's for trying to get out of the contract.
Dont ever trust them and get it all in writing as even then they try and withdraw what they say.
