Review regarding Willmotts Property Management services:
In the years Willmotts has been working with our block, we have seen a rash of Property Managers in and out of the relationship, and in the past year, our RTM has worked really hard to step up our relationship with Willmotts.
Sadly, the PMs are not responsive (those Rosie has been wonderful), the director or the current PM is almost impossible to speak with or schedule a time (three one hour appointments in six months; and one cancelled after THEY pursued me to schedule the specific appointment and I shifted time to accomplish it).
Their IT systems and business process to manage and maintain our finances have been slow, inaccurate and often confusing - and outright frightening.
Even their letters to Leaseholders are fraught with confusion and have caused problems in their accounting accuracies, but even their letters lack sympathy for their customers who rely on their advice and service.
Whilst this is a complaint on Trustpilot Review, we are STILL trying to work with them - especially such a storied company that has been around almost 100 years.
Maybe a negative review might inspire them to engage and work to help out a proactive RTM working to make a better Property Management relationship work.
It would be a sad day if they continued to try to cause a relationship -- that they fought hard to get from London Block years ago -- to whither and die.
It makes a person wonder - do they actually care for our custom?

Sara Al Tahan, is an excellent, conscientious, extremely timely representative of Willmotts the managing agent. She has a fantastic personality, extremely good listener and first class performer, respondent and a great communicator. She is very quick on responding to problems and her problem solving skills are outstanding. Although we have got a pleasure of knowing her for about 6 months, the relationship feels much stronger and as we have known her for 10 years. The performance and the building has become much more efficient and smoother running of the block.

Will was very proactive throughout the sales process. However, what was even more impressive was that he was always happy to have the occasional call to discuss market conditions etc throughout the decade which I owned the property. Looking for a block management company who will let your property fall apart while they ignore your emails? Look no further! Our lovely little block (in Shepherds Bush) has been badly neglected under Willmotts. Our roof has been leaking for over 4 YEARS. 2 surveyors said it needs to be fixed urgently, but Willmotts don't care. Major works (long overdue) have been promised for 2 YEARS but have not materialised, putting us at risk of wet/dry rot in the beams, with costs mounting every year. Fire safety checks are long overdue, and the drains are regularly blocked. The looks shabby, and addicts regularly use and and deal on our forecourt. The senior management team - led by Jim Jenkins and Graeme Fisher – continue to dismiss complaints. We have no service at all. The only person with any people skills is Shahid Sadiq (sales director). Invoices for random sums appear once or twice a year. We (leaseholders) don't pay them, no-one chases us. AVOID THIS COMPANY, especially if you are a freeholder, or looking to sell your property.

If I could give zero stars, I would. Willmotts have been nothing short of a nightmare to deal with. Here's a summary of my abysmal experience:
Unreasonable service charges: They have consistently raised our service charges without any proper consultation or justification. The lack of transparency in their fee structure is astounding, and it feels like we're paying for services that are barely, if ever, provided. One example, despite including the electricity bill in our annual service charge, they have failed to make the actual payments. This negligent act led to a humiliating incident when bailiffs visited our building to fit a pre-paid meter. It was not only an inconvenience but also a blatant breach of trust.
Dreadful communication: Their communication is practically non-existent. Emails gather dust in their inboxes for weeks or months, and their responses, when they do come, are dismissive and unhelpful. It is a complete disregard for client communication and problem resolution.
Gross mismanagement of building works: The building works they oversaw were not only done poorly but were outrageously overpriced. We were charged several thousand pounds for works that were never completed. It's a shocking level of incompetence and financial recklessness.
Absurd attempts to shift blame: When confronted about the unfulfilled works, they attempted to shift the blame onto 'adverse weather conditions'. Their refusal to take responsibility for their errors only added insult to injury.
Appalling overall experience: Dealing with Willmotts has been nothing less than a nightmare. Their combination of incompetence, non-transparency, negligence, and apathy towards their clients' needs makes them a company to avoid at all costs.
In conclusion, I implore you to steer clear of Willmotts. There are undoubtedly better, more professional, and more ethical options out there that will offer you the respect and services you deserve. Don't let them exploit you as they did us.

Sale of our Barnes Waterside apartment.
Right from initial discussions about timing and strategy for selling the apartment, we received highly professional advice from William Taper. His knowledge of Barnes Waterside is second to none as Willmotts have long been managing agents of the whole development.
The sale needed to be sensitively managed as we had tenants living in the apartment. Willmotts managed viewings whilst respecting the privacy of the tenants and even found the tenants alternative accommodation once we had an agreed sale. As a result all parties were happy and the period when the apartment was empty was minimised.
As with any property transaction, issues sometimes arise and William stepped in on a number of occasions to ensure any problems were resolved without fuss or delay.
At all times we felt the sale of our apartment was in capable hands and we were very satisfied with the professional and responsive service provided by William Taper and his team.

Don't expect anything from them as tenant. They don't reply to queries, need for help or changes. Their default is unhelpful and rude.
We lived in a flat they rented out to us just before the 2nd and 3rd lockdown. What they failed to tell us, was that the landlord had not actually connected the flat to internet via OpenReach, so we moved in and were unable to get an internet service (during lockdown, where it was needed for work).
I then had to liaise with OpenReach myself to get the flat connected. Which took 6 months in the end because Willmotts sat on a form for 4 months from OpenReach that they needed to complete for work to commence.
In that time they gave us the smallest amount of compensation toward our data charges, but didn't make up for it at all.
Consider your deposit gone when you leave because they have tried to charged us for just about everything and anything. Including a full end of tenancy clean, despite the flat being left cleaned to a very high standard. Proceed with caution and check everything.

Willmots Hammersmith were brilliant. They by far the most straight talking of the estate agents I met with and came back to me on questions swiftly, following up quickly where they needed further information. They were super at chasing up the seller/sellers solicitor when they went quiet, and in helping to facilitate a quick exchange, completion and key pick up, (on my birthday!), ahead of the August holiday period.
