I am writing this review to share my deeply disappointing experience with Portico estate agents. Throughout the entire process, from the sale of the property to move-in, move-out, and deposit return, we encountered numerous issues that caused significant distress.
Our initial interactions were with letting agent Erick dos Santos, who demonstrated sexist behaviour. He refused to engage with me, preferring instead to liaise exclusively with my male partner. This was not only unprofessional but also disrespectful.
The day we were supposed to move in, we discovered that the flat was far from ready. It had not been cleaned, there was dampness on the walls covered by plaster, and no paint had been applied. Despite the fact that we had hired a moving van for the day, Erick did not seem apologetic or understanding of our situation. He claimed the property was 'habitable' and failed to acknowledge the additional costs we incurred due to the delay, as well as the additional distress. Whilst he claimed to be looking into resolving the issues, Erick screened our calls for the rest of the day and never returned them. Even a visit to the Portico office yielded no help. This made for a very negative moving-in experience.
The move-out process was equally fraught with problems. Our tenancy agreement stated that our tenancy ended on September 10th. However, at the end of August, Portico informed us that our move-out date was October 10th, based on a clause in our tenancy agreement that we had no record of. We later found out that the page containing this clause had been shredded. Despite our efforts to understand the situation, Portico was unresponsive and could not provide any evidence supporting their claim. As a result, we were forced to stay in the property one month longer than agreed. This was extremely inconvenient and added both unnecessary stress and costs to our move.
The final issue was regarding the return of our deposit. Despite leaving the property in good condition and professionally cleaned, Portico failed to advise us of any deductions within the timeframe stated in our contract. Natalie Banton, who was handling our deposit return, ignored our requests for our deposit to be returned. After proposed deductions were finally shared (after the timeframe stated in our contract), we disputed these, but our disputes were met with silence, for a period of 3 months.
It was only after involving The Tenancy Deposit Scheme (TDS) that our deposit was finally returned. Natalie's lack of communication, unwillingness to acknowledge our disputes of the proposed deductions and unwillingness to discuss the breach of contract was extremely frustrating. This came at a time when we urgently needed the return of our deposit to put towards our next home – the urgency of this was not acknowledged or respected.
In conclusion, our experience with Portico has been nothing short of a nightmare. They have shown a lack of professionalism, empathy, and clearly have no respect for tenants. I strongly discourage anyone from using their services.

Portico (Hammersmith) are terrible to deal with. They caused us problems from start to finish during our time renting. Communication started off great but then as soon as we signed the tenancy contract, they became impossible to get hold of! Any high reviews from tenants are likely to be people who haven't signed their contracts yet or have just moved in. We had a major leak and drain blockages that they refused to even look at until we had sent several emails over a period of around 5 months. They were incredibly slow to act and did not organise repairs for months after we sent them photos and videos of bits of the bathroom ceiling falling off!
TENANTS BEWARE - they do not care to address any issues you may have and it could take several months of calling/emailing them 3 or 4 times a week before they respond. They were happy to cause permanent damage to the property which could easily have been avoided had they responded to us sooner. They eventually organised repairs which covered up the issue but the damage from the leak is permanent and will most likely cause problems again in the future. The landlord was likely not told that they took over 6 months to fix the issue so could have avoided this problem. We were not allowed to have any contact with the landlord.
They stole from our deposit when we left. They attempted to charge us over twice the amount they had paid for the initial clean. Weeks after we requested proof of this clean, they eventually sent a receipt and begrudgingly reduced the amount they would deduct from our deposit to some extent. We did not realise at the time but they were deliberately trying to prolong it because disputes can only be taken up with TDS for 3 months after the end of the tenancy. They were slow to respond to us in order to pass this deadline. They are highly unprofessional and also have a huge turnover of staff who do not know how to hand over their work - whenever someone left, we would have to explain the issue from scratch and resend the email chains we had.
Do not rent from these agents unless you want endless headaches.
Side note, Melissa was the single employee who would respond to us when we managed to get through. She should be working at a better company!

However they charged the previous tenants for a professional deep clean but this was never done. In effect they charge people for works and cleaning and take this from their deposits, but then they don’t actually do the works or cleaning. This is fraud! And they exploit renters and they lie to renters. Communication is horrific, we had to wait 2 months past our move out date to receive a inventory and even further to arrange our deposit. We were deducted for things that were noted in the previous tenants inventory that were never fixed. Meaning we have had to pay for things we did not do, because we were unable to provide “ evidence that we didn’t cause the issues” and the inventory wasn’t enough. It’s a complete s**t show from beginning to end.
We should have known leaving them would be extremely hard, what else should I have expected when I moving in to a filthy flat with a used tampon in the corner of the living room.
PLEASE DO NOT CHOOSE THIS COMPANY

Please do avoid this letting agent!!Before I even rented a studio, my viewing was cancelled twice based on the fact they(Rupa Vara, Portico Hammersmith) did not have the keys and an explanation, could not reach the landlord, and the tenant did not know they would be coming for viewing. I was kept standing and waiting outside the flat for an hour in each occasion. I was not shown the actual condition of the property. The process was suspicious from the start, but I went along to rent the place since it was only for three months. By the way, I had paid the three month rent and deposit in advance. I found the place extremely dirty when I checked in and Portico blamed the landlord for cleaning. Only 2 days after my persistent efforts, they (Melissa Ames, Portico Hammersmith)agreed to send over cleaners. In addition, there was a huge equipment belonging to the landlord and many personal belongings which they refused to take action about despite the tenancy agreement. They were all fragile items that involuntarily kept me under responsibility. Before my checkout, they also requested check out and cleaning fees from me which is unlawful. If I did not object, I would unknowingly paid those. They now want to deduce from my deposit for so called personal items not on the inventory check in/out. And when I said I want the disputed amount to be transferred to TDS and the undisputed amount to me, they(Regan Hutton on behalf of Portico)stopped replying my mails. It has been more than a month since my check-out, and they are not paying the undisputed amount back nor replying to my request, simply confiscating my money making use of the COVID-19 lockdown. I cannot find no reasonable explanations for this other than fraud. Do not ever consider approaching them as a tenant at all costs!I am also planning to take legal action against Portico if I do not get a reply soon.

They repeatedly violated this condition. After two written warnings we set up a motion capture webcam in our flat without telling them and caught them at it (See attached).
Yesterday I sent an email asking for the return of our keys and 24 hours notice prior to appointments due to the violation. This morning the man I sent the email to turned up with our keys in hand and asked if I knew about the viewings today. There was no apologetic email or phone call and I was forced to turn him away in my dressing gown. Again, they attempted to breach our boundaries.
Utterly unacceptable and disgraceful.

We have just moved into our property 3 days ago and on the move in day noticed rats at the front door area, upon inspection we realized these rats were entering a room by the front door. On the day we viewed the property I assumed this was a cupboard and didn't check it. This room in an unkempt area, with very damaged walls and uneven concrete for flooring, it is covered in rubbish from previous tenants and it is all covered in rat droppings (photos attached). We reported this straight away to which Portico said they needed approval from the landlord to send pest control. Pest control arrived today, almost 4 days later. I sent a detailed email explaining the state of that room with pictures for proof (Initially asked us to enter the room and make a list of the items ourselves!) and highlighted everything in that room goes against standards set by the Environmental Health Department. I asked for an update on when and if that will be cleaned out. The person who arrived today to place poison for the rat did agree that it would need to be clean out and the he would alert Portico. However, almost 24 hours later and still no reply, follow up or explanation from Portico. No reassurance or explanation from them. On top of that, we agreed to higher rent for the property to be painted and clean carpets to be placed as the previous once were extremely dirty. They mentioned that this would increase the value in the property so we agreed - However there is enough damage in the property (toilet that moves, hot water in the bathroom sink that runs white, some kind of heating that runs across the bottom of all floors and is broken/hanging of the walls throughout the entire flat, condensation damage at the front door, the door to the rat infested room is damaged where pests and rodents can enter - I'm actually so exhausted from this whole ordeal that I haven't even managed to officially report this!!) that I wonder how the property was valued at the price it originally was in the first place! This is our worst experience with an agency ever, the whole experience has been extremely stressful. I am currently 7 months pregnant and have little reassurance from and trust in Portico that we've invested in a property safe for a baby!

Having just finished 3 years of tenancy with Portico, we have experienced awful service particularly at the end. There have been many issues throughout our 3 year tenancy however the most unacceptable has been the handling of the deposit. Upon check-out they presented a check out inventory with some proposed charges, the document was completely irrelevant as there had clearly been absolutely no cross-referencing with the check in document at the start of our tenancy. Having raised this with them we are now having to call them multiple times a day, as they still haven't contacted the landlord ONE MONTH LATER. The excuse every day being 'i'm afraid i've got 10 of these calls to make today'. We have been passed from person to person as each of them sells us false hope and then goes on holiday the following week making us no closer to getting our deposit back, money which we need to place as a deposit for our next tenancy.

We are renting flat through Portico which has a serious damp problem.There is mould on the walls and furnishing. After 3 months chasing for a resolution nothing has happened and the property manager refuses to return phone calls. We have put a fix in at our expense and the landlord refuses to reimburse by doing so breaching the tenancy agreement. On top of that they just issued a late rental payment notice for the next 6 months rental yet there was no previous reminder. Very disappointed with Portico.

I had been living in a house rented out by Portico for 2 1/2 years. My experience with them was always bad. My experience with Tembi Ryan was particularly bad, here are just some of the examples o poor customer service:
1. She provided our house with an illegal contract that she demanded we electronically sign despite the incorrect names being next to the signature boxes. When I asked for a legal contract she (very unprofessionally) lost her temper with me and told me I was holding up the process. After giving in to her aggressive temperament and signing the contract she came back with her tail between her legs and asked us to sign another after realising that, actually, it was in fact illegal.
2. When it was coming to the end of my contract I gave 2 months notice that I would not be renewing (as per the tenancy agreement). When the contract had finished Portico debited another months rent from my account. They refused to reimburse me claiming they had the right to extend my contract as a new tenant to fill my room had not yet signed a new contract. After consulting with a solicitor I was informed this was completely illegal, however with Tembi's lack of response on the matter it ended up being quicker getting reimbursed by the next tenant.
With all due respect to Tembi Ryan, I have been informed by my solicitors that she does not have the depth of legal knowledge to be distributing information on this matter, and that her advise is not to be trusted.
3. Finally, my contract clearly specified that my deposit must be returned within 10 days after the contract ends. It is now 6 weeks later and Tembi Ryan for some reason still believes that my contract has not finished, despite the start and end dates clearly printed on the front.
I have been told by my solicitors that this is also illegal.
All in all, Portico are by far the worst example of customer service that I have ever come across. I am going to make sure as many people as possible are aware of the scam they are pulling.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
