Upon moving into a new property, there were a few issues noted that needed sorting. These were communicated with Philip James and responded to in a good time. A couple days later, an issue with the washing machine became apparent and was no longer possible to use. Hayley Sellars was amazing with her rapid support. Prior to moving in, we had been let down and disappointed with the support we were receiving from Philip James in another team. Since moving in, Hayley has certainly done wonders in making us feel supported in the property. Thanks very much!

The person who was managing our tenancy renewal didn't respond to emails and seemed to be near constantly unavailable. In fact I never received any written confirmation of any phone conversations, just a contract with the rent increase a few hours before our tenancy ended.

It was a disappointing and stressful experience. It gave us no time to discuss the rent increase despite multiple attempts and left us wondering if the tenancy would even be renewed as we had no written communication agreeing the renewal until the contract came through hours before the tenancy was up.
Other than this experience, they've been completely fine. Got people round for maintenance issues relatively promptly, letting us know when people will be round to check the gas etc.
If the renewal process had been handled better it'd easily have been 4 stars.

Tenant Fees
Tenancy Agreement
Philip James do not charge tenancy administration or agency fees to tenants in order to rent a property through them, in line with the tenant fees act 2019. A holding deposit equivalent to 1 week worth of rent is payable to Philip James upon an offer and pending application being accepted on a property. For example, if your rent is £500 per calendar month, the holding deposit would be £115 (500 x 12 months, divided by 52 weeks in year, rounded down to the nearest £5.) Once Philip James have completed tenancy referencing, a further 4 weeks’ worth of rent is to be paid as the remaining holding deposit, therefore 5 weeks rent in total. Where applicable, Philip James will register the deposit monies with a deposit protection scheme. Philip James do not charge tenancy administration or agency fees for check in or check out processes, in line with the tenant fees act 2019.

Tenant Management Service
Our fees for the fully managed service are £450 letting fee, £50 deposit fee and £200 resigning fee and 10% management fee, all fees are plus vat. We do not charge any additional fees, all our services include check in inventory, inspections, tenant referencing and check out reports. Should you choose to instruct us to manage your property I can assure you a 5 star professional service that will suit all your needs and put the onus on us to take the day to day running out of your hands.
