I cannot speak highly enough of the exceptional service I received from James Hall at Fish Need Water. When I first set my heart on buying a flat in Forest Hill, I was told by many that it wouldn’t be possible. But James was undeterred. Great service from James, he was very thorough in providing sales analysis of local properties and gave us a detailed pack with all the information needed. We decided to take the extra package of 'dressing' the property and very glad that we did, once dressed the property looked fantastic and definitely helped the sale. During the time the property was on the market, James kept in constant contact including reviewing the sales price to drive offers. Ultimately the property sold at a price we were very happy with & I would have no hesitation in recommending James & Fish Need Water.

James came in and told us everything we needed to do in order to sell successfully, he doesn’t beat around the bush. 3 months later after we had done all he had suggested, his photographer came and took some lovely stylised shots of our flat, providing props and setting the scene.

He has a very good strategy in selling which we thought was a little risky at first. It went on the market on Tuesday, an Open Day was arranged on the Saturday and by the end of the day Saturday we had an offer over asking. 2 days later the offer was increased to essentially what we wanted and as he said he’d do, so his methods work.

Susie was also instrumental to selling our flat, we had terrible solicitors and she helped me to communicate with the buyer to ensure that we were doing everything in our power to push the sale through, which in the end, was successful.

Couldn’t recommend fishneedwater enough, I told a neighbour about them who hadn’t sold in over 18 months and after using 3 of the useless big estate agents in the area who overvalue all the time, and I saw just the other week they’d finally sold using James and the team, so in our flat block alone I know there are very two happy customers.

Our first contact with James Hall was in June 2022.

The two year nightmare of selling my leasehold property finally ended in August 2024. James Hall had supported us throughout this period. Without his professional, personable expertise and support it is highly likely I would have resorted to selling the property at auction.

Courtesy of a tenant's actions my property had been made uninhabitable. It had turned from an asset to a liability. I had considered selling at auction to dispose of it and take the financial "hit".

Fortunately, however, our research led us to James Hall - a partner in the longestablished Fishneedwater property specialists. He pointed us to their "property flipping" service and were able to provided a well documented history of a local property that reflected our own circumstances.

That was in June 2022.

Two years later James had Project Managed and leveraged his professional contacts to enable the financing of a leasehold extension, a complete internal refurbishment of the property which he designed himself and was exceptionally stylish, with an interior designer feel about it and had marketed it, hosted open days, secured a buyer and sold it us at a fabulous price that we at first thought was impossible to achieve.

Throughout the 2 years he has made himself available - both formally and on a personal level - to answer our questions and offer options based on his expertise and local knowledge of the property market.

In a market seemingly riddled with charlatans and Dickensian property laws we consider ourselves fortunate to have come across a property specialist who is open, honest and talks common sense. James Hall and his Fishneedwater partnership are exemplars that others would do well to emulate.

If you have a tired, dilapidated or unmodernised property, I would recommend James and his team and their renovation service as they are brutally honest and always acted with utmost integrity, and they proved to me that a well designed property can sell a record price, as my flat did.

Brilliant experience with Fish Need Water!

When we started thinking about moving house we didn't know where to start and so we spoke to a few agents, mainly high street as well as James. We took a bit of a gamble going with James, but our gut instinct told us it worth it, and boy were we right! The main plus points for me were:
- Realistic valuation and pricing strategy - James was the only agent to suggest pricing lower with OIEO and starting a bit of bidding war. This worked so well for us, we had so much interest and within a week had 14 offers in, all above asking. This was so helpful when the first buyer fell through as we had a bunch in background to fall back on!
- One point of contact - we didn't want to get passed around to the most junior member of staff and there was no worries with that here. James did all our viewings and negotiations and Susie was brilliant at helping the sale move along
- Photos - our photos were exceptional, everyone we showed commented that they were some of the best property photos they had seen
Everything went so smoothly and I wouldn't hesitate to recommend James + team or use them again!

I couldn't recommend James highly enough - in fact he saved our skins when we'd pretty much lost hope in the whole sale purchase. We were originally working with a high-street estate agent and getting absolutely nowhere - a few months of barely any viewings and one low offer. It hadn't ever crossed my mind to use an independent agent, but my upstairs neighbours had just sold with James in a matter of days and at a great price, and so we ended the contract with our agent and got in touch with James to see if he could do the same for us. The key differences between him and the high-street agent were:
- he hired a great photographer and took the time to stage the flat himself with us, and direct them, so we got fantastic photos (nobody from the high-street agent had anything to do with our original set of photos, and it showed).
- he encouraged us to write a listing description from our own perspective, which really stood out from all the other generic, buzzword-y listings.
- he took the time to understand the features of our flat, and did all the viewings himself (the high-street agent used 5 or 6 different people, some of whom did a first viewing having never seen the property before). He would even pick up the odd bit of litter in the street prior to viewings!
- he priced the flat accurately, rather than flattering us with an over-inflated figure, meaning we got loads of interest and competition from buyers.

In the end we had around 30 viewings spaced across three sessions in a week, multiple offers, and we achieved a sale price significantly higher than we'd hoped and expected. He even helped negotiate the price down on our onward purchase.

James is very friendly and communicative, and knows exactly what he's doing. In hindsight, I'm not sure why you'd ever use a high-street agent when you can work with and independent agent like him who's far more invested in the outcome.

James explained that he is a self-employed estate agent and the passion he has for what he does was very obvious in the first few conversations we had.

We hadn’t been particularly impressed with the local agents and frankly, some of their property adverts are shocking, and amateurish with terrible photography.

I thought I’d take a punt and go with my heart over my head.

James offered to help by spending some time to stage my property. I had tenants and whilst they were decent, I didn’t trust them enough or thought they’d care enough to help me. He spent several hours as my tenant told me, and the photography was just brilliant. Our advert had an astonishing 39 images, and we thought our property looked so much better than the other agents properties that we were competing against.

In a tough market, he found us a buyer quickly and for a little over the asking price too.

At this point I feel we need to mention Susie. The sale fell through, not due to us, or our buyer, but because of some difficulties a few rungs down in the chain. However, Susie was cool, didn’t panic and within a week or two we were back on track. Both have been so communicative, chatting on whatsapp, well outside of regular working hours, and we could see how Susie was keeping the chain together when other agents clearly weren’t doing such a good job. In fact, she was pretty amazing, and handled a very delicate situation with our tenants brilliantly.

I know most people automatically think the big brands and the agents with boards everywhere are the best option, but now we’ve experienced a self-employed agent, we can absolutely recommend James completely. Both James and Susie held this sale together when it could easily have fallen apart, and you can feel the passion they’ve had throughout. James also managed a better price than some ‘bigger’ agents valued our house for, which is pretty remarkable for essentially a two-man team.

I had used fish need water previously to let my property in the Art Deco built Ealing Village. I hadn’t spoken to James before, and when I enquired about selling my property, it was he who visited and reported back to me. James recommended that I didn’t market my admittedly very tired flat, stating how other flats on the estate, in a similar condition, had been on the market for many months without finding buyers. His recommendation was to remodel my flat entirely, and he said he would project manage everything for me, so I didn’t need to lift a finger! He showed me some rather nice examples of properties where he had done the same thing for other clients.

I had a little trepidation initially, however I needn’t have. From showing me all his initial design concept ideas, to organising the trades, over-seeing and managing the renovation and then finally styling and dressing my flat, he did an amazing job! It looked stunning and like a show flat, and I couldn’t have been more impressed.

Even in light of a difficult market after a disastrous mini-budget, James got me an offer within a few weeks (where other flats on the estate had been on the market for 6 months), and my sale has now exchanged and I’m delighted.

James has an eye for design that rivals a good interior designer and an eye for detailing that’s will enhance your property and the chances of finding a buyer quickly, exactly as I did.

If you are considering using James to either re-design your property, or indeed to style it and sell it, I couldn’t recommend him enough. I’d also like to add that Susie, James’ able assistant in progressing the sale through to completion was just as brilliant.
