[[EDIT ORIGINAL START]] I was a tenant of Ashton Burkinshaw for one year. It was the worst year of my life. So many promises of repairs. Eventually we called Environmental health and the landlord served notice. Within two weeks of moving in, we noticed that sums of cash were disappearing from our cash box in the house. We asked to have the locks changed. After 4 weeks we had them changed ourselves. We were burgled two days later to the tune of 30k. The burglar was never found. Interestingly, Ashton Burkinshaw insisted we took out contents insurance, even though none of the landlords possessions were at the property. Someone regularly let themselves in once the locks were then changed again. On moving in, we were informed that all the repairs that we'd asked for would be done in due course. They never were. This includes a rat infestation in the loft, broken windows, leaking taps, serious rising damp and a garden strewn with the (they said) previous tenants household rubbish (dirty nappies, food containers, etc). In spite of environmental health's involvement, the property is now being advertised as to let again. We moved out 6 weeks ago and our deposit has not been returned. The agents claim that WE have done significant damage to the property and it is not in the condition that we found it in. Too right it isn't!! We spent months improving the property at our own expense, only to be served notice when we asked for certain repairs that we couldn't afford to be done. In addition, I have photographic evidence of the state of the place before we cleaned it up, and a recording of the phone call with the agent, wherein she AGREES that we have dramatically improved the value of the property. Avoid these criminals like the plague. I cannot comprehend how they are in business. Anyone else burgled whilst tenants of Ashton Burkinshaw? I let my property through this company and paid full management fees for which they did very little. I found the manageress to be both extremely rude and inefficient, The tennant cause some damage and whilst not major it was enough that I requested some of the deposit to be retained in order to... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
