If you rent through them and have a problem with anything in the house (i.e. boiler, fixtures, white goods) do not expect them to help. They never return calls, always have to be chased, try desperately to get you off the phone by giving noncommital answers to questions and most of the time ask you to sort out the problem yourself! what is the point in paying them money each and every month if they are not going to provide the service they are paid for? After having no hot water for FOUR WEEKS the people in the branch knew my voice quite well and we often very rude to me on the phone. I am new to the area and do not have friends and relatives to turn to in these situations to use their shower etc so in order to wash both my self and my partner were forced to travel to the local swimming pool every weekday to use their facilities! In the end the delay turned out to be due to the plumber ordering a part which (due to them not listening over the phone) was not even needed! Our extractor fan in the kitchen has been broken for FIVE MONTHS due to an electrical fault and is now resulting us having to disinfect the ceiling and walls weekly to stop mould developing - they say that the landlord will not authorise the maintainence - i'm damn sure my deposit will be dented when I leave my property, and for damage caused by something they have done nothing to fix. I thought for a long time that they simply do not give a hoot about tenents because they are ten a penny but have recently found that they provide the same service to land lords as well. My colleague's parents own over seventy properties in and around Kent and, because they live almost next door to Francis Burkinshaw (the MD) they chose to let one of their residential properties through Ashton Burkinshaw. They were so disgusted by the service they received that they no longer use them - and they are a family friend of the owner!!!! Since then i have found that my colleauge (a landlord) and two of his friends (tenents) have all had bad experiences with Ashton Burkinshaw and will no longer use them... And as i mentioned previously, i am new to the area and do not know many people. My view - do not use Ashton Burkinshaw unless you have absolutly no other choice.

Apr 14, 2010Really terrible service, they are mananging agents of a block that Ilive in, charge a fortune and do nothing at all, the owner is rude and offensive. They have not got any work done, and the work they did get done is falling apart already after less than a year. They are rude on the phone and absolutely horrible to deal with.

Apr 8, 2011Currently dealing with them, they advertised at a certain price, now that the landlord selected us they say it is more. Avoid them, they are rude and ignorant.

Feb 16, 2012I am agree with tc, they showed me a price and when they took 400 pounds deposit then they said it is 50 pounds more then original. After hard negotiation they managed to take original price but they include some condition on my contract which was I will decorate the property. When I left after a year living, they took my deposit 800 pounds for decoration cost. How stupid the agency is!!!!! No one recommend AB. Don't go, Not supportive at all. They always blame landlord. I am unhappy.

Apr 4, 2013Couldn't agree more, horrific service and horrendously expensive. Paid over £500 just in fees when we moved in (2 people, no pets) and so far it has taken 10 days to get a reply by email and their phone lines have been down for quite a while (chatham office). Since they have merged with Mann the service has got even worse as they can't even accept incoming calls and are even harder to get hold of. We Recently required an urgent response to something and was informed that the ONE person in the office who could answer my extremely simple question was on holiday and I had to wait 5 days for a reply, which cost me money and two weeks later I am still waiting on this response. Love my house but I will consider leaving rather than pay a few hundred pounds in 'Renewal fees' (money for absolutely nothing) at the end of my lease of landlords won't swap agents.

My experience is all to do with deposits at the end of a tenancy and it should be known that Ashtons have withheld a deposit from me unless I sign a fully legally indemnity, indemnifying Ashtons against all legal costs etc in the future.
