As a landlord you need an agent you can rely on, who will talk to you truthfully and respond to your queries in an informed and timely manner. You won't get any of these from Archer Bassett. A little respect goes a long way. Get trained as well as you boast about how well you are. Manners are free, use them! Speak the truth and you will be used more rather than be ran a mile away from.
