When contacting CJ Hole we were told an email had been sent to us, when stating that CJ hole did not have our email address we were told they had tried to reach us by phone however as a gesture we could make a best and final offer now, we declined at this point as we didn't think this was fair on the person who's offer had been accepted. A few weeks later we received a telephone call from Tom asking if we were still interested as the sale might fall though we said yes asking that Tom let us know either way. We never heard back from Tom or any of his colleagues when chasing we were told it hadn't fallen though following this call the property appeared back on right-moves. We phoned to check this was not a mistake and resubmit our offer on Saturday morning Tom stated he needed to show due diligence and therefore he was going to call all interested parties on Monday after the jubilee celebrations before putting our offer to the vendor That same afternoon the property was showing as sold on right moves and we received a voicemail saying the vendor had accepted another offer What do you make of this agents ethics and communication skills?

We called to arrange viewings for 2 properties in Burnham on sea.
We had been in the process of selling our own property for 7 months but due to a number of complications in the chain (both in front and behind us) our onward purchase had fallen through. We were selling with purple bricks and had a direct dialogue with our buyers. The arrangement we had with our buyers was that they should continue to search for a property, but that if we found one ourselves, before they had managed to, we would resume our sale to them.
We explained our situation to CJ Hole on the phone and were told that we would not be allowed to view any of the properties we were interested in because we were "not proceedable". We offered to put them in touch with our buyers to verify our position but they would not allow us to view under any circumstances.
As it happens, we found a different property a couple of weeks later (different agent who had the gift of independent thought), resumed our sale on the same day and were ready to exchange on our sale 2 weeks later - the conveyancing on our sale had already been done and all our buyers needed to do was re-apply for their mortgage.
It would have been very likely that we put in an offer on at least one of the properties we wanted to view. CJ Holes inflexibility ultimately lost their own customers a very straight forward sale. All it takes on their part is a little bit of thought and awareness that everyone's situation is going to be a little bit different.
Sellers beware, CJ Hole will actively turn away interested buyers. For the avoidance of doubt, we have not had this problem (refusal of viewing requests) with any other estate agent. Go with one of the others, there are plenty to choose from

The agents fees are very good and highly comparable to other local agents. It can be negotiated.

I invited Edward to come and assess my bungalow. He came promptly, together with a history of local properties to gain a realistic price to sell. He was very thorough and informative and supportive to my needs. I had lots of confidence from our meeting and was more than happy to instruct him as a sole agent. The process of photographs, advertising and arranging viewings was very easy. Matthew, the negotiator was assigned as a link, throughout the sales process and was very professional at showing customers and gaining feedback. My property was also featured as a stand out property, even being listed in the newspaper. Needless to say, I received an offer within the first month, near to the asking price, from a lady relocating from Berkshire. The sales progression was very smooth and ongoing contact was continued throughout. The bungalow completed in about 8 weeks. As I was looking for a bigger property in the area, Matthew and Tom, both informed me of new properties, that might meet my search criteria. I purchased a property through this agent and am presently awaiting the conveyance. A great service from a great team. I would have no hesitation in recommending Edward and his team to anyone looking to purchase a property in the Burnham on Sea area. Many thanks

What agent could do to change your mind?
They should have told me why, in all the many times I asked, there was a delay. Basically they should have been more honest in their dealings with me.

Higher than average. I was willing to pay in the hope of a good service.
They did not make clear the details of the chain involved in the sale of my house. At the bottom of the chain there was a problematic property requiring a commercial mortgage which takes longer than an ordonary one. I only learned this when the sale of that property faiiled for the second time. With the lapse of time my buyer's buyer pulled out. Their new buyer made lower offer; I had to accept £2000 less in turn. During this time I lost the 'perfect' house and had to settle for a less suitable house.
