I have had the worst experience possible with their St Johns wood agent Sarah McGuinness. Sarah reached out to me and put on the fakest nice behaviour only in the beginning and invited me to go view a few properties with her.
I eventually showed an interest in one of the properties which I extremely regretted going . Despite the property being lower than my standard, I fell in love with the neighbourhood as well as the lies Sarah made sure to inform me (VERBALLY) multiple times.
The promises she made included but not limited to how the property is under refurbishment and that my entire flat will be refitted prior to my movein date and that the landlord will 100% get rid of the mould, clean up and have bed fitted in. All the promises mentioned above were promised to me more than 3 TIMES with full confidence during the viewing. (How naive of me to fall her lies) She was smart enough to make sure that all of the promises she made were done verbally and there is no written statement from her as proof.
What happened on my move in date could not be further from the lies Sarah passionately told me during the viewing as you can clearly see them from the photos I put in this review. When I visited the viewing there were some mould problems but nothing nearly as bad as what I witnessed on my move in date.
I called Sarah to complaint about the situation and that there were even insects inside the flat which I remember her respond being “Ewww Eww” and “unfortunately I'm busy showing other clients properties right now” and simply ignored all of my messages after.
I still remember vividly one of the things Sarah said to get me to put down the deposit which was “I'd never any of my clients move into a property looking like this”. Little did I know that the state of the property I will be moving into would be worse than what I saw at viewing.
During an entire year of my tenancy, there were endless problems with the property and I've never heard any apologies from anyone from the St John's wood branch and felt like this needs to be said.

Hi Sara,
On January 25th, you accepted my offer on behalf of the landlord for flat 93 Langford Court. You had me sign the contract and pay the full amount of £4200 for one month's rent plus a 5-week deposit. After I passed the reference and credit check, you requested an increase of £50 per month in rent, which I accepted. However, despite my compliance, I have yet to receive a signed contract from all parties. Instead, after ignoring my emails, texts, and calls, I received a call from your side on March 8th stating that the landlord accepted a better offer. This situation is unacceptable, and I demand an explanation. Holding onto my money without providing the agreed-upon services is unjust, and if I do not receive a full refund by 12 pm today, March 8th, I will pursue legal action and leave negative reviews on various platforms. Your actions have caused me stress and wasted my time, and I expect prompt resolution.
Best regards, Souheir

I would not recommend renters to use this agency or branch in particular. I recently rented with them and they are impatient, misleading and uncompassionate. While these may not be most necessary characteristics of an estate agents, they are still essential to ensure a positive, recommendable and stress-free experience when renting. The agency do nothing but demand inconsiderately and do not prioritise the tenant but of course solely the tenant's money and force large sums of money yet can not save important documents, even spell names correctly or keep the correct tenancy agreement copy. I won't get started on the 4 week long "technical" problem they had regarding referencing, nor the inexistent inventory and nonchalant reaction. The team lack initiative, customer care, experience and knowledge. For an stress-free, pleasant experience when renting in London, these are not your agents. They told lies and miscommunicated numerous times and I cannot stress this enough. I will certainly not be renting, buying or dealing with Foxtons in the future.

STOLE MY MONEY. Please never trust the rentals team in Foxtons if you are a landlord. They will wash their hands of any issues. I have had the worse experience with Foxtons North London, in a rental obligation. Charlotte Lomibao who works for Foxtons, owes me rent for a flat I bought. She paid the money to the previous owner, incorrectly. I've sent about 20 emails and am being completely ignored. This has been going on since the 18th August (its now end Nov), and she is refusing to answer me or get my rental money back. Foxtons should be responsible for this. I'm a single Mum and need to pay bills and the lack of any type of customer service is disgraceful. I would NOT RECOMMEND Foxtons, and definitely not Charlotte. She will take your money, and give nothing in return!!!! :-(

Foxtons have a reputation for being the most bullish, arrogant, aggressive and over priced agent in the UK.
In the mistaken belief that aggression shifts a property fast I called up Foxtons in St. John's Wood. I was instantly bullied into signing a contract and told that their 'Sales Manager' Miriam would call me.
OMG the fierce pitch I was on the receiving end of what not expected. An aggressive matriarch with a broad Scottish accept ranted for five minutes.
She started by telling my I had 'overpriced' my flat and that I should reduce it by 30,000. She continued to rant that 'Foxtons never budge on their fee'. She also demanded to view the flat at a time suitable that was to her - not me.
I put the phone down and was absolutely speechless. How dare this woman try to bully me into reducing the sale price of my flat when in fact there were similar properties selling in the area for much more than the price I was prepared to sell for.
I did not call back. Nor did I email their office. Miriam did not give up however and proceeded to bombard me with calls and text messages.
I ignored her. The 'Sales Director' (also Scottish) called.
He demanded to know why I had not been in contact. I told I did not like being bullied by an estate agent. He sarcastically inquired if it was her accent that put me off.
I assured him it was not. Though she did sound as aggressive as Rab C Nesbitt. I told him it was her bullying approach, a bit like being verbally assaulted by a member of the SAS.
I told him there was no need for such aggression or bullying. That Miriam had totally put me off Foxtons for life and I could see why they have earned their reputation for being the most rude, overpriced, aggressive estate agent in the UK.
I also told him that estate agents should not all be about Mini zapping around London and flash offices with mineral water and the latest designs paid for by clients who've been bullied into parting with their hard earned cash to pay them over the top fees.
I would not recommend Foxtons. There are far better nicer agent out there who will treat you with courtesy and kindness and not mug you for 2.50% and verbal abuse.
You can find nice estate agents in the area who will charge no more than 1% or 1.5% percent and treat you with respect and courtesy.
Selling your property should not be akin to doing a round with Mike Tyson. There is not need for such aggressive tactics. There is no way they should be allowed to get away with it.

What agent could do to change your mind?
Here are my recommendations for how the agents can improve their service in the future:
1. BE HONEST with the tenant about the realities of the flat (for example: how much utility bills typically are, any hidden "quirks", etc). I found out a lot of things about the flat that I wish I had known prior to signing my lease after the fact.
2. Keep lines of communication open with the tenant. After I paid, the agents disappeared. They seemed annoyed when I reached out to them and dismissed all my questions including how to handle difficult interactions with my landlord. The whole experience made me feel like I wasted my money. Consequently I gave negative feedback about Foxtons to all of my contacts who were looking for accommodation in London.
3. Ask for feedback from tenants when they leave a property about what their experience was with the flat, the landlord, and Foxtons. Actively try to improve so that you can provide better service and grow your business.
Comments on Agent Fees
Really high for poor customer service. They just sell, that's it.

I dealt with Foxtons when I first moved to London to assist me in finding a property. At first I was impressed not only by how many properties they had to show me, but also by how "proactive" they were about communicating with me during my search. It sounds naive thinking back because that's kind of basic in terms of what someone would expect from an agency. Within three days I signed a lease facilitated by them and everything sounded so good - they would help me get all the information about utilities, internet, and other things I might need to know about the flat...they promised (and it was in the contract) that the flat would be professionally cleaned...they promised to get me in contact with the landlord. But as soon as I paid them, everything changed - they seemed to busy to support me anymore. They never communicated with me regarding the move-in process, they never answered my calls or emails, until I showed up at the office one day and insisted upon getting some answers (I will never forget how rudely I was treated - I actually cried afterwards...something that would repeat itself more frequently than I would have liked over the next 12 months). I did not even have contact with my landlord until after I moved in. The flat was filthy (even though the landlord insisted that it was professionally cleaned), and when I called Foxtons to ask about it, the agent didn't seem surprised and was not willing to help. I wasn't sure what my responsibilities were regarding the utility accounts; Foxtons could not provide any insight. I had so many questions and issues with the move in process and every time I contacted them they just directed me to my landlord which was INFURIATING. I tried to come to terms with the fact that Foxtons was only there to deal with the rent transactions but even that ended up being frustrating and inflexible. I wanted to pay monthly rather than 6 months upfront, and even though I had a UK guarantor, they did not support me. Furthermore, when it came time for my security deposit to be returned, they did not support me in disputing the deductions brought up by my landlord. I am honestly SO SICK of Foxtons. They are basically up your rear end and never leave you alone until they get your money, and then when you need them they aren't there. Maybe I'm stupid for expecting at least SOME service when I pay over £500 in agency fees....or simply for paying so much in the first place....but the people at Foxtons are crazy if they think even for a minute that they can win back my business. That is why I got far away from my last flat and anything to do with Foxtons when my lease was coming to an end. I had a completely different and much more pleasant experience searching for and moving to my second flat - without the help of an agency. For tenants searching in London, if I can share some final advice - don't be fooled by Foxtons' sales tactics....their fees are NOT WORTH the hell you will go through during the course of your lease, particularly if you get stuck with a landlord that doesn't really give a crap about you.

My fiance and I have recently found a new flat with Foxtons. Thanks to Marina Bozzo, who dealt with us throughout, this process was incredibly enjoyable, smooth and very successful.
Marina was polite, friendly and very helpful throughout. She listened to exactly what we wanted, and provided advice and ideas. She was also patient during times when we were maybe a little too picky, and stayed positive while persevering to help us find the right place (which we absolutely have). Marina wasn't pushy in any way (which was a nice change from many of the other non-Foxtons agents we were dealing with) and showed that she really understood what we were after.
We are both incredibly grateful to her and will definitely recommend her to anyone we know that is looking for a new place to rent.

I've heard bad things in the past about Foxtons, however with the current economic climate I would have assumed that customer experience was more imperative, therefore no room for complacency or poor customer service.
When we met the sales representative from Foxtons in St Johns Wood, she was initially keen to assist. It started to go downhill when she showed us properties completely irrelevant to budgets provided - furthermore her knowledge of the local area was ropy at best! Once we got home after viewing the properties were write a nice email saying thanks for showing some available properties - but refined our requirements even further. Still to the day Foxtons, St. Johns Wood has not responded back to the mail and they have undoubtedly lost business.
I would strongly deter anyone from using Foxtons in the future - especially say away from Foxtons St Johns Wood. The sales rep we had, a recent University graduate - spent more time boasting about the celebrities they have on their books... Let's leave Foxtons to the single celebrity market.

Holly has been an exceptional individual to work with. Her cheerful personality and tireless efforts made us exclusively focus our discussions with Foxtons during most of our search period. When we discontinued our property search some time ago due to unavoidable circumstances and had to restart afresh, Holly was welcoming as ever and showed us around all over again. Knowing that we were relatively new and really needed to get comfortable with the area, she was always more than willing to show us properties, answer general questions and never ever complained or declined an appointment on the premise that we were taking up too much time and not coming up with a decision. We are unable to count the number of properties viewed with her which far exceeded viewings with any other agent, and for this we have to say hats off to her patience and perseverance, and continued positive approach. Having dealt with Foxtons Harrow/Pinner office a few years ago with another agent, we have now built an overall positive impression of the company as a whole and will be sure to refer anyone looking for a property to Foxtons and more specifically to Holly with respect to the area going forward.

The whole experience was excellent. We wanted to move fast, and Oliver managed to make the seller and his solicitors move at the speed we needed. We put an indicative offer just before Christmas and we had exchanged by mid-January. Oliver was very keen to help out with all our questions (we were first time buyers) and making sure that everyone was moving as quick as possible, chasing solicitors, valuators and everyone else that was needed for the process to complete inside 1 month
When negotiating the price of the property, Oliver was very clear of where we needed to stand to make the exchange as quickly as possible whilst understanding our limitations, convincing the seller to sell at our offer price given how quickly we wanted to move
Furthermore when an interloper from a different agent appeared, he convinced the seller not to entertain the offer until we had at least 1 week more for the exchange
After the sale he has been very helpful to us and has taken time to make sure we were satisfied with the whole process
Given all of the above we highly recommend working with Oliver at Foxtons in St John's Wood

From the date we registered with the St John's Wood office of Foxtons, we were looked after by Mr Cameron Mitchell in such a professional manner that rejects many of negative perceptions that some people have of estate agents. On each and every occasion that we either talked to Cameron on the phone or met him to view a property he was punctual, courteous, patient, knowledgeable and keen to help us find a suitable property. In other words, he was a true professional.
In the case of Cameron, going the extra mile was not just a slogan. He actually did go the extra mile to pick up the keys from the Notting Hill office on the two occasions we viewed a flat marketed by that office in an effort to ensure we were looked after by the same staff member of Foxtons. My thanks to both Cameron and Foxtons!

Actually Foxtons now is the best Estate Agency not only in the UK but in the whole world. Its Internet Websites are so well-designed and well-planned that they are extremely helpful to people.
I selected a flat to buy in London while being abroad. I rang up the relevant person incharge who happened to be Mr Matthew Cichy. I was impressed that he knew exactly how to go about it. He asked me if I have a solicitor. Next time he took my address and phone number and posted a letter on my address. Last he after asking me used a method to verify if I had enough money to pay for the property I was interested in.
I noticed that Mr Cichy does not waste time and has a tremendous ability to grasp fast his clients circumstances and their likes and dislikes and goes about conducting business with them accordingly. I did not have to do anything as everything was taken care of, and I did not have to travel to London as I originally thought I would have to.
I felt confident like I could close my eyes and buy what I have selected and I did exactly that. It's a week now that I own the place. I thank Foxtons.

They should have waivered the tenancy agreement fee of £350 plus VAT. Daylight robbery charging excessive fees bearing in mind I asked to use my own contracts prior to the tenants moving in and mentioned this numerous times to James in the office. £420 per contract that is standard and only the tenants name, address and moving in date is amended and then printed. my solicitor is cheaper by the hour and this takes 2 minutes to draft. I will never use this office again now unless this fee is waivered and I am refunded in full.
