Mossley is a town situated within the Metropolitan Borough of Tameside. The town is located in the upper section of the Tame Valley in the foothills of the Pennines, 9 miles east of Manchester. It has the distinction of being situated at the conjunction of the historic county boundaries of Lancashire, Cheshire and
the West Riding of Yorkshire.
Manchester is 20 minutes away by train and only moments away are beautiful countryside, canal walks and rural views.

Our first meeting in Jan 2021 with Alice was very positive and we thought we'd be in good hands with selling our property.
However, our general experience is not what we'd expected from an experienced estate agents.
Our main issues are as followed:
- It took 2 weeks before we had our first viewing.
- When we lost a house we liked our agent said there wasn't as much “urgency” to sell...
- I would ring weekly and after ringing we'd see an increase in mail outs etc.
- I had to ask if there would be a change in marketing with the extension of the stamp duty.
- Our agent admitted she didn't read an email properly (it was half read). I addressed this with the branch manager and the head of customer services and don't feel it was dealt with.
- Video marketing wasn't updated and it was only suggested after I mentioned it, but by this point we'd asked to come off the market.
- When ringing for advice (we aren't estate agents and would have paid Ryder and Dutton a lot of money had they sold our house) I'd be asked “what do you want us to do?” Rather than being advised on what was best.
- Our last viewing by Ryder and Dutton our back door was left unlocked and when I emailed them about this was told it had been locked... that doesn't explain why the door was unlocked when we arrived home.
We were tied into a contract, but it wasn't met by Ryder and Dutton either. Yes, we were let out of it slightly early as “a gesture of good will”. This tying in meant we were stuck limbo. I was unhappy with this as they knew we wanted to come off the market and didn't feel like they'd do much to help us sell our house. From the tracker app very few mail-outs were done in the last 7/10 days, proving my concerns were right.
In 12 weeks we had 6 or 7 physical viewings and a lot of “time wasters”.
We changed agents 5 days ago and in that time have already had 1 viewing with 4 more lined up for the rest of this week!
Despite our issues we were told several times they'd done everything they could, but we still don't feel this is the case. It's caused a lot of additional stress.

In the initial stages, they updated me at least weekly on the number of potential buyers and general level of interest and what they were doing to generate even more. Then as we progressed with offers, they were always quick to respond, honest, helpful and professional. I never ever felt I had to chase them for anything. They were always on top of the situation, right up to the moment of completion, which proved to have a little twist at the end, but then it wouldn't be right if it didn't! They are super-friendly too and nothing is too much trouble.

Ryder and Dutton have been fantastic during the process of putting my property on the market. They have been quick to respond and have been so helpful in explaining the process and clarifying any questions or misunderstandings I have.
Ryder and Dutton have managed this property for me as a Landlord for approximately 11 years and I can't fault them. They are always available, deal with queries promptly, let the property out quickly and keep me informed of any communication from the tenants. They also helped enormously when I had a serious issue with some tenants several years ago.
I would definitely recommend.
