Comments on Agent Fees
I received a token reduction when buyer number two pulled out however the fees that were finally exchanged were in my view disgustingly high for the amount of actual work that was done to get me to a completed sale. Most of the info I sought myself and informed the branch and solicitors

Unfortunately I have no option but to give a poor feedback on the recent sale of my property.
Firstly numerous pairs of feet walked through my property & feedback was all similar, stating lack of outside space/parking/bedrooms in basement being an issue, if indeed any feedback was received at all! These are things that are beyond changing & should of been advised to ensure interested buyers only viewed the unique property I was selling.
Secondly 3 potential buyers were found, all of which I accepted offers in turn; 1 a cash buyer who wanted a quick buck who pulled out, 1 a couple who after many weeks of me chasing I was informed could not obtain a mortgage & finally my purchaser again another young couple, who've I've sought contact directly with for updates, as information via branch & so called sales progressor has been virtually nil & void.
The online portal does not give conducive information after acceptance of offer, the call centre only state what you know already & email the branch who very rarely call back. Throughout the experience I have only found out information by literally sitting in the branch & then it's been lip-service with no real substance..
Although initially I was informed the sale could easily fit within a tight work schedule I had, this has dramatically not been the case, despite me requesting factual updates so I could inform my employer this has fallen short.
Now I have exchanged and completed, It is a joke to receive a congratulations letter and the promise of M&S vouchers for recommending a friend to this company. Maybe instead of offering such gimmicks and creating highly polished TV ads, the company should work on their communication aspect offered to existing customers, as this should be paramount before searching for others!!!

So today I notice the property that fell through is back on the market. No call from Ward's to let me know I might have another chance. I called my contact Katie Norman. Was told twice she would be right back and would call me in five minutes. It didn't happen. When I did speak to someone was treated rudely. As if i was asking for a favour. How dare I try to buy a property through them!!! When I heard back from Katie I was told that she'd tried to contact me but my phone was the issue. They didn't have any issues getting through to me when the deal was on and I was valued.
I contacted the customer service team to let them know about this bad treatment and guess what? No reply or even a confirmation that my issue was being reviewed.
Poor service all around. When the going is good they are so attentive. When the sale goes wrong you cant get them on the phone.

Terrible service. They were used by my partner to sell her house, they promised the earth and told her how good and professional they were to get her to sign with them. They got all the details for the brochure wrong and when this was pointed out they tried again and still didn't get it right. On the first viewing done by them they left the house insecure. They never called back when they promised to and you could never get a straight answer from them. They did a very poor job in marketing the property. I would never use them and urge others to avoid them.

No end of problems from start to finish. Advised us to use 'sale by tender' system and gave a guide price for our property. Took an upfront fee of over £300 for this service. Open days a disaster - very few viewers lined up; some had cancelled earlier in the day but Wards had not informed us or their agent doing the viewing; some arrived that were not booked in to view! Agent doing viewings turned up late and seemed quite disinterested in whole thing. Many issues re viewings and lack of communication from Wards e.g viewers cancelling but message not relayed to us; viewers turning up that Wards said had cancelled but hadn't etc. Offers received on our property that were not relayed to us but put on their web site! Technical difficulties with on line marketing which took our property off the market several times inaccurately so it wasn't being marketed. Manager (Neil) was often 'not available' and did not reply to emails sent directly to him. Carried on marketing our property 8 days after contract with them ended (despite a phone call to remind them they no longer had the contract). Would not refund the sale by tender fee!

From the word go in my quest to find a tenant Nicola Burns and Carmel Pearce were A1. The whole deal was deal with in a very proffessional manner. It appeared the team there had ample experience behind them. In areas like valuation, what most tenants prefer to what they dont. Advice where decorating is concerned, pets/adjustments etc. Processing contract and fees, getting thorough references drafted - solid vetting. And to capp off a friendly smile/service to offer their customers. I will definately be using them again in the event i need to rent my property in the future.

As a tenant, I have had fantastic service from both Nikki and Carmel. I have been working with Ward & Partners to Let out my property. I was very impressed by the level of service offered.
Since day one to present, I have had constant support form the agent. Being new to this, they provided me with step by step help and even met with me when I requested. They took time to come and see my property and really understand the seeling points. They even provided me with similar properties in the area to advise me on letting prices. Finally, they organised other services such as carpet cleaning, boiler checks etc at competitive market prices. This really helped me with my busy work schedule.
My two contacts were Nicola Burns and Carmel Pearce who I cannot recommend more. They maintained a professional manner and yet were very personable making me feel confident in their service.
I have aspitations to expand my portfolio of properties in the near future and will be using Nicola and Carmel from Ward & Partners again.

Nikki, Carmel and all of the team at Wards are First Class. They have been absolutely brilliant in explaining their services, offering a fair price, getting our property quiickly on the market and marketing superbly well. We had several quality prospective tennants view our property and 3 firm offers within days of meeting Nikki and agreeing to instruct Wards. The team there are really friendly and could not have been more helpful and supportive. I woudl have absolutely no hesitation in recommending Wards but particularly the 79 King Street branch and even more so Nikki, Carmel and the rest of the great team there to any Landlord looking to let their property.

Nicola Burns visited my property in October 2012 to discuss Ward's initial fees and to carry out a review of the property.
I could not fault Nikki at all - she was punctual, friendly, extremely professional and provided excellent advice over and above most agents.
Ultimately my final decision came down to costs and unfortunately I used another agent on this occasion but, if ever Wards were in a position to match other competitors in the market, then I would have no hesitation in using their services purely down to the professionalism and personable nature of Nikki Burns.
