Adam Day, the founder of UK exp has publicity told his team to increase their fees to achieve 2% or more. double what the industry standard charges!
This would mean a typical £200,000 house would command at least £4000. £4,800 if VAT has still to be added
We are living in a poverty crisis, interest rates at their highest in a decade and he is doubling his agents fees.
Estate agents haven't had it so good. Long gone are the days when a negotiator had to work for their money. Rightmove does if all for them.
There are however good agents and bad agents out there In general, be wary of agents who overvalue only to then tell you later to drop the price. This is a well known trick carried out by unscrupulous agents only to get you signed up
Do your research on the people. Read reviews and ask friends for recommendations. But above all don't pay silly agent fees. Completely unnecessary and just greed.
There are also fixed price agents out there like Purplebricks. Its the same service you get no matter what value your property is. Fixed price fees in my view is the way forward.

There should be an option for ZERO stars.
Never, ever, ever, ever use this company.
Bad points:
Never return calls.
Don't return emails.
When you do finally get hold of someone you are promised an immediate call-back - this never happens.
Initial advert full of mistakes and missing detail.
Threatening.
Make you buy things you don't need or want.
Terrible customer service.
Rude staff.
Only interested in the money.
Quick to deflect blame - nothing is ever their fault - when it always is.
Can't be trusted.
Zero feedback.
Failed to meet their contractual obligations

We mistakenly thought by using on new on-line, cheaper service would be the way to go - we were completely wrong.
We are now going to use a traditional estate agent, and will be out of pocket because Hatched are demanding the fee, even though they didn't do anything to deserve it.

After that it was just waiting for the solicitors.
Overall cost was a quarter of a high street agent and they did practically everything they would have doe, except showing prospects around the house which was no problem anyway.
Would recommend this company to anyone.

It is when you recieve your completion statement that you realise the beauty of Hatched. They do the job for a fraction of the price of other Agents and are just as good. Of particular note were the photos we had done to market our house-it just looked excellent on line. The professionalism and polish of the person we paid extra for to conduct our viewings also stands out. All the staff were friendly and professional throughout and also very flexible with our requirements. The automated systems they have in place work well. We sold our house after one open day at full asking price. Truly what's not to love.

I was very impressed with Hatched. In the early days of the conveyance they were continually on top of everything that was required of me and my buyer. Their fees are extremely good compared to the 'High Street' estate agents. Everything flowed very smoothly. The solicitor they recommended was also very efficient and called me more times than I had to call her. Which is unusual. Very happy.

eal agents and you have good and bad with every agent AND solicitor.
My experience with Hatched was FAR FAR better than that of the
eal agent I have bought from and has saved me about �4K !!!
Hatched sent someone round to do the pictures / floor plan / wording and I was REALLY impressed with them. By contrast - the house I am buying with the
eal agent - didn't provide a floor plan and only 1 pic per room AND they failed their legal requirement to ensure an EPC report was done. My
eal agent didn't even provide room measurements !
Hatched however got all this done in days and I was online with Rightmove only a few days later.
You can pay for a board to put up yourself (which was easy) AND you can alter the description of your property on both their website and rightmove. This was a real bonus as I felt very strongly about mentioning the school catchment area AND distance to nearest tube and I altered the description to highlight these things (as the person taking pics / details might not know your area as well as you)
Viewings are organised by text and they ring you if they don't hear back quickly. You show people round yourself (which I prefer) and then they follow up the viewing for you. People can book viewings 24/7 and don't have to wait for office hours to ring and book like you do with a normal agent.
I had TWO full price offers in the end (about 6 weeks on market over the Xmas / New Year period) and Adam at Hatched had to work really hard to check out these buyers. Eventually suggesting I dropped the first buyers after 2 weeks and going with the 2nd ones as we were concerned at the delays in instructing their surveyor.
He was truly fantastic - and is a
eal estate agent so knows what he is doing.
If you want to save money, feel more in control of the process and are happy to do the viewings yourself and spend the extra money on yourself and your new house - then HATCHED.co.uk can't be beaten.
Things to be aware of - To make it cheaper they try to automate a lot of the contact with you which means receiving some automated emails about the progress of your sale. The wording is a bit basic for someone with previous experiences of buying / selling a property - HOWEVER you just have to pick up the phone and ask a specific question - ie; Have my buyers received their mortgage offer ? and the team will go off and find out and get straight back to you.
You will need to leave your keys with a friend/neighbour to hand over to the new owners (or wait until completion has happened and pass them over yourself), as you won't have a local estate agent office to leave the keys with. But for �4K saving I am happy to organise something myself ;-)

After contacting Hatched on their easy to use website, their estate agent Adam arranged a home visit within a week. He was most professional and explained precisely how best to proceed with the sale of our home. The information given was in a manner that could be easily understood and the opportunity to ask questions was available throughout Adam's visit. Sufficient time was provided to get good photographs of the property enabling the house to be shown at best advantage. A total of 23 photographs were taken. Following Adam's visit our property was advertised inside a week. It sold within 2 and a half days! In communicating with the Hatched team special mention must go to Olivia and Duncan in respect of their friendly and reassuring manner concerning various preliminary aspects regarding the sale. Their cost effectiveness although a key decision when comparing prices with High Street Estate Agents, Hatched were also head and shoulders ahead in respect of professionalism, photography and communication. I have know hesitation in recommending Hatched if you wish someone to sell your property.

The process was smooth from start to finish. They took some great pictures of the property. Adam and the team kept me up to date throughout the process via text, email and telephone. I also had no trouble getting through to the office, when I wanted to speak to someone.

Hatched saved me over £1300 on the sale on my property, the service has been superb throughout the whole selling experience from the initial visit to take photos through to the final exchange emails received today. From the initial visit by Adam Day, right through to the end we were very glad we sold our home through Hatched. The service they offer is excellent, and we felt very fair. We found potential buyers were very happy with the whole process. The appointments for viewings are very professionally sorted and the arrangement for feedback is very good too. We found potential buyers were very happy to be shown round by ourselves - after all we know the house best! When we did receive a low offer Hatched were very quick to advise we shouldn't take it and sure enough, within a short space of time, we had a much better offer and the whole completion process has been very straightforward. We would definitely use Hatched again if we moved in the future.

The communication was excellent throughout as I could manage everything online and I was contacted by phone, text and email when somebody wanted to view the property. Within just over a month of the house being on the market with Hatched I had received an offer on the house and then exchanged contracts and completed within 3 months. The legal side of Hatched conveyancing was also excellent as I could fully manage everything online and could easily upload and download any documents. Anytime there was an update I received e-mail messages stating new documents were available to read online.
The only downside of Htached.co.uk is you have to undertake the viewings yourself but I feel that I was able to sell the property much better than any agent as I knew the history of the house and what work had been undertaken to improve it.
The staff were very friendly and helpful throughout and I would definately recommend them to anybody who is thinking about moving away from high street agents. Oh and by the way I did save almost £2500 in sellers fees when compared to the previous agents fee.

This is the second time we have used Hatched to sell our homes. The first time was 3 years ago and Adam and James were very helpful. The house sold in approx 3 weeks, excellent marketing, communication etc. This time the house sold in 5 weeks, pretty impressive in the current climate! We received an excellent service from Hatched and saved over £2,000 and I would not hesitate to recommend them. Adam Day took some fantastic photographs which showed off our house beautifully. I found Adam and the whole team to be very proffessional and extremely efficient.
I loved the info, floor plan and pics they took of my property and the feed back from the viewings.
Dealing with Hatched was so simple, I would use them again and I have reccommended them to a lot of people.

Communication was excellent - any query was immediately answered - always phoned back when promised - always spoke to the same person which made it easy & built up good relationship.
Using email too simplified things - we always knew what was happening - viewings arranged easily & feedback prompt & helpful.
I would NEVER use an ordinary estate agent again with Hatched around - they're brilliant and as we sold our property for £372K we saved a fortune. Well done to them - we paid £250 upfront & will pay another £250 on completion - SIMPLEZZZZZZZ !
Don't have any concerns about them - they make other estate agents seem like crooks & amateurs !
