Property agents generally get a bad rep and my experience with Chestertons rammed home why. I put in an offer on a property marketed through them. I made clear at the time that I was walking away from another property I was also considering. My offer was accepted by the seller on whose behalf Chestertons was acting, at which point I had assurances the property had been taken off the market. A few days later I get a call from Chestertons to inform me I had been gazumped. Not only had I now lost this property, I had lost the other one I had been considering. Utterly despicable behaviour. On top of that the agent I had been dealing with through the process was suddenly “ill”, meaning a new agent had to step in and do their dirty work of breaking the news. Avoid. All morals out the window with these ones.

I have been letting my flat through Chestertons' Islington branch, where I am the landlord. Unfortunately, I've encountered three instances of unprofessional conduct from agents over the phone. I specifically requested a short-term let, but the property, located near Canonbury, was advertised as a three-year long-term let without prior consultation. Additionally, one agent, Shan, was quite rude when I called to clarify the delay in receiving rental income, which would only begin five months later due to an upfront payment on the three-year term—another detail that was not communicated to me in advance. I am currently exploring alternative options.

I'm a landlord and my property is being managed by Chestertons Canary Wharf Office. First of all, Chestertons have always been very very slow in responding my query or email. I once chased about my query for 3 weeks and then at the end of 3rd week when I tried to follow up again, I received an OOO message saying she will be back in another week. After that, I tried calling many many times, and my property manager or the branch manager is always unavailable, either in a meeting or not in office or for whatever reason.
Then when I was about to extend the tenancy with the current tenant at a new price. I asked chestertons about the what fees they're charging. They told me a fee which I agreed but then when the new tenancy started they're actually charging me a higher fee. When I asked they explained that the lower fee they told me is for a new contract. The higher fee is for the current contract which is just an extension of the old contract. I have been trying to resolve this issue for 2 months now. They charge much higher fee than other real estate agents and their service is so poor. I'm definitely leaving Chestertons.

We were offered a small compensation amount, and when we spoke to Hannah Al-Sayyah Marla and explained it did not simply cover the costs, she threatened to hold the money they offered.

Once the tenants paid the full fees and rent in advance, the agents correspondence stopped when we started asking what happened to the funds paid by the new tenants
There were hidden fees, (some were erased) dozens of calls ignored, delays, disrespect.
After having tenants in our property for more than a week, we called them for an explanation regarding the whereabouts of the funds for the rent, the funds for the deposit which was paid by the tenants on the previous month. The was not reply, no explanation and the best emails we got was it was the Christmas period in their office, short of staff etc... We have all records for the ignored emails, the phone calls that went to voicemail. A nightmare, it was like dealing with a bunch of amateurs, individuals without any respect, without any professional approach, any problems solving skills. I was devastated to see the lack of ability and lack of common sense from Chesterton's Canary Wharf to realize that without people like us (landlords and general members of the public who pay for letting /sales services) are the actual foundation of their businesses. Simple as no customers, no business, no deal.
I do admire some of you were lucky enough to have had some sort of services from them were you were happy with in the past but we had none. We hope this will open the eyes of others before trying their luck and wait to see what happen. Hope this helps. Chestertons' treatment of leaseholders is highly objectionable.
Our interaction with Mit Kotak at Chestertons left us disheartened. Upon requesting a lease extension valuation, we were quoted an exorbitant fee of £1,450 + VAT (£1,740), significantly higher than the typical London rate of £400 + VAT. Despite our concerns, Mit Kotak justified the cost by emphasizing the complexity of the process.
Attempts to clarify the charges were met with confusion and a lack of transparency. Mit Kotak's condescending attitude during a phone call further exacerbated the situation. Frustrated, we sought assistance from Eric Shapiro, Director of Commercial Professional Services at Chestertons, but received an unprofessional response.
Following this, Chestertons displayed further negligence. Despite numerous requests, documentation and a comprehensive breakdown of costs were not provided. The handling of the survey subcontracting, unauthorized disclosure of our information, and incomplete valuation details reflected a lack of professionalism.
To our dismay, Chestertons' communication and services did not align with the ethical standards set by RICS, a concern we plan to address with a formal complaint.
Our experience, from inflated fees to poor communication and unprofessional conduct, has severely eroded our trust in Chestertons. We share this review to warn

So we are three days on having been told that the tenant has broken the radiator in the loft, causing water to come out and go through the ceiling, and Chestertons have given us no information at all about what damage was caused. What they have done though is ask us what we want to do about the tenants' complaints about Chestertons' cleaners (that we had to pay over £500 for), two light bulbs in a 12 bulb chandelier not working and some dead flowers in a vase. We don't know what we are paying for as they don't act as a filter to tenants, don't deal with any of the day to day minor things and then when something significant occurs, say that it is not their job to attend.

i am a tenant in one of the properties managed by chestertons in London. They are the worst when i comes to providing service to the tenant or helping tenants cordinate with landlords. even minor repair works which are urgent and impact the living conditions in flats managed by them takes months not weeks. Extremely unhappy with them and their office in Isle of dogs and would ensure neither I nor anyone i know use them as agents in the future!

Was about to rent a flat, they told me that I just had to get back home and pay a reservation fee of 750£ and they assured me that once that was done I would get the flat under the terms we had agreed on and that I had noting to worry about. I completed the payment as soon as I got home and right after they received it they called saying that that the terms had changed and if I wanted to rent it I now needed to pay a year upfront and also more importantly pay more then the original price we agreed on , these two things made the deal completely different then what it was originally meant to be and made it lose all of it's value so I told them that I couldn't go with these new terms and they refused to go back to the original ones. When I asked them to give me back the amount of reservation fee they refused and said that it was my fault if I didn't accept the new conditions and that they would keep the money. I kept asking them politely many times and pleading my case to get the money back but nothing. They kept saying that I was the one who pulled out when in reality they just came up with some new terms that were simply impossible to accept and they know it. Just a all around nightmare to work with from start to finish (hard to join/uncooperative ect...) and got scammed out of 750£

We recently rented out a property with them. When we had viewed the flat (~1.5m prior to contract start date), there were several issues - paint was peeling in multiple places due to humidity, outdoor patio was dirty and full of debris, carpets were stained, etc. The Chestertons team assured us the flat would be repainted, outdoor areas cleaned, carpets fixed, etc. before the flat is handed over to us. We also included these clauses in the contract, specifically worded as "flat would be repainted and cleaned PRIOR to tenancy start".
1 week before tenancy start date (set for June 30th), we were casually informed this would not be completed in time, as the previous tenant refused access, and there would be "overlaps" of the works with our tenancy. When we later took the keys (July 6th - 1 week into the contract) absolutely NOTHING had been done from what had been agreed.
We asked the team to amend the start date of the contract to reflect this issue, however it was denied. After some back and forth, and especially as we had some flexibility around the move in date, we agreed they can take up to 1-2 weeks to finalize all the works (before July 12th) and that this period would be discounted from the rent amount.
However, weeks passed and NOTHING was done. We followed up nearly daily, by now we really needed to move in, yet the flat was unpainted, uncleaned, shower broken. The Chestertons team told us the process took time with the maintenance company, however it was unclear why they had not initiated this 2.5 months prior, when they had knowledge that these works needed to be done. Finally on the 17th July (18 days from tenancy start!) someone came over, and painted only SOME of the areas. Most issues (multiple areas stained by water, cracks, outdoor area) were not painted, outdoor area was not cleaned, carpets still stained, and other issues we highlighted (e.g. broken shower head) untouched.
We escalated the matter to Chestertons management several times, with photos and a full account. Response has been slow and reluctant, we were offered a 14-day rent discount (when the works are as of today 27 days overdue and not even close to completion).
We would really advise anyone to avoid them at all cost. We cannot put into words the amount of stress we have had to bear and time expended. Both my partner and I have purchased and sold multiple own properties in the past, hence would say interacted closely with a fair range of real estate agents, and we are both in shock of our experience with Chesterton's.

11 August update - the highlighted issues remain unresolved. The Chestertons team are proposing that WE pay (~2600 GBP) for an early handover of the tenancy contract, and they ignore the majority of the highlighted breaches of contract on their account.

21 august update - we escalated to Chestertons corporate - the best they could offer is an outcome where we still end up paying 1200GBP in penalties for vacating early. As of today, 2 months later, still nothing has been fixed. Still stains on ceiling and broken shower. We are exhausted and traumatized.. Clearly even regional / global leadership does not care at all about their customers.

Henry and Rae at the Putney branch of Chesterton's were magnificent. They were both friendly, genuine people totally focused on what they were doing. They were always up to date with my situation and made a point of keeping me up to date on developments. Their communication stood out as exemplary, both by phone and by email. I was never in the position of having to chase them to do something or to push them to act on something; they were always ahead of the game. They were fully competent and extremely efficient. I can't recommend them highly enough.

We worked with both Henry and Bronte from the East Sheen office throughout the sale and found both of them to be super helpful, responsive but most importantly honest and up front. From a price point of view, while not the cheapest on the market, we felt that what they charged was very fair and worth the fee for the service we received.

The Royal Institution of Chartered Surveyors requires that there is a written complaints procedure which is set out below. At Chesterton Humberts, we endeavour to provide the highest levels of service. We do however recognise that on occasions things do not go according to plan and in such instances we operate an in house complaints procedure so that our clients may inform us of any issues they have experienced. 1. Please contact in writing with a summary of your complaint: Complaints Handling Officer Chesterton Humberts 3rd floor Connaught House 1-3 Mount Street London W1K 3NB 2. We will acknowledge receipt of your written complaint within 3 working days, and advise you who will be investigating your complaint. 3. Within a further 21 days the above person will write to you to inform you of the outcome of the investigation into your complaint and to let you know what (if any) actions have been or will be taken. If a longer period is required to consider your complaint you will be notified in writing with a revised timescale. 4. If the complaint has not been resolved to your satisfaction, we agree to the referral of you complaint to The Property Ombudsman Milford House 43-55 Milford Street Salisbury WILTS, SP1 2BP Please note that this must be done within six months of Chesterton Humberts final viewpoint letter. 5. For business clients we will agree a referral of the complaint by mediation with you in accordance with the Neutral Evaluation Procedure for Surveying Disputes (IDRS).
