The fee you may an what you get in return worth nothing. I would call it a deceptive business practices and deliberately convoluted contracts are clearly designed to exploit people who lack experience in these matters. I have absolutely no hesitation in calling them out for what you are scammers who prey on landlords in distress.

I strongly advise landlords to avoid Stirling Ackroyd. Their tenant vetting process is shockingly poor, placing tenants with questionable financial histories and guarantors who have no assets—making it impossible to recover losses. As a result, I suffered thousands of pounds in rent arrears with no recourse.
To make matters worse, Stirling Ackroyd withheld the entire security deposit, which should have covered unpaid rent, continuing to demand more money. Their behavior is not only unprofessional but outright exploitative, taking advantage of landlords already facing financial hardship.
Their deceptive business practices, convoluted contracts, and blatant disregard their clients' wellbeing reveal them as nothing more than opportunistic scammers. Landlords, stay far away!

We have rented a property with them for a year.
When we first got in to the property the property was very dirty, filthy when they said to us it was going to be cleaned, they said to us that the landlord was supposed to be looking after pay a cleaning company.
We haven't heard any news after two weeks in the property.
After our tenancy come to the end, we had ask to them to contact the new tenants if the could bring couple of mail that arrive to the property at the agency. They completely ignored us by email or when we polity asked to the agent working in the office.
We have chance all the address when we moved, those mail could be important.
I'm so not happy with the service especially after the charge us 1500 fee for moving in the property absolutely a disgrace.
Don't rent with them, for your own good.

I paid Townends Streatham a full management fee monthly from 2007 to 2015 to fully manage the leasing out of my flat. By the time I took back the flat it was in a squalid condition. I had to approach Townends Estate Agents, Streatham by phone to assist me find accomodation after much disappointments. It happened that James Kamara answered my call. James listened to me patiently as I told him of my house need. He replied politely that there is an accommodation that will suit my need. In short James was able to secure the type of apartment I have been seeking, for about 2 months, within hours. He was very friendly, helpful and encouraging in the renting process, which was successfully completed with my moving in, aided with useful advisory support from him. I wished, I had approached Townends earlier for accommodation. I will certainly use the services of Townends Estate Agents, Streatham again whenever the need arises. I am pleased with the services Mr. James Kamara offered on behalf of Townends Estate Agents, Streatham.
