The fee you may an what you get in return worth nothing. I would call it a deceptive business practices and deliberately convoluted contracts are clearly designed to exploit people who lack experience in these matters. I have absolutely no hesitation in calling them out for what you are scammers who prey on landlords in distress.

If I could leave 0 I would. The type of agency who will bully and trick you for money. They recently forced a tenant out a property unfairly then proceeded to mock them for being scared of homelessness. They also overcharge landlords/ charge them wrongfully. Not to be trusted.
