The incapability of Spicer Haart's (and FJL's) property management as well as their contractors is far beyond standard.
We had repair work that was due to be carried out for 5 months! Still the one issue that constitues a health & safety hazard, and has already caused an accident that need A&E treatment 4months ago, is still not repaired.
Several agreed appointments for the repair have not been realised.

Tenants left without paying a month, now they will not reply to any emails asking for rent to be paid from the deposit which wasn't given back to them. Literally no response to obviously 'unhappy' landlord to the three emails I sent to two different people over the last two weeks. I called them two days ago and was assured a manager would contact me today. It's 6pm and nothing. Please don't use them. Unprofessional to the point of being inept.

I implore you not to use Haarts letting unless you want the worst service available on the market and to incur expenses over and above the rent you receive. In 7 years I have paid £12,000 for their full management service. This is a non existent myth. Of four tenants, only one proved decent whilst 3, who were checked and recommended, failed to pay and or damaged the property. Haarts response was 'how awful for you'. Almost no property inspections. £28000 worth of damage by one tenant. Haarts response was that they were unable to make an appointment for inspection. Leases not issued on time, inventories not conducted properly. Maintenance contractors charge a fortune for not completing the job or which has proven to be the shoddiest work I have ever come across. The list is endless. If you value your property, income and sanity then I seriously suggest you do not use Haarts.

If you're thinking of using HAART estate agency, then based on my experience, I would suggest you seriously think again. I have had to wait several months before posting this feedback, whilst my complaints about the office at Lowestoft (which surprisingly has since closed) were investigated by The Property Ombudsman. Needless to say, the Ombudsman found in my favour and I have duly received £700 compensation. Persistence certainly paid off, as when I initially made the complaint, a David FLYNN who is a senior member of the Spicerhaart organisation, felt that there was no case to answer and that the company had acted correctly. Tut tut....This was from a man who was unable to comply with the fundamental policy of acknowledging a complaint within three working days! irrespective of whether you are a buyer or seller, you may wish to verify that the negotiator to whom you may be required to entrust with the keys to your property, has undergone a Criminal Record Bureau check. I make this statement based on the fact that when I attended an Open House event, the only person present was the HAART Senior Negotiator who had free rein of the house. It later transpired that he had served a custodial sentence for the misappropriation of funds in excess of £42,000 when holding a position of trust within the banking sector. This person then went on to tell me 'porky pies' in respect of the sellers position which ultimately resulted in a protracted and very unsatisfactory transaction. HAART never confirmed or denied the fact that they were aware of this persons criminal past, but if this is indeed the calibre of person you might be inviting into your home, then I strongly suggest that you need to be on your guard. These were my main gripes, but I also had to provide extra keys to the property I was selling, again through a different branch of HAART, when the original set was 'lost' and a failure to notify myself of the closure of the Lowestoft branch, with the file, being strangely transferred to the Wisbech office, when you would normally expect that it would be held locally or in this case, another long established Estate agency within Lowestoft that was now part of the Spicerhaart group. It is said that a house purchase is one of the more stressful things you are liable to encounter in life. Going through HAART doubled and possibly trebled my stress levels and if I should move again, I will definitely be giving them a very wide berth. I am still considering whether to forward my experience and findings to the Rogue Traders tv programme, as HAART have done nothing to dispel the myth that Estate agents are pariahs who promise much but deliver little. Of the five persons I had personal contact within the selling and buying process, four are no longer with HAART, which to me speaks volumes!

In the time that we rented from Haart we were subjected to the worst customer service we ever experienced. Our requests for maintenance were systematically ignored, delayed or handled by incompetent contractors chosen by Haart.
Because of its (true) reputation for not paying their contractors on time, reputable trade people refuse to deal with Haart. The results: 3 weeks without heating in February because Haart couldn't find 3 plumbers wiling to quote for the work and the landlord insisting on getting 3 quotes.
Haart have not once returned a phone call : you call the call centre and never manage to speak to the person you need to speak to. You leave a message and NEVER get a call back. This can last for months.
Our last adventure, a kitchen cupboard door collapsing on our heads. 3 months later we were still waiting for Haart to arrange a repair.
Landlords do not get a better service, their calls are also ignored and Haart consistently hide their incompetence by blaming repair delays on the landlords.

I let a flat through Felicity J Lord, part of Spicerhart. They employed a contractor to replace a hob and washing machine. I found out that both appliances were old (the washing machine was 11 years old) even though Felicity Lord said they were new and charged me for new appliances. When I took it up with them they refused to do anything about it and refused to respond to any part of their appeals process. I terminated my contract with them and I took them to Court and won. The Judge said they had acted fraudulently. Spicerhaart then refused to pay the Court Order and I had to resort to using a bailiff to recover my money. The Bailiff said he had many dealings with Spicerhaart of this nature. The whole process took 2 years. I would definitely not recommend Spicerhaart.

It pains me to have to spend the time writing this review but I was disgusted, continually shocked and frankly appalled at the level of ‘service' provided to my partner and I before, during and after our tenancy.
I will start at the beginning. We viewed a property in April 2012 and wished to take it; we were required to put £1,000 down to make an offer, which if accepted we could not get back, if we were to pull out of the deal. This is the highest ‘offer deposit' I have ever had to put down but we did as we wanted the flat. We did however request items inserted to our AST.
When it came to moving in there were issues with getting the keys and when we eventually did we found that most of the things requested in our AST had not been honoured. Our flat had not been cleaned to the extent that there was cigarette ash everywhere and the carpets had not been cleaned despite us stressing that we would only take the flat if they were to be professionally cleaned (they were stained badly and stank of stale smoke). Moreover the internal door handles were broken, something we requested be fixed, they were not fixed and for the whole duration of our tenancy we could not lock our bathroom door or even close it from the outside. The toilet seat was broken; for about the first 12 months of our tenancy we did not have a toilet seat that we could sit on. We stopped having guests to visit as they could not use the toilet; we only could because we learned to live with it. This was not a cheap flat in my opinion, it was in excess of £1,500 pcm for a 2 bedroom flat.
We spent the first 6 months of our tenancy chasing all of the above problems but it was pointless. We were told we needed to speak to the agents, who told us to speak to maintenance. We would speak to maintenance who would say someone else was dealing with our account. That person would say someone else was dealing with it. We were told that despite us requesting the carpets to be professionally cleaned this would not be honoured unless the money to pay for this came from the previous tenant's deposit. Eventually the money was deducted from the previous tenants deposit and we were then told that the carpets would not be cleaned as the flat had all our belongings in it and ‘logistically' it was not now feasible to clean the carpets. Can you believe it? The door handles were never fixed meaning we could never close and open internal doors. After 12 months of hounding we eventually had a toilet seat that we could sit on. These items are just the tip of the iceberg, the ones that have stuck in my memory more than most. What is the point of the AST if it is something that we as tenants must honour, but estate agents and landlords do not? A one-way agreement? I asked for clauses to be inserted to our contract, under the ‘individually negotiated clauses' section. I was categorically told that this could not happen (what then is the point in this section) and that our AST requirements would be honoured. I was lied to. Time and time again I was lied to.
Our mind was made up a couple of weeks after we moved in that we would leave at the end of our tenancy. I did not however expect our 18 month tenancy to be quite so full of such appalling service as it was.
Our tenancy came to and end and we vacated the property, leaving it in an unrecognisable state of cleanliness compared to how we found it. 3 weeks after the end of our tenancy we were informed deductions would be made from our deposit, did I expect anything less? And guess what, deductions were being made for all sorts of things that we had spent 18 months attempting to get fixed. It was another 5 weeks before we had any money returned. So about 8 weeks after we left the property we had 70% of our deposit returned with the remaining 30% still being withheld. I spent more hours calling and emailing the offices of Spicerhaart and FJ Lord. I was fobbed off and told contradicting things from different people on a daily basis. After 10 weeks I became more urgent, aware that we only had 3 months from the end of our tenancy to raise disputes with the TDS. Finally most of our deposit was returned but about 5% was deducted (the deduction being to fix something that was broken when we moved in). In the end we gave up.
I spent 2 years almost constantly calling and sending emails to Spicerhaart and FJ Lord for things that I should not have needed to. I wouldn't have minded if we had been poor tenants. However our rent was always paid in full and on time, we kept the property spotlessly clean and in a far superior state than it had been left for us. I had to continually battle for things that were just simply not honoured and for money that belonged to us and was owed to us.
I have rented in London for 8/9 years now and used 4/5 different agencies, all of the others have good and bad points but I would use them all again except FJ Lord and Spicerhaart.
I would advise anyone to absolutely avoid this company at all costs!!!!

These people are simply the worst property managers I've come across. The less said about her the better; what kind of person complains constantly about the shocking service the management company are providing but yet doesn't change to a different company? I wish we had never bothered with this place or these people.
They were always extremely slow to respond and ready with an excuse, and got really stroppy and vindictive when we tried to move things along by complaining. Well it looks like they got their revenge in at the end by saddling us with many charges now that we've moved away. Beware of using this bunch of incompetents!

BE UPFRONT AND HONEST WITH MUCH BETTER COMMUNICATION LOCALLY. LOCAL AGENT WAS GOOD BUT AFTER THAT IT WAS DOWNHILL ALL THE WAY.

I advertised my property with the intention of letting it myself but was approached by Darlows. The agent who came round seemed good and said they could easily find me a tenant. I was wary so asked lots of questions including details of fees and how to convert to managing myself after 6 months if I chose to. He said I could leave them after 6 months with no additional fees. I went ahead and they did find a tenant. I gave the option of furnished, part furnished or unfurnished and all white goods supplied. I was told the tenant wanted house stripped so I rushed to give away good cooker, fridge etc.. When tenant moved in it transpired she had wanted all the white goods which left her in a difficult position. Then Spicerhaart then took £170.00 too much in fees which did not get returned for 2 months and then only because the original agent helped out. I had to make endless phone calls to try and sort this out. The Saturday before the tenant moved in I got a call from Darlows to say the tenant did not have anyone to be guarantor for her so did I want to go ahead. I felt sorry that the tenant could now potentially become homeless so went ahead with plans. Because of such poor service I decided to leave Darlows and manage house myself. I got in touch with local agent to ask how to end contract. He said to give 60 days written notice, e-mail acceptable, and that would be it. I did this and some days later had a call from Spicehaart head office to say I had to pay another one year's fees if tenant remained in property. I questioned this and he said it was in the contract. I closely examined contract but was unable to find wording that explained this. I told him I had asked the agent about additional fees and he said I had not asked the right questions.At this point I was speechless and so angry I ended the call. I then phoned agent who said I did not owe any more money. I wish I had never got involved with Darlows. I am really uppset by it all.

Ou toilet also broke and I was told to "calm down" when i complained at 3pm for the 5th time in one day that knowone had contacted me to arrange a repair, not sure how you can be calm when you have no working toilet in your home!
We asked for a rent reduction as we have been left without hot water and heating for 3 weeks and were told no as we could get heating/hotwater if we re set the boiler every 5 minutes!!!
Will NEVER EVER EVER let a property with this bunch of jokers again the staff are rude, unhelpful and do not know what they are talking about!! IDIOTS!! [[EDIT ORIGINAL END]]

I am a first time landlord and didn't realise that once the property was let by the Lincoln office it would be managed by a team in Essex. That was my mistake for not doing my research. There was inconsistency of contact in that over the course of a year I have had e-mails from 10 people in the property management team. I would receive an e-mail from one person and reply to it, only have someone else reply to that, it was very odd and disconcerting. There was a problem with my property last winter and the 'approved contractors' gave consistently bad and plain wrong advice by telling me that I needed to replace the bath (wrong - the shower screen needed replacing), that I needed a power flush and new radiator valves as the radiator wouldn't heat up (wrong - the valve simply needed to be turned on). I was also quoted 125 pounds to repaint the kitchen ceiling, and I eventually had it done by a professional workman for 25 pounds. The total amount for the work they suggested was in the region of 1200 pounds, but after using a website to find local workmen I had all the work done, by professionals, for around 250 pounds. After the tenancy ended, a new tenant was found and a week before they moved in it came to light that they had a dog. I had expressly said that I didn't want to let to people with pets so I was in the position of having to find a new tenant and ultimately the house was empty for a month. At this point I put the property in the hands of a local agent and have now found that Haart/Spicerhaart didn't pass on the Gas Safety Certificate which they had had done in August, so now I have had to pay for that to be done again. The whole year I have had to supervise these people and virtually do their job for them, it was a waste of money hiring them for a full management service. They just used their approved contractors without checking to see if they were over-pricing and didn't seem to want to get more than one quote. When I resisted using their workmen, they almost refused to deal with workmen I appointed. There were mistakes on several statements so every transaction had to be double checked as an unacceptable number of errors occurred. I hate to write this, I would much rather write a glowing report but there is nothing good about this company. I would strongly advise against using them and go with an independent agent instead.
