The viewing process was smooth, and the paperwork/screening part went well. The problems started after I got the keys to a dusty dirty apartment. I was told I can just leave it in the state it was in when I move out, which felt amateur and frankly…. lazy. No one bothered to do the check in with me present on a property that had not been previously let before; and as a result - after I moved in I promptly found that I had no hot water (for three days) and no one had bothered to plumb in the washing machine. Not ideal as I had to leave for a trip with dirty clothes and arrange laundry overseas. A temporary fix was done for the hot water, which was finally permanently fixed today but took two hours and four men. When they rang the intercom to gain access; surprise surprise… that doesn't work either. The people I speak to to resolve these matters seem very obliging and nice, but this has been a bit of a shambles. Very quick to ask for the rent though (obviously!)

We expressed interest each time and would have been ready to put a deposit down had they given us any time. Today we called them for the nth time asking for more information/to book a viewing and they told us the property had been taken. Thanks a bunch. Would not recommend.
Oh and the property is still listed as available on property websites even though it's 'gone'.
Honestly wouldn't be surprised if they only accepted calls to collect our data.

First, check their ** not a website that gets paid by the agencies and has incentives for them to stay on it. Ludlow have been terrible for - slow emails, not being able to talk over the phone with the agent to clarify issues. The tldr version is this: it is now a month after the holding deposit, we are supposed to move in tomorrow and we are yet to be sent a contract or any support on handover for the keys. We contacted the current tenants a couple of days ago about them so we don't have to deal with Ludlow.
We've been trying to secure a tenancy with the property manager Ross Edwards and it has been really painful. He is very slow to reply to emails even when he himself has written us a deadline he expects to reply. From around 7 phone calls only twice have we been able to get ahold of him to actually speak to him. He was withholding sending us a draft contract for a whole week and we finally got one from the person on the phone help desk.
5 from our 10 emails have been chasing Ross to give more details or send us the documents expected. Ross has even explicitly said that he would send us the contract the previous Friday only to not do so. Two days before the tenancy we called Ludlow and they said "we'll be in touch but if we're not in 24h give us another call" and you wouldn't believe what happened in 24h. Nothing. So we called them again.
I dread now being a current tenant and will know to document everything for auditing purposes, will prepare to call them multiple times if there are issues and I'll generally we wary. Awful service, would avoid them in my next tenancy.

He was very open and professional and helped us make an informed choice after a poor experience we had in the past with other agents. Mark also recomended solicitors, knowing that we were looking to close a deal very quickly - we were not disappointed! Not only this, but he was helping us chase paperwork and make sure both for us and the vendors everything is running smoothly. We had dealt with quite a few agents in the last 8 months to find our new home and Mark was by far the best agent we dealt with. I would recommend him and Ludlowthompson and go back to this agency should I need to. We love our new place and can't thank Mark enough for his help and professionalism throughout this process!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
ludlowthompson prides itself on being able to fulfill customer expectations, and meet their needs. Whilst it is always our desire to achieve this, should there be a concern from our client we would always wish to be able to resolve it quickly and be given the opportunity to demonstrate our commitment to quality customer service. In order to do this, and engender an approach within our business of ownership and responsibility by all our team for the service provided to our customers, we apply the following approach to any customer complaint \/ concern:
1. Please refer all complaints initially to the Department that they relate to. (Lettings\/Sales\/Management\/Accounts). Presenting your complaint directly to the party you have been liaising with.
Whilst we would anticipate that this party will have been able to resolve your issue at this stage, should you not receive a satisfactory response or resolution to your problem:
2. Please refer the complaint to our Customer Services Department. (customerservices@ludlowthompson.com).
Once the complaint is received at Customer Services the matter will be acknowledged and investigated. A full response will be received from the appropriate ludlowthompson representative within 7 working days.
This representative will be a senior member of the team managing the issues on which you have reason to complain.
3. Upon receipt of the response if this is not satisfactory please advise Customer Services and the matter will be referred for review. A full and final response from a ludlowthompson representative will be received within 7 working days.
We would obviously anticipate that no response would leave issues unresolved having been considered to this stage. A \'full and final\' response will be advised as such within the detail of the response and will have been provided on behalf of ludlowthompson by an appropriately senior member of the management team to ensure it has been given appropriate review and consideration.
4. However, should this \'full and final\' response not be satisfactory please find detailed below the website contacts for each of the following bodies to which ludlowthompson are members. Each will ask you to have ensured you have received a full and final position from us prior to you being able to lodge a complaint with them for review and will guide you on the necessary steps to take.
ARLA (www.arla.co.uk) or NAEA (www.naea.co.uk) or The Property Ombudman (www.tpos.co.uk) . They will then consider the complaint and review the matter.
