We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have: 1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team. 3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple. 5) Their fees are extortionate and we will have to pay £120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we would advise renters to use a different lettings agent.
