Staff seem very unhelpful, poorly trained, and misleading. After waiting for weeks for a reply from a property manager that was chasing our landlord I had to chase again for an update to be given a rude and empty response stating she had tried to contact the landlord and we would have to continue waiting for a response. Unhappy with this I emailed her manager to complain as I have been treated very unfairly and never like this with an agent before but still no reply... Apart from a call from the agent I rented the property with to ask if I was still interested in renting a house (two months after I moved into one of their property's! As I really didn't have a choice I had to contact the landlord directly even though this is a MANAGED property which I was informed choices had not tried to contact the landlord at all! All the staff have been misleading and uncaring with no urgency to help at any point. The only member of staff that seemed to be polite and do as she promised was Hannah she was very helpful. I have informed my landlord we will be moving out at the end of our tenancy unless he changes agents.

Everythingthing seemed kushty at the start - eager to take my money i moved in 2 weeks before christmas,- id asked for a few repairs in the place as sum doors was hanging off in the kitchen and some tiles missing - they told me that the flat would be good to go, a new coat of paint and be deep cleaned - however it wasnt and things took a massive downhill spiral from there, - the 1st night we had a bad storm - it rained heavy and the walls in the property turned wet - literally- i mean the paint on the walls was dripping - ive worked in construction for many years and not scene damp that bad - a big hole in the wall should of been a massive give away - sum sort of an attempt at fixing a problem but did nothing but allow heat to escape and traffic noise in - the following day only 3 days in the walls started turning green - i now realised why the furniture was pulled 2 foot away from the walls - scared for my health and the damage this would do to my belonging , i contacted choice, who told me i was on a collect only rent agreement and it wasnt there resposability or there problem (thanks) - my landlord did attempt to resolve the problem buy filling sum gaps in the floor boards and insulating the open hole - he offerd me £50 and a dehumidifier as a good will gesture to stay - which i never did see in 12 months - so i was left to wash the walls down with bleach every month my radiators on full 24/7 to minimize mold growth and try keep the walls dry - not what id expect this day and age to be fair - the months roled round and passed very quickly, fortunatly we had a lovely summer, stayed dry and as you can imagine never heard a peep out of landlord nor agent untill renewal date and it was time to move out - i was on talking terms again and asked if i could take the bed frame and sofa with me on leaving the premasis as he was selling the place itd do us both a favour - to my suprise he said yes if i give him a drink - i moved out a month ago and have been chasing my deposite money for over a month now 1,200.00 of wich there trying to keep 1,000.00 of it - my landord has seased contact with me - choice are trying to bill me deep cleaning bills (tho apparently im on a collect only rent agreement and its not down to them to clean the property) and i cleaned the property to how it was when i moved in - none registration of utilty bills tho i hav proof of cancelations of bills - and you got it furniture costs of hundreds of pounds - this company is a joke and i advise anyone who is thinking of renting with these people to think hard before doing so - there money driven and dont care about youre welfair - they will not help you stay away -

STAY AWAY FROM THIS AGENT. They rented me a flat with a broken window withholding the fact that it was broken until I moved in and found out- curtains were over it when I viewed it, hiding it. They failed to fix it for the entirety of my contract, after I complained several times- they knew I would need to pay a fee to break my contract early so they didn't care if the conditions I lived in where abhorrent. They also failed to fix my boiler for days on and would not change it even after their contractor told them it was in a dangerously bad state. I would be left without hot water and heating at -2 degrees for days on end. I left my flat 3 months ago and it turns out my DEPOSIT WAS NOT SECURED EVEN THOUGH THEY SAID IT WERE. I have reported them to the property ombudsman and will be taking my landlord to court. AVOID AT ALL COSTS. They may be nice and polite before you sign a contract but after you do they will reveal how unlawfully irresponsible they are. Also, when they tell you to contact the Director- Stephanie Priory- it all nonsense- I emailed her months ago and she never got back to me. I have been through their formal complains process, they just couldn't care less once they've taken your money!

I made an offer for the apartment with my agency and turned out the property was managed by Choices, so it was not up to me to decide who to work with. I have not been seeking any assistance throughout 17 months of my tenancy, until there was an issue with one of the bathrooms. The agent has been extremely unhelpful, I had to chase them to get any update, I never got the feeling that my query has been managed appropriately. I have escalated the issue to the Director, who was the only person speaking to me patiently and politely. As a result, I have not been able to use the toiled for 1.5 months. I really hope I will never have to work with this agency again.

I have been warned by friends not to go to Choices but the reviews said otherwise. Well I can honestly say that the hell started after we signed the contract. First, they knew from the beginning that we have 2 cars, me and my 2 flatmates, they only gave us one gate key and no parking permits which resulted in both me and my flatmate getting a £100 fine for parking where we pay rent of £1200 for a 2 bedroom flat. We stayed with Choices for 11 months, had absolutely no support from them, they tried to get the holding deposit from us twice, my flatmate nearly paying that again while I was on holiday but I spotted it and when I called them they said it was a mistake. Worst part though was when after 1 year since we left, we get a letter from Council tax saying we owed £1300 after Choices said we stayed there until September when in fact we left the property at the end of May. When that was sorted, we had to wait one week for them to send an email with the confirmation that we did leave the property at the time we said, but obviously they didn't put the date we left, but instead they put a week extra to our contract. From nearly a £600 deposit per person, so £1800 deposit, all we got back was £45 each and that because we left a couch in the flat that wasn't there and apparently the removal cost for that was £400 which is complete nonsense. On top of that they finally deducted that holding deposit £500 again. This time we didn't say anything because we were finally happy to leave that agency behind. Ridiculously high rent, fees, no help whatsoever, customer service a joke.

When I moved in to my flat I was happy with the service I had been provided. Unfortunately, however, just before Christmas, someone in the area gained a leak. This person's leak is above my bathroom somewhere. The agent has been trying to tell me that until the leak's been fixed, there's nothing they can do. Since just before Christmas, my bathroom has gone from an inanimate room with a minor drip to being perhaps another month away from sentience. The mould has been steadily building up, and while I would love to welcome this new creature, now named Dave, into my abode, I'm not sure we'll get on well as my eczema has returned. This estate agent has no interest in my well-being; rather it wants me to stay there quietly so it can collect its profit each month.

Exorbitant. In my case, Choices company director emailed that the Office of Fair trading and The Property Ombudsman have asked Choices to agree a fair fee to release clients from the terms of their contract. However, in practice Choices have not set a standard fee for this option, and in my case the fee was exorbitant, but worth every penny as I am so relieved that I no longer have to deal with them.

Always inspect the Inventory Check-In and get a copy of it, and be sure to point out every little thing and have it included on it, or be charged on the way out! Also, I was misled about bills when I moved into a room they were letting in a 3 bedroom property, suggesting that if one person didn't pay their bills to notify them and that I wouldn't be on the hook as the person paying the bills for the flat. Well, of course in the end I got stuck with some unpaid bills and Choices made every excuse in the book to not help out.

This is a review for other Landlords thinking of using Choices in the Croydon area. DON'T. Read their Terms and Conditions. They take fees annually in advance, if your tenant moves out one month, two months after, they will not return any or part of the fees paid for the forthcoming year. Although the contract states that you can terminate when the tenant vacates, this will effectively cost between one month and up to 12 months annual fees + VAT depending on the commencement date and termination date. They will give a credit for what has been paid up front but only if you stay with Choices and they find you a new tenant. In effect, once you sign up with Choices you are tied in to an ongoing contract with them which is potentially expensive if you choose to use another agent or do something else with your property as fees are NON REFUNDABLE. There are plenty of other agents in the Croydon area who charge monthly fees which stop when the tenant vacates. Choices also charge additional fees for anything and everything even if you retain the same tenant.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
