9 Days ago we moved into a rental property managed by Charlotte Suarez. There is significant damp in one of the bedrooms, which is a huge health concern for the Asthma sufferer who lives there. We had no hot water for the first 6 days of our tenancy, and from then until the time of writing, our boiler is still faulty and requires us to have the heating on to get hot water which is costing us unnecessary money in energy bills. Our toilet was completely blocked and unusable upon arrival. 3 Days into the tenancy it was temporarily fixed but has not yet had the broken parts replaced. There are major security concerns around the property - our back door to the garden barely closes, and when it does, it is hanging on by a single flimsy bolt at the bottom of the door. The bolt at the top is completely broken and hanging down. The window lock in our bathroom is completely rusted through, and another window lock in one of the bedrooms was completely snapped off upon arrival. These kind of security issues make it impossible for us to get insurance for our possessions, and would void any claim. We are very worried about this. There were lots of possessions / furniture have been left over from previous tenants or the landlord; including linen on the beds, and spare linen in the wardrobe’s, pots of paint, tools, sunbed cushions, blankets, spare hoovers and hoover parts, pots of paint, cases of light bulbs left in the kitchen including a broken shattered lightbulb on our kitchen floor, portable heaters, old TV monitors in bedroom cupboards, large boxes of garden tools and waste. We are still waiting for this stuff to be removed, and currently occupies all of our storage space. There is plenty of damage in the property to doors and furniture - One bedroom’s door handle is completely broken, and could potentially result in us being locked out of his room. My bedroom door and the bathroom door are almost falling off. There is a broken banister on the way down to the kitchen with nails showing, plus rips in the carpet on stairs where you can see nails on the floorboards showing. Thee are plenty of uneven or unsupported floorboards throughout the property also. All of these are health and safety concerns. One side of the wall by the bathroom is also cracked / caved in. There are also holes in the walls in the living room left from what looks like a TV stand. There is no smoke alarm or extractor fan in the kitchen. We have a biomimetic carbon monoxide detector in the kitchen, one that changes colour when danger is detected, however there is no alarm. This makes us feel unsafe. Our property Manager has since offered to reimburse me for a CO alarm if I buy off amazon. KFH have been replying to our emails. We have had three plumbers visit so far, all with a different diagnosis for what wrong with our boiler - we are still waiting for it be fixed. On day 5, an engineer from Barbican property services visited to quote for the other repairs. He told us the worrying cause of the damp issue, as repeated blockages in the drainage pipe on the rear side of the property causing the pipe to flood and water seep through the concrete into the bedroom. He says significant work is needed to replace the drainage pipe and re-concrete the wall in order to permanently fix this. He said simply sanding over and repainting over the damp will not solve the issue, because the damp would be back on the next period of significant rainfall. More worryingly, he admitted that he has visited the property before to quote for the same damp problem, and on that occasion they never heard back from the estate agent about the quote. The fact that they have previous knowledge of the source of the damp issue, yet still decided to move new tenants into the property without making the necessary repairs, is unlawful. I can’t quite believe how these problems weren’t spotted by KFH, and how they thought they could safely and legally move us into the property without fixing these issues. It has so far been a terrible experience from an estate agent with such a good reputation.
