AVOID THEM IF YOU CAN !!!!!! Agents promising allot of thinks before you sign a contract, when you put your signature it is hard to deal with them. When we moved out from rented property following all big list of rules we still waiting for our deposit back that nearly 3 moths still disputing ower £120. Short story how it happened: We moved in IG50HG house, the house was terrible state as owners just left the country, but before we signed contract we agreed with Portico letting agent, to we will organize cleaning services, rubbish removal service and we will do the painting in the house from our cost, we will keep all invoices and all that money will be deducted from our monthly rent. All was done how we agreed. We did not charge for house painting with was done. When the contract finished we left the house and all starts then, them trying to deduct money from the deposit for all of it!!! An agent with promised all to us ignoring us. And deposit people trying to find all silly bitts in the house with is wrong to avoid paying our deposit back! By them emails it looks like we moved into a just refurbished house with new kitchen and atc. and damaged it all in 6 months. So just avoid companies like that !!! I am including a couple of pictures state of the renting house via PORTICO before we moved in. I have got a lot of pictures before and after the contract finished.

RightMove and Portico listed the rent as different amounts, only varying by £5, fine. Once I was offered the property over the phone the price increased again by £5 p/m - weird. Portico then expected me to pay the full works (rather than the holding deposit) before SEEING let alone SIGNING a contract. They went on to tell me this is ‘normal’ and it’s a ‘standard agreement’ despite their website saying the polar opposite. Raising this then meant I had to wait for this to be relayed to HR to ‘see what they could do’. With 2 weeks ahead of my move-in Portico asked me to move in a day early, granted. That would have been a reasonable request if my boiler wasn’t broken for three days and the intercom actually worked. All of which should have been picked up on while carrying out the ‘Check In’ document. Beyond that, the property was advertised as furnished but no furniture was ever seen until hours AFTER i had moved in which turned out to be unsuitable. I had been vocal throughout and asked to preview on MULTIPLE occasions, each time the goalpost was moved. Day before my move I was told to collect keys five hours after the original set time ONLY because I was following up on furniture for the umpteenth time. No regard for my arrangements whatsoever and treated like an afterthought . Lewis, the agent that had shown me the property had told me this landlord had many properties so I could not understand why I couldn’t be shown furnishings from archive if they are all similar. Following all of these issues on a bank holiday might I add, I emailed the agent and the reply was literally a one liner, utter apathy. Days later, I visited the branch and spoke to the Manager Rash who seemed to nod and fathom but couldn’t even follow through on a simple callback. All of the furniture has been returned but they see no reason for the price to change down to their staffs negligence. They still stand by there being no actual remedy and there are still things left ignored. Only Lord knows who my Property Manager is now as I'm receiving emails from Walthamstow's branch despite being walking distance from Ilford's. Pathetic and unaccountable.
Advice: Be vigilant as my contract nor check in listed the property as “furnished”.
Credit to the Landlords handyman Tony, who is amazing and the only reason for the star (because 0 isn't an option). The only saving grace!

I lived in a Portico Managed property for a year and it was the worst time of my life. The issues started before we even moved in, where it took them 10 days to email over a form that we asked for every day during that period. The check-in inventory was also terrible - photos were clearly taken in ways to avoid highlighting certain issues to the point where I had to effectively redo the entire inventory myself.
From there they practically ignored us. I would email about emergency issues such as windows not opening/shutting, heating going off (during -2 degree weather) and not coming back on and the publicly accessible garden door (garden has small wall anyone could jump) not locking properly and never get a response. At times this flouted the law, such as the heating during cold weather and windows (which are fire exists) which were completely sealed shut and impossible to open without a knife and time.
Once we did move out getting our deposit back was even worse. For a month after I asked for the check-out results and didn't get it until that point. When we did get it, it was not dated. Despite constantly asking to know what date the inventory was taken, they never did answer.
During the discussion about deposit deductions they also bought out a badly made and photocopied invoice stating the pre-tenancy clean was done the day after we moved in. This was not true as I was in the property the entire day and nobody outside of the tenants entered, meaning the invoice was either fake or incorrect.
Finally, no tenant was invited to the check-out, despite our tenancy agreement stating we would receive an invitation. And I would have definitely attended if I had gotten it, which could have avoided many issues as I'd have corrected them at the time.

They know the problem about this flat and they said, âI'll sent someone to fix itâ, but in the end no one comes and you have deal with all the issues. The agency is not serious, I think none of them are. The worst part of this is when you have small kids, living in a bad condition... that is quite sad. And they don't care, they just look for their interest not for the others.

I got confused before, but if you are renting in E12 you should speak to the forest gate team on 70 Woodgrange Road. I don't think Ilford office would deal with this.

Clearly mention that a family moving with two children under 6 kids before end of summer holidays. They lied the landlord about us and lied us about the landlord requirements. On 27th august after seeing the property from outside we met the landlord n found out the truth. The landlord was also shocked as well when told him we are moving in 3 days . he has been told different story that a single person moving in two bed flat . now after a month they told us that house is gone . and still holding out deposit. Next. Day another agent from the same office calls us n tells us another property to make up the loss .as he wasted our time but when buna finds out . she said no to us. Because she's been told off by the first landlord for not telling the truth to both the parties. I think its highly unprofessional and waste of time.
