I’ll try my best to make this as brief as possible, however the journey we have been through feels like a never ending nightmare. Me and my fiancé was accepted on our first home back in November 2024. We couldn’t be more proud of ourselves managing to buy a house in this current climate, and still be in our earlymid 20s.
The house was being sold through Wards, who of which I was already warned about by multiple people. We often heard comments that Wards have a terrible reputation, but I found it hard to believe due to their claim of being the best estate agents in Kent. I stayed hopeful and we continued with the sale, with Fahim Ahmed being our first sales progressor. Purchasing a house was not ideal with Christmas approaching, which was evident the lack of progress made from the date we was accepted until after year. Fahim was useless, with very poor communication skills and never had a clue what was going on. As a first time buyer, we expected much more guidance of the process. Fast forward to past year, without any form of communication. I took it upon myself to get in contact with the branch, an update. I was told by the branch that Fahim no longer works the company, and we have been allocated a sales progressor. I wondered I didn’t call, how long would it have taken them to get in contact and explain this?
This brings me onto Barry Smith … the second sales progressor taking over Fahim’s poorly managed work. We was assured by the branch and Barry himself that the communication issues experienced before, would not happen again. How wrong was I believing in these people. Since Barry taking over in January, it has been nothing but hell me and my fiancé. The communication has been equally as poor, not worse. Whenever a problem has surfaced, Barry has not had a single clue about what is going on. And constantly fails to inform us. Throughout we have been given mixed signals, one minute saying searches have been raised, then a few weeks later says they are now raised and before they weren’t due to XYZ.
During this time I placed a huge complaint into the head office, as we could not take it anymore. We are very tolerate people, but hadhave been pushed past breaking point. After the complaint was raised, we quickly had a response of “we will sort this” kind of attitude from Barry and his branch manager Paul Paige . Again with wishful thinking, I finally thought there will be a clear structure of what is happening with our sale, and why everything has been so delayed. In fact, since my complaint nothing has changed. Everybody seems to be extremely incompetent at answering basic questions, that should be known by the sales progressor.
So that leaves me to where we are now. Five months down the line, with no single clue of what is going on. Or how much longer this is going to go on . Five months may not sound very long in this context, but believe me we have had nothing but problems and poor treatment. Unfortunately, myself and my fiancé are in a situation of needing to reconsider and potentially pulling out of our sale. We are devastated, heart broken even that we are having to consider this.
For extra context, we have been very cooperative throughout this sale. By providing all pieces of evidence required, in a timely manner. We have always been contactable, and flexible whenever our progressor asks to call us back. The communication has been shocking, worse than speaking to a brick wall. Adding to this matter, I understand problems can surface, and understand that house buying can be one of the most stressful life events anybody can face. Despite this, there has been no excuse the disgusting behaviour from Wards. Basic communication skills need to be taught, as it is subpar.
Overall my message to all. Please do not waste your time buying or selling a house through Wards. They do not care about their clients, and have no urgency to make this process as seamless and stress free as possible. If we end up pulling out and looking a house, we most certainly will be avoiding Wards and all cost. I would absolutely hate anybody to experience what we have. I wouldn’t wish this upon my worse enemy. Stay safe, and don’t waste your time.

I wasn't sure if we could get a mortgage but Colin put us at ease and the mortgage application and acceptance was a sheer delight. When the first house we put an offer in for fell through Katie picked us up dusted us off and put special efforts in to pick a new house. The other members of Walderslade Wards were so very helpful when we rang and couldn't speak to either Katie or Colin, that's great internal communications.

My property was sold very quickly, enabling me to purchase the property I wanted. All transactions were very efficient from start to finish from the estate agents office. I was able to arrange my mortgage through Wards and use the chain of solicitors recommended which kept all transactions within the same group of professionals culminating in a relatively smooth transaction. There was a delay with one of the solicitors not acting as quickly as the others in the chain but this was soon resolved by both Kim and Laura who contacted the relevant professionals concerned to ascertain the delay and to help resolve the issue. I was kept informed of the progress throughout and all staff at Wards with whom I dealt with were most polite and courteous. I would have no hesitation in recommending Wards in the future.

Overall my experience with Ward and Partners was very positive. Katie Hayes was an absolute pleasure to deal with. She always kept me informed and was extremely helpful at dealing with all my viewings and bookings and followed up with feedback sessions and emails very promptly.
Katie also listened to me which ensured that she only sent me relevant houses and on relevant viewings in the area I wanted to move to.
I also dealt with with James (from Walderslade branch). James was also very friendly and helpful but was sometimes a little too pushy. Some examples of this were when he was quite insistent that I come in to see "Colin" the Mortgage advisor, even though I already had my mortgage in place with my own financial advisor. James also implied that the vendor of the house I was buying would only accept my offer if I was to go with the same Solicitors (Martin Tolhust). I was then pushed into making this decision on the spot. Although this was the case I only have positive feedback for the recommended solicitors as they are very thorough and also helpful.
Overall my experience was very good.

I needed to sell my property quickly to ensure that I was able to purchase another property. John D'Aguir and his team acted very quickly in visiting my property and getting it on the market and finding suitable people to view. This resulted in a sale in less than 1 week.
