Avoid at all cost the conditions they expect you to live in are disgusting as you can see from the photo attached of a massive hole in our bathroom floor we have complained about for months along with black mould in bedrooms bathroom and living room.

Went to view a property that was on the same land as a lovely lady who owns converted stables. We were toured around by her as she was happy to do so. Andrew then turned up and immediately gave off an arrogant way about him. He seemed annoyed we came a bit early and was toured by the woman. He also shushed my dog, did not shush the owner of the property's dog...just mine (clearly he's fake to those he benefits from). He heard me shush my dog and thought he could do the same, but much louder and unkind. If he did that again I would have not been so dismissive. I hope to never come across him again. We then made our way to the next property. We could not see him outside. We tried to find somewhere to park. In no way are we parking on the main country road. He came out all confused about why we were not getting out. He pulled faces (I could see he was even when wearing a mask OUTSIDE). He scrunched up his eyebrows saying "it's fine to park here" and seemed annoyed that we turned that down as my partner did not want to park on a bend. I also started to talk about the parking and Andrew just WALKS OFF as I'm talking!! What a completely utterly unprofessional manner he has. His attitude needs to change as his ego is too big and I do not get why. Keep your dogs away from him and also just stay away in general.

As a landlord, I rent out 2 properties through Swallows and have done for several years now. We made the huge mistake of dealing with Swallows in Frome.Moved into our property Sept.2018 with a number of issues that were to be attended to as soon as we moved in.Just 2 items were done, as of today we still have a heating/water boiler that still doesn't work..had engineer out twice... We made the huge mistake of dealing with Swallows in Frome.Moved into our property Sept.2018 with a number of issues that were to be attended to as soon as we moved in.Just 2 items were done, as of today we still have a heating/water boiler that still doesn't work..had engineer out twice who confirmed it has always been a problem and needs new parts and a general service...landlord wont agree to replace and Swallows take no action to get this issue resolved.Our first visit from Swallows was on Wednesday last week .Andrew took pictures of the mould and damp , the windows that are sealed shut , the loose stair rail etc etc etc (all items noted last September when we moved in) we are now 9 days on and guess what ? Not a word from anyone.Have given a one star rating and that is just because of how efficient they were when they took our payment...agreed to pay 12 months in advance.BIG MISTAKE !!! Please dont deal with these people , they have no interest in their clients and offer no assistance whatsoever

I truly cannot express fully how helpful and kind they all were in Swallows. Particularly Claire, who I felt really went beyond what her job called for to help us move into our new home. She was compassionate and empathic, beautiful to discover within this world. There are so many people looking for houses, she could easily have found someone else to move into our new home, but I feel she walked with us and helped...was a beautiful feeling...deeply grateful to her and Swallows agency.

Everything we requested was ignored or denied
People rent for a variety of reasons not always because they are unemployed/unable to buy/benefit scroungers. We have been treated with prejudice & *, receiving intimidating, offensive phone calls & emails from Caroline who didn't research her facts before threatening that we could never rent again.
Renting through this agent has caused much distress & we advise people to think carefully before using Swallows Letting Agency.

Swallows have taken over our property from another agency in the area, and what a difference. Overall a very poor experience, including:
1. Overcharged for minor works e.g. £75 to mow and prune a very small garden!
2. Refused to get 3 quotes for a major repair (over £3000), and told "why do you need 3 quotes, you earn enough from the property"!
3. Very difficult to get hold of them e.g. sent 3 emails with no response after 3 working days.
4. Charges for change of tenant are excessive (compare the local competition).
5. Tenant informed us they also have a very poor device from Swallows.
6. Delay in faults being reported to us e.g. over 3 weeks for a leaking roof!
7. Rude staff, that make you feel you are in the wrong for asking questions/querying information.

WARNING - AVOID! said about Swallows Property Letting

I should state at the start that as well as renting houses for the last 7 years I am also a landlord.
I could write an entire essay and back it up with pictures but all I can say is that our experience with this company was just terrible. They lied, they did nothing and they ended up taking deposit money off us and I have since found out that they know the cause of damage was natural as I had explained but still took our money anyway
If you rent off them be prepared to hear the phrase "too busy" - a lot. Do NOT trust anything that they say and get anything that is agreed in writing.
If you have them managing your property be careful. They were managing our property and the quarterly visits never happened, their so called main contractor is some "bodge it and scarper" odd job man. So if you are a landlord watch them like a hawk
The owner may have a quasi aristocratic name and sound very pucker - but the reality is that he is a bit of a rip off man masquerading as a gentleman.
To date we have yet to hear anyone say a good thing about them in the local area
