Review William Elphinstone and Dexters
I had an incredibly disappointing experience with William Elphinstone and Dexters. After scheduling a viewing Flat 1, 127 Landor Road, Stockwell, London, SW9 9JD Friday, 0703 at 15:00, I was left extremely frustrated. I spent over an hour preparing and arriving the viewing, only to later discover that the current tenants had denied access. However, what truly added to my frustration was the complete lack of communication from the agent or the agency regarding this change.
Neither William nor anyone from the agency bothered to inform me beforehand that the viewing had been cancelled. I was left waiting and unaware of the situation, which shows a total disregard potential tenants who are genuinely interested in the property. Such poor communication is unprofessional and reflects badly on the agency’s overall service.
It’s one thing to have a viewing cancelled, but it’s another to have no one from the agency take the responsibility to notify you. I strongly recommend that the agency improve its communication practices to avoid wasting people’s time in the future.

Avoid the Dexters Clapham office like the plague. This team are complete commission chasers who have no regard for the properties they are selling or the people who are buying them. I had the displeasure of buying a flat through Dexter's. There was 0 communication to their seller who made the entire purchase hell. They refused to let me come and take measurements after we had exchanged. I sent multiple requests from me to remove specific items on the contents list, on completion day these items were all in the house, the seller was still slowly moving out when I was the rightful owner and they left an outrageous amount of stuff behind. All the storage cupboards were full of dirty clothing, a broken dryer, discarded electronics, the list goes on. There was also a huge ikea wardrobe (not mentioned anywhere on the contents list) that they refused to remove. Once I removed this wardrobe myself, I saw it was there to cover some extreme damage to the walls and skirting board (easily £1000 worth of damage). I communicated this to dexters and if was received with a “well we've done our part” attitude. I've been in the property for almost a month now and I'm still removing their items. Isabelle Rochelle is the main commission chaser I was saddled with, keep your wits and money in your pocket and promptly get away from this office.

Most of the reviews are fake or staff are targeted by office to see who can get the most reviews. meanwhile if you are a landlord beware. They have so many different departments, it seems no one speaks to each other! the service is ridiculous. The property managers hardly have no experience or knowledge so they send over quotes that are very high, the works always seemed rushed and tenants are always left waiting then requesting compensation on top of work that's going ahead. Fee's are very high, they will charge you for property management as normal but any invoice again for works over £300 they take a percentage on top too. they also take a higher percentage from you if works are over a certain amount, bare in mind I'm already paying them for this service. They also take commission from the contractors on top of that! Or they forget to pay contractors and decide to take the money 2 years later showing there lack of organisation or respect for other companies. I am aware dexters are terrible at paying their contractors leaving a lot of small businesses to go down! They seem very money grabbing and have no care for anyone around them! You have only got to look at the staff turnover, you hardly keep the same property manager for a year. Please it is so much more cost effective to find a reliable contractor and provide there number to your tenants for emergencies. The contractor can then send you an invoice. The money you will save is a massive difference without agents getting rich from your property.

Worst/ most unprofessional service I have ever encountered. I and my Three house mates were looking to find a flat in Clapham to rent for our next year at university, we viewed a flat and were happy to put down an offer. Our estate agent was Ruby Caparn, she was aware that we were students and we had told her all the university's that we went to over the phone when she asked for our guarantor information. Miss Caparn was extremely pushy, on my way home from the viewing she called and started demanding the holding deposit right there and then. We had no emails of deposit protections, or any other formal documents. This was all extremely rushed and unprofessional. Due to being rushed, I couldn't contact two of my house mates to get their holding deposit, so we asked if half the holding deposit (£340) would be enough to take it off the market, Miss Caparn assured that will be fine and the property was now being held for us. In which she continued to congratulate us on. Not even 24 hours later, I receive a phone call from Miss Caparn stating that the landlord doesn't want us to live there as we are students (which was made clear even before we viewed the house), and that other tenants will be moving in instead. This is against the law and The Tenant Fees Act (2019), once a holding deposit has been taken the landlord cannot accept any other offers. As our estate agent Miss Caparn should have fought for us and our rights, but instead we got a blaze response of “this is unfortunate”, completely ignoring the fact that what she has done is against the law. To make matters worse after sending her my account details to get a refund, it took 19 days for us to receive a refund after her claiming on the phone it was take 3-5 working days. The level of unprofessionalism is appalling, her tone in her emails switched to rude and dismissive, if she would be reply, as to most of them she didn't. We attempted to call her, she refused to come to the phone. And the cherry on top of the cake is after her complete lack of cooperation she offered a case of wine as an apology…. She said she'd arrange to have this sent a month ago. I'm not holding my breath, and frankly I couldn't care if I receive this imaginary wine or not. I would just like to see Mrs Caparn to be held accountable to her actions and misconduct.

I had the displeasure to rent a place via Dexters. My "communication" if I can call it that was with Alysha, Sanjay and Gary. It is the worst agency that I ever had to work with. To sum up some of the stuff that went on: - They lied about cleaning the place before moving in. - They never fixed broken items in the place that were supposed to be fixed before moving in. - They do not reply to emails. A month+ of unanswered emails, even when it's urgent. - They gave the keys to the flat to a random person WITHOUT giving any kind of notice, and that person came to our flat when we were all away! They said it was "for an inspection" after we figured out that someone has been in the place! They didn't care about the 24 hour (at least!) notice that was in the contract. - They said the tenants did not pay the rent, and when bank evidence showed they were wrong, they did not even apologize and stopped replying to emails.
Edit: After I left they tried to grab the deposit money. I tried to talk them out of it but they kept lying and they even tried to create a new pdf with TDS that said I left the property 1 month before the end. Luckily with the TDS dispute scheme and me having all documents and proof and them having none I got all my money back.

Awful awful service. Would give 0 stars
Have threatened to charge us for everything and anything throughout the duration of our tenancy, even when the plumbing system stopped working they told us to 'get a friend' to look at it, or pay for a call out fee ourselves. It took 10 days after the escalation to a formal complaint for this to be resolved without charge to us.
We had the property professionally cleaned and they threatened to deduct our deposit for further cleaning despite the flat being cleaner than when we moved in, we have had no communication from them officially regarding our deposit for 11 days since the end of the tenancy, and have had to raise a dispute with TDS to recover our deposit and extra days rent we are owed. They have simply ignored us, and are holding £2k of our money.
They are incompetent, and complete money grabbers. They will attempt to whack charges for absolutely anything, and refuse to provide any assistance to you.
Avoid at all costs, unless you want to be ripped off and £2k of your money held from you.
Still no contact from them, we have not even had so much as an official check out report.

I am out of pocket over £1000, and have received no confirmation of when I am going to receive the money. rnI would never, ever use this agent again, and would highly recommend using services such as Openrent.com to avoid ever having to deal with the imbeciles that work there.

It will take about a month to get an answer from them. We are tenants of a property and we are still waiting for some of the requests we did when we start to live here already a year ago. They are not professional enough and always trying to make you to give up about things, because of the time consuming that is to chase them for everything!!!!!! Dexters in general is really bad. But the worst of the worst is situated at Clapham High Street. Please avoid to rent with them!!! They will rip you off!!!

We have been renting our property out through dexters for the last 5 years. It's worked out very well. They are a good company to rent through. Sanjay has been our property manager for the last 2 years. He's been excellent. Thorough, easy manner, nothing is too difficult for him. Two examples particularly stand out for me. Last year, he spotted that a contractor had repainted our kitchen in the wrong colour and got them back to redo it in the appropriate colour. And, recently with replacement of our house alarm, Sanjay has been quick to find alternative quotes (when he deemed a quote was not VFM) and gone the extra mile to get me the best possible solution. Sanjay's an asset to the company.

If you have never used Dexters to rent a property, I would strongly consider staying very far away. Dexters is by far the most unprofessional company which also misleads its tenants prior to signing a lease.
A number of items were found damaged / not working when we moved and although we were assured these would be repaired now a month after moving in we are still chasing Dexters to get these issues sorted out.
If Dexters are also the managing company for the property you are renting then it is even worse. Email responses are very slow and it is always very difficult to get in touch with agents on the phone. Either the landlord for our property is cheap and likes to rob tenants or Dexters is trying to be lazy and cheap avoiding sorting out simple problems which should have been done prior to us moving in.
This company is the bottom of the barrel in terms of letting and property management and I would definitely not waste your time. There are many other companies which offer a more professional service.

I have NEVER experienced poor service like this in my life and the fact that we have just signed a 24 month lease AND to find out that Dexters is the property management scares me! From the get go, the letting agent was unprofessional, incompetent and clearly inexperienced. He demanded documents and payments from us, giving us deadlines even after HE was delayed in providing us with agreements/contracts/documents, but when we emailed him with questions and concerns, addressed them at his own leisurely pace. When we did finally sign and took up residence, the flat had NUMEROUS things wrong with it, many of which breached the contractual agreements on the landlord/Dexter's behalf. They refused to repair things that were broken/faulty etc, demanded we change payment date of rent regardless of what was stated in the contract, were unwilling to negotiate on very simple requests and offered solutions to problems such as "just use a regular plate as the turntable in the microwave; that's what the landlord did and it worked fine." or "if you want a new microwave turntable, you must buy it and the landlord will reimburse you one it's not more than £15" or "we are not replacing the rubber seal in the washing machine that is covered with mould/mildew from previous tenants not cleaning it - just google some cleaning agents/bleach and you can clean that yourself". I could go on and on with our problems. I WISH i saw this website before we agreed to use this agency.

I see from other reviewers on this site this agency is a problem. Now I'm coming to the end of my contract with them they are making it as difficult as possible for me leave: Adam, the branch manager, is refusing to answer simple questions about the check out process and is now sending me petulant emails, which I'm happy to circulate. I contacted the head office about this on Wednesday and was informed I'd have a response within 24 hours. It's Friday and I've heard nothing. Dexters needs to think about its reputation and limit the damage caused by this branch asap.

Not worth paying as they didn't do anything for us apart from make us pay more money for their mistakes.

I rented a flat for 14 months through dexters, it was the worst experience I've ever had. The agency didn't speak to each other and we were all told different things, we then were made to pay extra rent at the end of our tenancy due to one member of staff telling us wrong information. We needed things fixed, and none of them were in 18 months, including our oven which was dangerous. We were treated like we didn't matter. They arranged viewings in less than 24 hours then just let themselves into our flat without knocking.
