Braemore's cost of repairs are mouth-watering & they probably make more money than landlords. Braemore would not return keys on termination of tenancy as they tried to infer outstanding power bill was the landlord's responsibility. Braemore held the tenant's deposit, therefore this was nonsense. DO NOT USE BRAEMORE!

A complete shambles. One star is too many!
From a landlord's perspective I would advise avoiding at all costs. Terrible communication, poor administrative processes in place. Errors from them on HMO certification, informing landlord of impending tenant departure, and even passing rent on to landlord!

AVOID AVOID AVOID AVOID AVOID
Braemore are the worst rental agency in Edinburgh.
They refuse to carry out repairs or any form of Maintenance at the properties they rent.
Due to lack of Maintenance and repair even after repeated emails and calls, I ended up receiving a nasty cut in my hand due to poor beading/skirting. No replies as per from them.
My flatmate has waited over a year for the shower to be replaced among a whole bunch of other repairs....
They will ignore all calls and emails the only way to get a response is to attend their office which is a like a scene from the walking dead a bunch of brain dead zombies sitting chatting away while the phones ring and ring.
So please save yourself the drama and don't rent with this company! They good reviews you see are posted after they pressure tenants and property owners.

Our property manager was absolutely useless when it came to any enquiries and I'm surprised Braemore hires such incompetent staff. They also don't ask permission to enter your property when you're not present, recently I came home to a stranger in my kitchen. When handing in our notice to the property manager he also had the cheek to say “No point in complaining since no one will listen”.

Plus I'd like to point out this agency charges fees for providing a reference when moving properties. Honestly completely unacceptable and I would search for another agency if you are looking to move.

Would give zero stars if I could. Terrible experience over a 5 year period. Took ages to chase the return of the deposit as well.

Excellent service from Alex McKinlay and Donna Reape though they were dealing with owners who live abroad and were unable to visit Scotland due to the pandemic conditions. Both were easy to talk to and very efficient and always provided sound advice.
This was in sharp contrast to the dealings we have had with the lettings side of Braemore over recent years. There was no problem with finding tenants; it was in the day to day management that things took a turn for the worse, probably due to the rapid turnover of property agents. Indeed if we had retained the property we would have considered finding a different agency.

I've come to Braemore by accident as my original agency was bought up by Braemore. And that's when the trouble started....
Information is only sporadically passed on. It's impossible to get hold of someone via phone. Emails are not answered, even when there are pressing issues. And then you get a possibly faked email saying that they have been trying to get in touch for the past three months...
I've now moved away from Braemore and am still waiting for the final invoice from two months ago.
This is absolutely disgraceful and unacceptable!

When tenants left they were charging for cleaning and repairs which were not being carried out.
Check in reports were wrong and inaccurate. There was no apology etc!!
Shocking service. Since leaving Braemore as a landlord
I have found another company and have been provided with a better service.
Gary Ward is a total joke and is useless...
They are a bunch of crooks!!

As a landlord, I used Braemore as my letting agent for several years. I then used them for sales when it came to selling the property.
All in all, Braemore provided a good service which met my needs, although I was not blown away by their attention to detail.
At times there was a lack of communication between people internally at Braemore, particularly between departments - quite often I had to explain to person X that I'd already resolved some issue while in contact with person Y - there was more confusion than there should have been. Perhaps their internal systems could be more streamlined and centralised so that everyone leaves notes on the same file, and there is a chronological record of everything relevant to the property. At times, as a landlord, the company's desire to make more money shone through a little too brightly.
The people were friendly, however, and I would consider using Braemore again in future.

My partner and I are currently securing a lease with Braemore and have thus far found the whole process to be simple and friendly.
I enquired about the property and within 24 hours, had two possible viewing dates. I met Paul Davis on site and was welcomed in a both professional and friendly manner. Paul expressed a good knowledge on the property and a willingness to work together to achieve a move-in date suitable to both parties.
Within 24 hours of enquiring, I had viewed the flat, arranged a move-in date and payed a holding deposit on a property I felt very confident in. As this is my first time renting, the efficiency and professionalism made the process stress free.

From the first day we met Donna, until the day we moved out of our property and even after, she has been so polite, professional, helpful above and beyond any service, so thank you very much Donna we really appreciate all you done. I understand that he is limited in what he is able to do to help, but he was very dismissive and quite patronising.

Not forgetting Shawn Wood, from Waterman legal who acted as solicitor for the sale.
To set up viewing, selling and finalise the paperwork during this pandemic must have been particularly frustrating for all involved, and I can honestly state that this sale could not have gone smoother.

Braemore are committed to providing a professional service to all our landlords and tenants. When something goes wrong, we need you to tell us about it. This will help us to improve our standards. If you have a complaint, please put it in writing, including as much detail as possible. If you have a complaint about our service, or about the service of a contractor or third party who we have instructed to provide goods or services in relation to a property owned by or occupied by you, please write down the details of your complaint and send it to: Braemore, Orchard Brae House, Level 2, 30 Queensferry Road, Edinburgh, EH4 2HS or email:- info@braemore.co.uk, alternatively you can: Fill in a complaints form Braemore will respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter). What will happen next? We will send you an email acknowledging receipt of your complaint within 3 working days of receiving it. We will then investigate your complaint. This will normally be dealt with by the line manager who will review your file and speak to the member of staff who dealt with you. A formal written email outcome of our investigation will be sent to you within 15 working days of sending the acknowledgment email. If at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
