Echoing the other negative reviews here, I have had a nightmare experience with Portico.
As others have said, they ignore emails, phone calls and voicemails. I had to *tweet* them before I could get a response, after months of attempts.
They ignored me for so long while trying to get answers from them about renewing my lease that it was too late to change my mind when they tried to charge me, my housemates and incoming tenants £1200 for the enormous hassle of changing names on a lease.
They subsequently lied to me about deadlines, referencing requirements and fees, as well as their own processes! In addition, they rejected the replacement tenants I found for incorrect reasons, and then turned around and said I was delaying the process.
When I complained, they went to the landlord and served me two month's notice to leave. That would be absolutely fine, except we have no option to leave before this - meaning the two tenants who were attempting to move out are now stuck paying rent for two additional months.
Cannot advise more strongly against entering into any kind of contract with Portico.

Out of all the incompetent estate agents I've dealt with and, of course, there have been many, Portico have been the absolute worst. Their policy seems to be to ignore every phone call and email, making it impossible to get hold of them. Hence why a simple problem with the shower, for example, takes weeks to resolve. I once only heard back from one of the agents because I threatened to file an official complaint. We were excellent tenants who always paid in full and on time. Then when we moved out after nearly three years Portico had the audacity to try to charge us for problems that were already in the flat when we moved in and non-existent cracks in the bathroom tiles. Luckily my friend told me about the Tenancy Deposit Scheme, which is a free service that deals with deposit disputes between tenants and landlords. It took FIVE months after we moved out to sort out our deposit but TDS managed to salvage a much better figure than proposed by Portico. So for anyone dealing with rogue landlords / agents I would definitely recommend their services. And for anyone buying, renting, letting or selling, I would recommend you avoid Portico like the plague.

We seem to have had nothing but problems and stress since agreeing to rent a flat with Portico Bethnal Green agents Chris Price and Will Purkiss. Service with regards to processing of lettings documents, moving in and resolution of on-going problems has been extremely inefficient, time-consuming and frustrating. When we call Chris and Will we are promised progress, but there is never any follow-up, so that problems such as broken kitchen applicances, missing blinds, faulty wardrobes etc.. etc.. remain unresolved after nearly 8 weeks as tenants and literally dozens of phone calls. Most frustratingly internal co-ordination between the lettings office in Bethnal Green and the property manager, Alexia Christodoulou in Camden, appears not to function at all. When she fails (as she has done consistently) to respond to our emails and calls about unresolved problems, Chris and Will tell us they cannot do anything to help because they only have the same means of contacting her as us!

We've been dealing with them as tenants for a few years now, and and I've never come across such an incompetent, unreasonable and frankly useless agency. Repairs take ages to complete, or are not done at all (it's been a year now since we've been waiting for a repair in our bathroom). We've even lost money because of a boiler issue that took very long to fix. They charge insane £180 each year for renewing a tenancy.

Also, funnily enough they wanted to charge us a £130 fee for not cleaning the property properly when the cleaners we used are the ones they recommended HA They will be very smiley and will be thrilled to take your money, but after that do not expect any help or professionalism from their side.

(which they did) Another member of staff Joanne, was my immediate contact and she really impressed me with her tenacity and her great attention to detail, she often 'thought outside the box' to resolve any issues which arose. Every member of staff I spoke to on the phone was very professional at all times I would definitely not hesitate in recommending Portico as agents to sell your property!

Horrendous communication for one, with no prior communications for viewings, no decency to call before hand of the inventory check out. 5 weeks after check out we have not had our deposit back and still no communication with these idiots. Now I've escalated the disgusting behaviour to the regional manager who seems to operate in the same way - useless. I would advise all landlords to stay away and all tenants to think twice before choosing to rent in a property managed by Portico Bethnal Green, or anywhere in East London by the looks of it.

After we decided we wanted to make an offer on it, George explained every bit of the process with accuracy and helped with all the necessary paperwork, reviewing our documents and the entire tenancy agreement. We were introduced to the landlord very quickly and everything worked well in the communication between both parts. We will definitely ask for George's and Spencers Properties services again when we need them and we recommend them.

What agent could do to change your mind?
They are not exactly cheap. Although there are probably more expensive agents out there, with this one you can ask how much you want, you'll only know how much you actually have to pay when it's already too late to change your mind.

The agency is extremely unorganised and it is impossible to get correct information in time. As a tenant I've had to deal with them multiple times in the past and my experience has been bad throughout. I feel the referencing fee per person if very high, this is no reflection on the agent. Just a comparison to other Agencies I have used previously.

Paul has been a very courteous person to deal with.
I had my eye on this particular flat and given the pictures and location had gotten a sense for it in advance and fully felt this was a good fit. Paul was arranging viewings 3 month ahead of the lease ending and as I didn't want to lose this apartment I was contacting him daily to ensure that he had not yet released the property for viewing. Paul faced some challenges withthe existing tenants not being responsive for request to view and kept me up to date.
Due to my strong interest Paul ensured I had priority viewing and helped me to secure the property with my deposit.
Throughout the process he has been competent, courteous, professional and has helped with all my queries.
