Worst lettings agents I have ever come across in my life. Dishonest and inefficient in the extreme. I have been through the rental process recently at this agency and I am really shocked that they haven't been shut down by the lettings agency governing bodies. They do not follow basic moral codes of conduct. They told me during a viewing and offer stage that I could move into the place within a matter of days, pending good references. After I passed references, I was informed by the property manager Eleanor McGregory that Darren and Ellie provided the wrong information, and the earliest I could move in would be exactly 2 week's from my viewing date. That was the first time I've seen a lettings agent lie about property availability, despite them advertising it themselves. They claim that you can make payments online but their link does not work. When I asked Jo about this, she told me there were no issues as it worked fine for everyone else. I was yet again shocked at the dishonesty and inability to acknowledge that they were at fault. My experience with Eleanor McGregory has been nothing short of a nightmare. She kept forcing me to pay the first month rent and deposit without me even seeing the contract first. This was also the first time I've seen any lettings agent in the UK ask for payment before you sign the contract. I am quite sure this violates the Property Ombudsman's Code of Conduct, and I will report Julie Twist to the Property Ombudsman. All tenants are entitled to consult legal professionals for their Agreement. This is also stated on the Tenancy Agreement itself, so I am surprised that Julie Twist tries to bypass its own contract. I confirmed that I could hang paintings on the walls at the pre-offer stage with Ellie Machon, but the contract stated I needed landlord's permission for this. When I showed Eleanor McGregory that I already had this confirmation, she tried to gaslight me by saying I misinterpreted the email communication. If you have managed to read this far, I can only re-iterate that you avoid this agency completely. I cannot verbalise the sheer distress that they have caused me with their consistent gaslighting and dishonest behaviour. I am confident that all positive reviews on Google are from bots/marketing companies, because if I read the negative reviews, those are more in line with how this company behaves with clients.

Feb 14, 2023I’m disheartened to see this review, as we are still in conversation, and all queries you have sent over to Eleanor Gregory have been answered/arrange for you. The property you have applied for was listed as ‘available now’, which was the case. The owners currently do not have a tenant in place. Your requested move in date was the 10th February. You completed the reservation form on the 4th February and references passed on the 8th, Eleanor contacted you that same day to inform you that the move in date would need to be moved to the 16th. This decision is completely out of Julie Twist Properties control and was at the request of the owner, the reason for this has been explained to you. Your reservation form clearly states that Several factors can adjust this move in date, and that this is strictly a proposed move in date. In regard to the payment link, we have not been notified by any other client that there is an error, Eleanor is more than happy to assist you with this. At no point have Julie Twist Properties forced you to make payment, a copy of the AST was sent to you on the morning of the 9th for your perusal, later that day a formal copy was sent to you along with our standard move in template detailing the move in process which includes payment information. In order to not delay the move in date any further Eleanor sent a follow up email explaining that in order for Julie Twist Properties to release keys on the 16th we must have cleared funds. In regard to the wall hangings, the contract does state that the tenant is not to affix any items to the walls of the premises with the landlords prior written consent which has since been granted. It may be helpful to report your experience to the relevant governing bodies as you’ve mentioned. I would like to end my response by saying that we are extremely proud to be one of the highest rated agents in the area and that are reviews are completely honest and genuine. We always strive to provide the best service we can.

Feb 20, 2023You claim to be one of the "highest rated agents in the area" and yet you failed to perform an accurate and professional inventory. The property which you delivered to me does not meet the professional cleaning standards which you judge tenants by when they check out. If I left the apartment in that condition, you would have deducted significant cleaning fees from my deposit. There was pet hair in all the upholstery of the living room and the flooring was very dirty with crumbs and pet hair. I have been unable to sit in my own living room because your agency, along with your "vetted" landlords deflect basic moral responsibilities to provide sanitary properties. Neither you nor Eleanor has managed to resolve the unsanitary state of the apartment since I reported it 4 days ago. It was yours and the landlord's responsibility to ensure it was habitable when I checked in but neither of you have been able to do something so simple as to send a cleaner to fix it. I stand by my initial review and I noticed that my review on Google was removed by your "honest and genuine" agency.

Finding a new place to live can be stressful but this experience ended up being the complete opposite and was the smoothest and most comfortable move I've had to date.

AVOID AT ALL COSTS! I recently had an offer accepted for a property listed with Julie Twist Properties. The entire process was slow due to issues pertaining to the property's lease agreement and maintenance work which was scheduled to take place although all information was provided swiftly by myself and my solicitor and we were continually left waiting weeks for further information from the seller's side.
Towards the end of the process, I was threatened that the property would be re-listed if progress was not made swiftly despite all delays coming from the seller's side. I was then, out of the blue, asked what furniture etc I would like to keep from within the property, implying that these issues had been or were very close to being resolved and that we would be completing very soon. Just days later, I was told that the property had now been relisted and the seller would be remarketing at a higher price unless I'd be willing to increase my ALREADY ACCEPTED offer by roughly 15%. Obviously, I was not willing to do this and I have been advised that properties should NOT be relisted once searches and solicitors fees etc have already been paid. Despite this, Julie Twist and the seller moved ahead with this and decided to move forward with a new buyer.
I have lost seven months of my time trying to get this purchase through and been left with considerable fees from solicitors and mortgage brokers due to Julie Twist and the seller pulling the plug on this at the final hurdle. Again, I have been advised that I am entitled to ALL my fees being covered by the seller or estate agent as the sale was cancelled so shortly before completion and through no fault of my own yet both parties have gone extremely quiet since accepting the alternate offer.
Unless you're looking to waste huge amounts of time and your hard-earned money, I'd suggest using a more reputable estate agent. After my experience, I believe that applies to almost every other estate agent out there.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Handling Procedures
1. Any complaints to be dealt with under this procedure should be in writing.
2. The Office Manager or Director of the company is responsible for the particular branch will initially deal with the complaint.
3. Your complaint will be acknowledged within 3 working days of receiving the initial complaint.
4. You complaint will then be fully investigated and a detailed written response will be made.
5. If you are not satisfied with the outcome of our initial investigation, your complaint will be reviewed by a Julie Twist the Managing Director either by e mail to Julie@julietwist.com or by post to 237-239 Deansgate, Manchester M3 4EN and a detailed response will be made including our final view point.
6. In the event that the final view point still fails to satisfy your complaint, you have the option to refer the matter to the Ombudsman for Estate Agents within 6 months of the final viewpoint letter.
