We have had nothing but trouble with this agent since we moved in. We have only been there 6 months. They initially told us all repairs would be done before our move-in date, they weren't. We then had to have a lot of back and forth to arrange for repairs to be done that had already been agreed to. Now we have been trying to contact our landlord through these agents for over 2 months with no reply from the landlord regarding a repair. Leaving us waiting for 2 months stating that there is nothing they can do as they cant get in contact with the landlord. You would think with the excessive fees paid to move in the service should be better. It should not be our problem the landlord is not contactable.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Almost three times the industry average for a change of name on the contract - £360?! That is the cost of a whole new tenancy. Do not expect anything but deceit and inaction as soon as you've signed the contract! Any works required prior to moving in which the fee apparently covers will not be completed.

The agency is only good at signing contracts. We had some issues with the flat, which took 3 times as long to fix as you would normally expect. Start taking care of your existing customers. Stop charging fees that barely anyone else does (e.g. referencing once moved out of the property).
