Renting with Richard Kendall was an awful experience.
As a first timer renting an actual property, Richard Kendall did a terrible job at making it a smooth process. The biggest issue I had was the lack of communication between myself and the Horbury office. When I tried to request an earlier move out date, I was told completely different information by members of the team that added to the pressure and stress of moving house.
Basic communication such as calling the Horbury office to get an alarm battery fixed or move our payment date was tedious and took time out of my busy schedule.
We was forcefully moved in to the property early just before Christmas 2020 (Wonderful time to rush us into a property lol) and lied to, that apparently the property had "People interested in it". We moved in with the idea from Richard Kendall that we was going to be renting the property for longer then we actually did. Fair enough the landlord wanted to sell the property but Richard Kendall should have notified us of this before we signed the contract. Again, another communication error from the team at the Horbury office. Not only did I find out we had to vacate the property in 6 months but I was pitched to on the same phone call asking if I'd like to buy the property which was even more degrading.
We have raised our concerns over the terrible service and communication but nothing improved.
A few week's prior to leaving, a member came to take pictures of the property the was renting and they had no idea we was moving out.
If you're looking to rent from Richard Kendall, I strongly advice you look elsewhere and save you time, money and stress dealing with the unprofessionalism. They're helpful in the beginning but once you sign the tenancy agreement it's a whole different experience.
I rented a HMO studio apartment from a different agency prior to renting with RK and in comparison, the quality of service here is awful.
The only redeeming quality is the house we rented was nice and when we did raise our issues with one of the members (Lucy, I think her name was) She actually cared about our experience.

I have rented out a property with these agents for the past few years and they have been wonderful the whole way through. The staff are very friendly, supportive and professional. I would recommend them to anyone. They kept up with the six monthly checks and kept me up to date of any problems that may have occurred. Excellent service from start to finish. Mandy driver was the letting agent I had been appointed to help me market my flat. She was excellent in keeping me in the loop for prospective tenants and advised me what was required regarding regulatory documents. Nothing was too much trouble overall and I have to say it was a very smooth process from start to finish. This is why I use Richard Kendall as a landlord to find me a good reliable tennant. Nothing is too much trouble. They put me in touch with a decorator who gave me a very competitive quote to paint my flat.

Amy did not pass any of our worries or extra photos at the time of check in and now Richard Kendall are trying to charge us for damage and issues that were already there although we have evidence to contradict them.
She's unhelpful and honestly throughout our tenancy all she did was write snarky emails and was not any help at all.
Jessica did a great job at checkout however what she failed to assess was the prior move in pictures at the start of our tenancy. She has then gone on to lie and bend the truth about the issues at the property and has made up false information to TDS. She promised our rent back which we had to chase for 3 weeks and still yet to get our undisputed deposit back and it's been a month. AVOID AVOID AVOID

Complaints Procedure
We are committed to providing you with the highest level of service possible, but sometimes, things can go wrong. By letting us know when you have a problem, we can work with you to understand what’s happened and put it right. This easy-to-use guide tells you how to make us aware of your views so that we can address any concerns you may have, quickly and professionally.
The first thing you need to do is contact us and let us know what part of our service you are unhappy with. You can report your concerns to us by phone, in writing by post, or you can send us an email.
We will aim to resolve any issues immediately, however if this is not possible, your concerns will then be escalated to a manager, who will investigate the matter.

When we receive your complaint, we will:
• Send you a written acknowledgement within three working days which will outline who is responsible for investigating the issues raised.
• Collate as much information as possible and liaise with the various departments involved to establish all the facts.
• Send a detailed response within fifteen working days, informing you of the outcome and ask if the suggested resolution is satisfactory. If we need more time to resolve your concerns however, you will receive a written explanation for the delay.
All complaints are kept confidential and will be dealt with in a fair and unbiased way. If we do not hear from you within eight weeks of our response, we will assume the matter has been resolved and the complaint will
be closed.
Should you have concerns in the meantime however, please contact the member of staff whose name appears on the letter of acknowledgement.
After receiving our response, if you feel your complaint has not been fully addressed, please let us know and we will aim to resolve the matter for you. Your concerns will be acknowledged within three
working days of receipt and your complaint will be passed to an alternative, more senior member of staff for consideration. Where possible, a final response will then be issued
within fifteen working days. If we are unable to respond to you within this timescale, we will contact you to let you know when we anticipate a resolution, and inform
you of your right to appeal to a third party.
If you are still not satisfied with the outcome, we would advise that you contact our independent redress scheme.
As a Propertymark Protected agent, if you feel your complaint has not been satisfactorily dealt with by ourselves and the redress scheme, you can send your complaint to Propertymark. Go to the Propertymarkwebsite to download a complaint form.
Propertymark investigates complaints
against members where there is evidence the agent has breached Conduct and Membership Rules. Examples of this include, but are not limited to, misuse of client
money, failure to uphold high standards of ethical and professional practice, and failure to answer correspondence.
