Comments on Agent Fees
Fees were high and the service was awful for the money paid

Again ... as with so many of these reviews where do I start? We started our tenancy 2 years ago with haybrook as the letting agent and from the word go they were atrocious. They continued to ask for documents that had been sent multiple times, missed and "lost" payments and documents - despite having a joint tenancy where two seperate agreements were signed they continued to argue that they only had record of one and details for the second tenant- even though we had a copy of EACH of the TWO agreements They sent viewings round to the address continually without notice I have no bought a property but refused to even view any houses with haybrook The staff were often rude and un helpful and wanted nothing to do with us once money was handed over - we went through a whole winter with no heating in the property They sent cleaners round and took it from the deposit with out our agreement and took our post whilst doing so When returning my key they had failed to tell us of their change of address Between them and our landlord the whole process was disgusting and they were both absolutely awful and provided alot of stress Oh Yes! and TWICE we had a letter through the door asking if we would consider renting the property with haybrook although they were already letting the property... I could go on and on and on but just want to second all the bad reviews I know people will still use them as often there is no choice if they are letting the property that you want but just be warned!

This is going to be a long one but PLEASE READ if you are considering renting. Where do we start... We viewed the property with Anton, loved it. Anton assured us that the carpets would be professionally cleaned and banisters would be put up on the stairs as we have small children. This being assured to us we secured the property the same day. We then proceeded with making sure all our documentation was scanned and sent to the office within the 48 hours. (We were moving from over 150 miles away) There was a 4 week wait until we could move in to the property because we had job ties etc. After sending the documentation in things went very quiet. My partner made a number of calls and also sent emails to Haybrook regarding our application. We never got a response back from them. When my partner did eventually get through to them, Sharon and Anton spoke with nothing but attitude to him. Their customer service is atrocious. We stated that we would like a second viewing and we were told that we did not have to have a second viewing and that people normally measure up curtains/windows etc on their first viewing?! (Really???) Fed up with their blatant rudeness we spoke to the main company, Spicerhaart and said we were unhappy with the way things were going. We had no clue where our application was and Sharon or Anton were always "busy" whenever we rang. The lady we spoke to at spicerhaart was lovely and very helpful. She rang Campo Lane to find out where our application was at and she got back to us within the hour. They had told her that they were just waiting on our character references and that everything was all okay otherwise. Great, we thought. Wrongggg. Cue two days before the 150 mile move to Barnsley and we get a text from Jordan saying that our employment reference emails weren't working, nor had the guarantor signed a very vital form (not our fault) and numerous other things weren't completed. We rang Jordan to find that numerous things hadn't been completed and that he was 80% sure the move would still be going ahead on the Friday. 80%!? Brilliant.... Cue myself and my partner stressing around trying to get everything sorted. Character reference emails werent even sent by Jordan until the day before we were due to move. LUCKILY we have a very understanding family and set of friends who would've bent over backwards to get us into this property as they knew how much stress we were already under from moving so far away.
I had been previously letting and no reference was sent to my previous landlord for them to complete.... turns out Haybrook put on our contract that I was living with my partner at his parents address...less work for them I guess!! So cue moving day (14th) Bearing in mind we are moving 150 miles away so traffic on the motorway was always going to be an issue. We were due to get the keys at 230pm. We ended up collecting them at about 430pm. During this time Anton had spoken to my partner like something on the bottom of his shoe about us being late and was generally rude and unhelpful in an already really stressful situation for us. By the time we got to the office we just wanted the keys so signed everything and off we went.
Now to check the inventory which was supposedly carried out by Katie Woodhead 2 days before the moving in date. In that time.... a thermostat had miraculously moved rooms, numerous inventory items had been taken away and the cooker/general kitchen was disgustingly dirty. No banisters had been put up and neither had the carpets been professionally cleaned so the property still stunk of cigerettes. The extractor fan was literally clouded with grease, the microwave had crumbs in it, the porch had offcuts of carpet covering glass, the post was a mountain at the doorway, plug sockets were hanging off the wall, the thermostat was also hanging out the wall, no carpet strips on doorways.. the list is endless!! Not only that, the electric and gas readings were from when the previous tenants had moved out.... not knowing this we thought we had used in excess of 100 units of electric in two days!! What a ridiculous system to have. We only clarified what had happened when we rang them.
This has been the most stressful move EVER. Haybrook are cheap for a reason.. please please spend the extra money and go for someone else. We are still trying to rectify issues. We have met the landlord and he's lovely and very helpful. We have come to the conclusion that we are really not the only unlucky ones... word of mouth is a powerful thing and speaking to a number of people we have found that we are not the only ones to have beared the brunt of Haybrook's terrible customer service and property management .Sort your attitudes out! Spicerhaart will be receiving a complaint shortly.

What agent could do to change your mind?
They should have actually done what I had stated I wanted when we first met. It\'s all nice and polite until they know they need to get money from you. They need to earn the money, not just do anything necessary to take it away from you. Stop intimidating the people that pay your wages.

Where do I begin? I was contacted by Haybrook after advertising my flat on a local website (as I wanted to manage the property myself). After having no luck online I agreed to Haybrook advertising the property for me in a let-only agreement. As they were the first estate agents I had dealt with I was not aware of the shocking price they were going to charge me for the tenant finders fee. However I proceeded with them, along with other estate agents who were willing to charge me much less. I had agreed my rent price with Haybrook, I had specified that I wanted to meet the tenant before agreeing to let to them, and I had specified that I would be willing to buy a washing machine if necessary for the flat at a small increase to the rent. After waiting weeks with no luck, my luck got worse when Haybrook were the first to find a tenant. They told me a tenant was ready to move in immediately and that he would pay £30 less than my asking price for rent but I need to agree now otherwise we'd lose him. I hastily agreed as I was losing more money with no tenant. I received no further information until I myself had to phone twice before anyone would give me any answers. It turns out that Haybrook had promised the tenant a washing machine will be provided free of charge! When I asked for the tenant's phone number and further details as to why Haybrook were lying to get my property rented at further cost to me, I was ignored. When I asked if I could meet the tenant before he moves in, they said that he lived too far away to meet before the move in day. However, when I asked about reducing the tenant finders fee, as this amount was now more than the rent itself, I immediately received a phone call from the manager where she proceeded to tell me off like a small child and intimidate me until I agreed that the fee was fixed (even though in the contract it said that it would vary depending on the rent achieved). She also said that I had stated that I would provide the washing machine free of charge and that I was now lying! I had to then email and state that I was unhappy to proceed until my queries were cleared. This finally got the ball rolling, I got the tenant's phone number and after speaking to him I found out that they had also lied about him living in another city, he actually lived not too long a walk away from the flat itself. Eventually I had to give up and take on the tenant which meant losing a great deal of money because Haybrook couldn't do their job properly. You win, Haybrook. You win.

I engaged Haybrook to let one of my rental properties in November 2013 on the back of some fairly bold claims about their ability to market the property - from Anton, who I have never heard from again. Ordinarily I would not make the time to write a review but I am so appalled by the lack of service I feel compelled to share this. The headlines:- - The property was on the market for 3 weeks without photo's even though Haybrook had been round to take them when we engaged them. I e-mailed twice to advise of this and received no response. - It was only after calling and threatening to move the property to another agent, hat the photos were finally uploaded. - To test Haybrooks response I twice requested a viewing (as a potential tenant) via the Haybrook Website, I received no response at any time. Anton being the contact. - Having received no response I called the branch and spoke to Rebecca and advised of the situation. She was full of apologies and said this would become her main priority. 2 weeks later with no communication from Haybrook on any level. During this time I had made 4 un-returned phone calls to Rebecca (The Haybrook call centre advised me each time I called that they had sent Rebecca an e-mail asking her to call me). Upon speaking with her today (06/01) she advised she had received no messages to call me ( I don't believe this) and offered no apology whatsoever. Based on this personal experience I would not use no recommend Haybrook to anyone.

What agent could do to change your mind?
All they care about is getting their money, awful agent

We moved into a property that was marketed and contracts drawn up by Haybrook, when we got the keys we found that the property was filthy, Haybrook promised us it would be professionally cleaned. After a few weeks living at the house we found that it had rats, there were no window keys, no smoke alarms, the electrics sparked when it rained and the shower leaked through the roof to downstairs. Haybrook turned round to us and said it is let only so they want nothing to do with the property. We had a plumber come round who then told us the gas was extremely dangerous and should be switched off which left us with no hot water or heating. Haybrook knew there was an immediate error on the gas safety certificate but they still let us sign the contract and use gas at the property even though It was unsafe. AVOID THIS AGENT AT ALL COSTS!
